This week the median list price for Beverly Hills, CA 90210 is $8,495,000 with the market action index hovering around 27. This is an increase over last month's market action index of 26. Inventory has decreased to 177. As most of you who read my posts know I love Altos Research and get their updates daily. Hence rest assured these are current data as of today.

California Rent Control Update: AB 1482 went into effect on August 1st. Sadly we have all had many distractions, such as all the changes to the way we will be conducting Real Estate business officially starting today. Now with that said that is a post for another day.
The California Tenant Protection Act of 2019 or better known as Assembly Bill 1482 or just AB 1482 created a statewide rent control as of January 2020. Hence you might say why am I just posting about it? Well as of August 1st a new rent increase cap took effect.

Diane and I have a private joke, that I work for Taxes, the Vets, food and wine.... there are times I do referrals other times I just work for wine. Well this bottle was a gift from another Realtor for the help I provided her without wanting a referral fee, just a good bottle of wine.
Well since Diane was away with her girlfriend of 40+ years ago in Laguna Beach I rewarded myself the past two nights with this wonderful Bordeaux wine.

There are times when sellers do not want to have the property listed and marketed in the MLS. I am not a fan of it. I believe the more eyes see it on the various platforms the odds are better we get an offer sooner.
Then there are times I focus and try to convince my sellers to list it on all the platforms. The only time I like it being not in the MLS when I am trying to cool a property and bring it back as new.

What to make for dinner on a Saturday Night? Well, I was out of sauce as some know it as red sauce aka tomato sauce. Short notice inspiration I decided to make this. Look at the top photo, that was the finished product.
well looking at the above photo you will see, vegetables, chicken stock and chicken sausage with garlic and herbs.

I had this colorful bow pastas from Trader Joe's,. Bought them during the Holiday, they not only looked good but were from Italy. So you can guess added it to the above concoction.
