nc: Steam, Motivation or Thoughts - 05/04/08 08:22 AM
As an Active Rain member that blogged virtually everyday for months, over the past couple months I must admit I have posted very little to the community. I can come up with all the excuses... lack of time, got busy, other things to do.. but when I sit back and ask myself what happened, I have to decide between a lack of steam, motivation or thoughts.
Personally, I think it is more the lack of steam than anything else. Not to use it as an excuse, but I have been very busy helping people get ready to buy a home in Charlotte, … (4 comments)

nc: Newspaper Ads? What is that? - 03/10/08 01:21 AM
A few years ago, one look at the Charlotte Observer's classified ads and you would think that everyone in Charlotte was selling their home! It would take multiple pages to hold all the homes for sale.
But today, I just noticed something. The Observer's real estate classified ads section is very small. So small in fact that they have had to sell a "special insert" to one of the largest companies selling real estate in Charlotte in order to appear to still offer real estate ads!
So why the decline?
Well it is certainly not due to a lack of homes for sale. Charlotte … (8 comments)

nc: A great Compliment - 03/09/08 11:48 PM
There comes a time in everyone's career when you get this compliment. If you have been on the receiving end, you will know what I am talking about. If you have yet to experience it, keep plugging along and one day you will.
We all know some of the more well known competition in our areas. As a mortgage professional, there are names you see more often than others. After a while you begin to understand that the reason you see their name is because they are trusted and knowledgable. Afterall, who would recommend you if they did not trust you, your … (5 comments)

nc: The Return of Traditional Underwriting - 03/04/08 05:32 AM
Traditional Underwriting has Returned.
Even in an FHA mortgage loan, lenders are really looking at loan applications in a traditional sense. They want good credit, solid assets and a compelling reason to say yes. Above all, credit history is the most influential component for an approval.
Long known for the manual underwriting flexibility of the FHA mortgage program, many underwriters and lenders are getting tougher on mortgage applicant's credit. Recently, a man with 7 years on the job, 16 months worth of reserve savings (that's a balance in savings that is 16 times the monthly mortgage payment), low debt to income ratios (meaning … (2 comments)

nc: Why underwriting is tighter - 02/20/08 12:58 AM
Have you noticed lately that loans are a bit tougher to close today? It seems that things we used to be able to get around are now road blocks. I have been asked why this is, and without giving the obvious "its the market" answer, I dug a bit deeper to help people understand what is happening.
What many people do not realize is that there is a great deal of pressure and the responsibility placed on underwriters to make sure the loans they approve do not default. Take FHA underwriters for example.
FHA underwriters must go through training to be qualified and approved … (8 comments)

nc: Weddington Manners - 01/23/08 11:55 PM
Today on my way in to work, I had to take a more scenic route. I am glad I did, as I was exposed to something I normally would not see in "rush hour" morning traffic.
Weddington, NC is a quiet town just outside of Charlotte, NC in Union county. It is one of the fastest growing areas and is attracting many affluent people. The charm of the town and the rural feeling really add to the experience there. One of the smaller drawbacks is the main road in and out. Hwy 16 is a simple 2 lane road which gets very … (1 comments)

nc: Security Violation - 01/16/08 05:15 AM

As a mortgage professional, I go out of my way to take care of my clients. When it comes to their security and their privacy, I leave nothing to chance. So when I recently visited a local Realtor's website and looked around their website, I was shocked at what I found.
The Realtor offered a pre-approval form on their website, but it was not secured in any way! As a matter of fact, the agent's website is a "template" style site hosted by one of the larger real estate focused website companies!

Character is what you have left when you've lost everything you can lose.  - Evan Esar
So I joined in October of last year and quickly was able to get up well over 38,000 points, coming up to 40,000 soon. At first, it was all about getting as many points as possible, as the competitive nature came out. But after a while I began to notice a pretty cool phenomenon...
My posts were being noticed by Google, and even more important, by people. And getting noticed on Localism was becoming more of a focus for me as this is where the general public … (55 comments)
