Observations by a Beverly Hills Realtor, Endre Barath: Is there a real estate foreclosure wave coming?
I have seen headlines that try to promote this idea, that a New Wave of Foreclosures is coming our way. Personally, my take is, those who push this idea are attention seekers who do not know what they are talking about. Their headlines and posts remind me of the Bait & Click concept or maybe they have an ulterior motive??
Just to be clear I follow Altos Research & the Multiple Listings Data very closely and have not seen any indication of this “wave”. In addition, I … (49 comments)

beverly hill realtor: Some days are more challenging than others... - 01/30/24 10:34 PM
Some days are more challenging than others, today was one of those days that I have not experienced in quite a while. I call that a true test of Real Estate....
Seldom does this happen but when it does, I reach to my favorite philosopher Marcus Aurelius and I calm down, clearly these problems are not new, they  have been around for over 3000 years.
So, with that said let me quote some of Marcus Aurelius sayings, these few quotes are in no particular order or reason hope you will enjoy them:
Soon you will have forgotten all things: soon all things will have … (35 comments)

beverly hill realtor: Monday Motivation some knowledge never gets old... - 01/15/24 10:57 PM
I must admit the best ' One Dollar' I spent was this book about Dr. Deming, well in case you do not know, he was the American person who thought the Japanese about Quality. This book was written in 1991 and on page 263 he said:
Big Deal! All right, so interest rates went up and inflation rose. What's the big deal? To answer that we have to understand something about our financial system.
I was distracted by reading his words, incredible but so spot on anyway few pages later I thought I would share this:
"...books have been written about the mismanagement of … (33 comments)

beverly hill realtor: I had to share this with all my readers, friends and acquaintances... - 12/29/23 08:55 PM
I had to share this post with all my readers, friends and acquaintances...
When I was growing up as a child, my parents were always sharing their wealth and kindness in Communist Hungary. They would throw Christmas and New Years Eve parties and invite their friends, my father's coworkers, and acquaintances. We were living in a very comfortable lifestyle and could afford to do this. I had oranges, tangerines when people could not afford apples to name a few.
My father always said, if we have enough for us, we need to share with others who do not. Now with that said, everyone … (37 comments)

beverly hill realtor: Monday's Observations: Frankenstein Revived... - 11/13/23 09:30 PM
Monday Motivations & / or Observations: Frankenstein Revived... 'Frankenstein or The Modern Prometheus' a novel written by the English author Mary Shelly which tells the story of Victor Frankenstein, a young scientist who creates a creature in a scientific experiment.
If you have not read the book the premise is that modern science, stripped from the constrains of ethics and morals and nature will end up creating monsters.
Does this sound familiar? My point being, need to read history, learn from history and read historical novels, because if you do not you are going to be left behind and you do not understand … (24 comments)

beverly hill realtor: Plans are sometimes interrupted by unexpected events.... - 09/15/23 09:32 PM
Well, this Tuesday I took Diane to a great seafood restaurant in Redondo Beach. My front tire did not look good so on the way there I stopped and filled it with air.... long story short, good thing someone was there to help because we would have missed our lunch reservation. (www.Bluewatergrill) Then on top a friend of hers was already there to meet us:)
I noticed that the Tire warning light was still on. So here comes Wednesday and well see for yourself. The Tire was not as bad as you can see, but by the time AAA arrived it was … (23 comments)

beverly hill realtor: It's Friday, what did you do for fun? I made caramelized onions... - 09/01/23 11:36 PM
What else would you do on a Friday night? Well, it is Labor Day weekend and I wanted to make sure we had some caramelized onions with our Sausages.
It is easy to do all you need is time and patience.
I cut about eight onions and the rest consisted of time about four or five hours, well worth the time.
I use sweet Vidalia or any other sweet onions and while I am cutting the onions, I melt about 4 oz of unsalted butter.  Add the onions to it and the first hour every 15 minutes or so stir it. I add very … (34 comments)

A Real Estate Forecast from a Beverly Hills Realtor: Endre Barath, Jr....

First up, in case you missed it, the Federal Reserve raised the interest rates by .25 % making it more challenging to secure a loan. Since Borrowers will have even more stringent terms (in addition to the higher interest rates) all this points to less loans, thus fewer home buyers.  Let's add to this mix the shortage of Spring housing inventory; what does this mean for the Real Estate Market? We are already at 6.55% which makes ‘affordability’ difficult; add the recent rate hike to this and the difficulty of buying a home … (37 comments)

I love John Wooden and his lifetime of observations. I keep the little book next to me and when I have a moment to come up for air. I read a line or two from his book.
So, with that said let me share some of his wisdom here:

" ... a father and mother must be there to set an example for their children, strong and positive models of what to be and how to behave when the youngsters grow up...."
"...being a role model is the most powerful form of educating. Youngsters need good models more than they need critics. It is … (30 comments)

beverly hill realtor: LOST BOOKS Plants & Vinyl - 02/28/23 09:21 PM
You might recall I wrote a couple posts about Montrose, California and specifically this cute street called Honolulu Street. Well, the real reason we went there was because Diane wanted to visit the sister bookstore of Lost Books in LA the one in Downtown Los Angeles aka DTLA.
Needless to say, we were both looking forward to seeing this bookstore that opened during the Pandemic.  It was very quaint, and we wanted to spend time browsing. There were a great many others where browsing. Sadly, there was one person who kept coughing incessantly for like five minutes. I told Diane I am … (19 comments)

Friday, Feb 10, 2023, the Beverly Hills 90210 Market Snapshot
According to Altos Research:
“…This week the median list price for Beverly Hills, CA 90210 is $11,995,000 with the market action index hovering around 29. This is less than last month's market action index of 30. Inventory has increased to 145.
In terms of supply and demand, the market is getting cooler - more supply is coming on the market relative to the sales demand. However, in recent weeks prices have been moving higher. Since it is technically a Buyer’s market, this price trend may be a result of improved quality (newer, larger) of … (10 comments)

beverly hill realtor: Los Angeles, CA. what is not to love about?? - 02/07/23 10:31 PM
This post was inspired by Debe Maxwell, CRS  to share what we love about our city. Since Los Angeles proper is 60 square miles consisting of many geographic communities (Beverly Hills, Santa Monica, Marina Del Rey, Venice, Westchester, Brentwood, Hollywood just to name a few) I can't possibly share everything without writing so much as to lose your interest, so I'll do my best to be concise!  To start, I've lived in many different cities and countries throughout my life.  Of all these, Los Angeles is the one in which I have lived the longest and there are many reasons for … (18 comments)

beverly hill realtor: Sunshine and cooler temperatures returned to Los Angeles, CA... - 01/21/23 02:14 PM
As sunshine has returned to Los Angeles, I had to reflect and enjoy the real sunshine vs. the liquid sunshine.
Most of you are familiar with the term “Texas- sized”? Well, if you are not, let me share, we consider this definition as ’bigger than anywhere else’. Now with that said we have had ‘Texas sized rain’ here in the Greater Los Angeles area for a while now. Most of us were thrilled to get the H2O.
Every time it rained, I would say to Diane: “Good for the grass, good for the citrus” this has been a standard bantering for the past … (27 comments)

beverly hill realtor: Las Vegas Vantage - Christmas Memories - 12/26/22 08:55 PM
Rocky Dickerson  had Interviewed me a while back and asked me what my favorite Christmas Memory was. Well, the answer was easy, and I shared it with him. Quite frankly I did not understand where he was going with this question. The Interview was a hit and I totally forgot about the question that did not make it in the Interview. What a surprise when I saw what he did with it. My takeaway was what a clever idea. Thank you Rocky Dickerson  for the interview and the second take:) Hope you had a very Merry Christmas.

beverly hill realtor: What was for dinner at your home? - 12/25/22 04:03 PM
Since    Nina Hollander, Broker  asked what was for Christmas Dinner at our home, I thought I would share with everyone.
Over the years traditions have faded or evolved in our household. The Hungarian meat and heavy spice eating has faded, to more of a blander spice direction. Then on top we morphed to more of a seafood and vegetable direction. Diane’s Italian roots added more pasta dishes on our daily consumption.
Now with that said, there are many Hungarian dishes that do not call for meat, one of them is a must have at Christmas, we call it “French Salad” consisting of … (35 comments)

Real Estate in the upcoming new year 2023, Observations by Endre Barath, Jr. a Beverly Hills Realtor.
With October two-thirds in the books, naturally a majority of headlines are focusing on next year.  Even medical appointments are being made into 2023, as I hear Diane complaining that she needs her 2023 wall calendar.  October is one of my favorite months of the year.  Generally, the temperatures cool down and I welcome a respite from the summer heat; nights can be comfortable once again for sleeping without air conditioning.
As for Real Estate in the new year, as I see it the current market … (38 comments)
