Last week I was unable to publish my weekly update on the mortgage industry. For those of you that enjoy the updates, I do apologize! With the holidays here, please understand that the next couple weeks will be hectic and I will try to publish as much as I can.

Over the past 2 weeks, Charlotte mortgage rates have remained fairly flat. We have seen minor adjustments, but overall rates have stayed within 1/8th of the rates from a month ago. I feel like I missed something and that's not a good thing.
Last I knew the bad bill that we all feared had been modified to remove the wording that would eliminate YSP. Yet I get this email alert from NAMB stating that we need to oppose this bill from Sen. Dodd because it will eliminate YSP.
Did this get slipped back in?

So one of the questions asked of me lately is "what does it all mean?" How will the rate pricing change the industry? Will things slow down more? Is this the end of business as we know it? Are pigs growing wings as we speak?
Ok.. so I added the last one myself...
With Fannie and Freddie making the changes they have to mortgage rate pricing, this does mean change. But not always for the worse. So here we are in one of the craziest periods of time in the mortgage industry. Every day something else changes... lenders have closed shops, mortgage programs are morphing every day and now rate pricing changes... how does one keep up?
Surprisingly, there are a large number of mortgage loan officers out there that can't keep up. Remember, they got in this business in the past couple years and got into the habit of "cherry picking." A few weeks back I reported that Fannie Mae and Freddie Mac would be making changes to the way mortgage loans would be priced. As of today, that has finally become a reality.
Effective today, majority (if not all) of the major mortgage lenders have modified their pricing models to include additional pricing add-ons for those with credit scores under 680 and loan to value ratios above 70%. In laymen's terms, that means if you are not putting down 30% on a home purchase and a credit score above 680, your mortgage interest rate will be higher.

mortgage: Sending to Multiple Lenders? Is it still smart? - 12/10/07 10:44 PM
One thing to keep in mind in "today's market" is that by sending clients to 3-4 lenders, they get into a "rate shopping game." This was never a problem before, but with the new changes to loan pricing by credit score models, today that may not be the best advice. A lender can no longer offer a rate based on what they think the buyer might qualify for. A 10 point difference in score could mean a 1/2 point difference in rate! So lenders now need to do a real pre-approval... credit, income and more.
