real estate: Newspaper Ads? What is that? - 03/10/08 01:21 AM
A few years ago, one look at the Charlotte Observer's classified ads and you would think that everyone in Charlotte was selling their home! It would take multiple pages to hold all the homes for sale.
But today, I just noticed something. The Observer's real estate classified ads section is very small. So small in fact that they have had to sell a "special insert" to one of the largest companies selling real estate in Charlotte in order to appear to still offer real estate ads!
So why the decline?
Well it is certainly not due to a lack of homes for sale. Charlotte … (8 comments)

real estate: The Return of Traditional Underwriting - 03/04/08 05:32 AM
Traditional Underwriting has Returned.
Even in an FHA mortgage loan, lenders are really looking at loan applications in a traditional sense. They want good credit, solid assets and a compelling reason to say yes. Above all, credit history is the most influential component for an approval.
Long known for the manual underwriting flexibility of the FHA mortgage program, many underwriters and lenders are getting tougher on mortgage applicant's credit. Recently, a man with 7 years on the job, 16 months worth of reserve savings (that's a balance in savings that is 16 times the monthly mortgage payment), low debt to income ratios (meaning … (2 comments)

real estate: Why underwriting is tighter - 02/20/08 12:58 AM
Have you noticed lately that loans are a bit tougher to close today? It seems that things we used to be able to get around are now road blocks. I have been asked why this is, and without giving the obvious "its the market" answer, I dug a bit deeper to help people understand what is happening.
What many people do not realize is that there is a great deal of pressure and the responsibility placed on underwriters to make sure the loans they approve do not default. Take FHA underwriters for example.
FHA underwriters must go through training to be qualified and approved … (8 comments)

real estate: You call that news??? - 02/13/08 07:28 AM
Good grief!
The news media never ceases to amaze me!
Folks, if you think you are getting any real news when you tune in, please think again. In a recent article I posted at EdNailor.com, I discussed how the news media is using misleading headlines in order to sell ad time. The evidence I witnessed last night was overwhelming!
It is sad that today our news media is more focused on headlines that keep you glued, than on actual facts and real stories. So many reports are now laced with conjectures, assumptions, and what-ifs. And then there is the blatant misleading of the general … (3 comments)

real estate: And if Buyers don't want to buy.... - 01/30/08 09:23 AM
If the fans don't wanna come out to the ballpark, no one can stop 'em.  - Yogi Berra
"and if Buyers don't wanna buy...well, that's just silly!" - Ed Nailor
What an amazing time we are in! The market is ripe for the taking and the entry fee is lower than it's been in years! Such opportunity awaits... it would be foolish to sit on the sidelines waiting to see what happens next.
What am I talking about?
Now is THE time to buy!

real estate: Weddington Manners - 01/23/08 11:55 PM
Today on my way in to work, I had to take a more scenic route. I am glad I did, as I was exposed to something I normally would not see in "rush hour" morning traffic.
Weddington, NC is a quiet town just outside of Charlotte, NC in Union county. It is one of the fastest growing areas and is attracting many affluent people. The charm of the town and the rural feeling really add to the experience there. One of the smaller drawbacks is the main road in and out. Hwy 16 is a simple 2 lane road which gets very … (1 comments)

real estate: Not so sexy topic: PMI - 01/17/08 02:30 AM
For most people, private mortgage insurance is the only way they will be able to buy a home or refinance their existing mortgage! So with something so critical to this process, maybe we should discuss it a bit, don't you think?
PMI is short for Private Mortgage Insurance. This is an insurance policy that protects the lender in case of default of the borrower. The idea is that if a home owner loses their home to foreclosure due to lack of repayment, the bank will only get a portion of the money they lent back when the home is sold. Private mortgage … (1 comments)

real estate: Security Violation - 01/16/08 05:15 AM

As a mortgage professional, I go out of my way to take care of my clients. When it comes to their security and their privacy, I leave nothing to chance. So when I recently visited a local Realtor's website and looked around their website, I was shocked at what I found.
The Realtor offered a pre-approval form on their website, but it was not secured in any way! As a matter of fact, the agent's website is a "template" style site hosted by one of the larger real estate focused website companies!

real estate: Chickens and Pigs / Real Estate and Mortgages / What??? - 01/13/08 03:49 AM
A chicken and a pig were walking down the road. Soon they were both very hungry. In discussing what they should eat, the chicken came up with a solution. "Let's eat eggs and bacon. We have all we need right here!" The pig was not so excited with this suggestion. "For you, it's a simple donation," said the pig. "For me, it means total commitment!"
So what has that to do with mortages or real estate?

real estate: Suzy, Suzy, Suzy... - 01/10/08 12:05 AM
Thank you to Eleanor for the inspriation on this post!
A collegue of mine recently expressed frustration in dealing with a client. This client wanted to sell their home, but had recently watched Suzy Orman advise someone NOT to sell right now. As my collegue tried to explain to the client, "We do not live in one of those areas that are suffering from a major declining market", the client seemed to take Suzy's advice more seriously.
Should we listen to Suzy? Or just ignore her? Here is what I had to say >> Read Entire Post
