buying: Marina Del Rey, CA Condominium Market Report for June 2010 - 07/06/10 02:35 PM
Marina Del Rey, CA Condominium Market Report for June 2010.  Well June is in the history books now, so let us see how it fared. Many of us were wondering what the effects will be of the elimination of the Federal Tax Credit and now we shall see.
There were 167 Active listings during the month which is an increase in the inventory by about 9 per cent from the previous month. I am a fan of larger inventory, because the benefits are numerous. It keeps sellers realistic in their pricing, since they know that they have competition, hence preventing unrealistic … (0 comments)

buying: Marina Del Rey, CA Condominium Market Report for February, 2010 - 03/08/10 06:24 PM
Marina Del Rey, CA Condominium Market Report for February, 2010
I live in Marina Del Rey, CA a small beach community, hence I am always asked (by neighbors and anyone who recognizes me as a Realtor in Restaurants, on the Beach or in the Grocery Store)"... How is the Market...?" I love the question and then I just want to talk....I finally realized it is not always possible to do that. Now I just have a small conversation and direct them to read my Market Report. So to all those who have been patiently waiting for my delayed report, (It was … (2 comments)

buying: Century City Condominium Market Report for February 2010 - 03/08/10 12:58 PM
Century City Condominium Market Report for February 2010
February is always a short month, hence generally there are fewer transactions compared to the rest of the months. In spite of this natural phenomenon, there were 278 Active Condominium listings in what we call in the Multiple Listing Service as Century City/Westwood area.
Interestingly there were 26 properties that were in Escrow, of which 15 buyers have removed all their contingencies and 11 buyers are still waiting to remove their investigation and loan contingencies.
There were 17 Condominiums that Sold in the month of February.
The least expensive sale was a 2 … (2 comments)

buying: February 2010, Condominium Market Report for Playa Vista, CA - 03/05/10 11:36 AM
February 2010, Condominium Market Report for Playa Vista, CA
As I was writing my January Market Report, I was lamenting that it appears there is little inventory on the Market. It was not just my imagination, there was very little inventory. Now comparatively there is a lot more.
For the month of February there were 31 Active properties for sale in Playa Vista, CA.
There seemed to be a large drop on the properties that were in Escrow compared to January. February only had two (2) Accepting Backup Offers as well as only four (4) that are pending. Although February is a … (0 comments)

buying: Breaking News in Beverly Hills, CA the L'Ermitage hotel is on the Market - 01/07/10 10:54 AM
Breaking news in Beverly Hills, CA the L'Ermitage hotel is on the market. I was reading in the Commercial Real Estate News syndicated by LoopNet that there are multiple offers on The Raffles-L'Ermitage Hotel.
At first glance one would think, this is fantastic, on the other hand we need to look at the Real Story here. In the year 2000 the Beverly Hills property was acquired for $68 million
This was major news then, since the per-room price at the time was a record for a Los Angeles area hotel not being on the beach.
Since then the property's performance has … (10 comments)

buying: Century City, CA Market Report Part #1(2009 summary) - 01/05/10 09:53 AM
Enclosed here you will find some very interesting Numbers and Statistics for Century City CA Market Report. I broke the report into two parts so you can look at it in more detail. The numbers are not what I was expecting. One of the most interesting Fingure was the Median Sold Price by Month. Virtually there is no change between December 2008 and December 2009. To me a 2% drop  was a true suprize.. The buyers that bougth properties in March, April and  July were the ones that got some fantastic deals.

Equally interesting is the Median Price for … (7 comments)

buying: Marina Del Rey,CA Market Report Part #2 (2009 Summary) - 01/05/10 08:12 AM
There are some very telling numbers and graphs to support the activities in the Marina Del Rey,CA Market Report Summary for 2009.
As I mentioned earlier I have never seen such an active November and December as this past year. The numbers are here to confirm that. There was a 286% increase over December of 2008. How about that for people being too busy with the Holidays.

The graph above shows you The Number of For Sale Properties by Month. Very interesting how little inventory we have for sale.

Equally telling is the Supply & Demand by Month. Inventory … (0 comments)

buying: Earthquake Myth #2 "...The Earth Opened....there was a ten inch wide gap..." - 12/27/09 12:10 PM
Earthquake Myth #2 "...The Earth Opened....there was a ten inch wide gap..."
As I promised earlier, I will try to debunk some of the earthquake myths. So without further delay let us address Myth #2....the earth opened up..."
When you read a fiction book describing an earthquake or watch a movie simulating an earthquake and they show a fault opening and the earth swallows up cities, towns, and bad people. That is pure fiction.
Faults like that only exist in novels and the movies. If the earth could open, there would be not Friction and without Friction, there would be no … (3 comments)

buying: Wells Fargo doesn't want to play nice with ....... Wells Fargo - 12/17/09 04:20 PM
This post is via Ken Crotts a Certified Short Sale Specialist. IF you were not in the Real Estate bussiness or market you would think this is an episode from Laurel & Hardy "who is on first?"
I am in a shortsale transaction with an Attorney, who has been pre-paid by the seller. So let's see how many months has it been since May? It is not fair to anyone, buyers, sellers, agents nor tax payers.

We are currently in the process of completing a short sale with one of the lending industries giants, Wells Fargo. This is a tale of … (3 comments)

buying: Buyers Beware When Considering Buying Foreclosures - 12/13/09 10:06 AM
Buyers Beware When Considering Buying Foreclosures!
All first time home  buyers should be very cautious when considering buying a Bank Foreclosed Property(REO). Many people get excited that they want to hit the jackpot by buying a Foreclosed home. Needless to say there are some truly great opportunities out there.
At the same time common sense should prevail. Do the research about the neighborhood, schools and market prices. Do inspect the home; banks are not required to let you know about defects. Have your financing ready.
Be prepared that the banks have priced the home generally a great deal under market value; hence … (4 comments)

buying: Playa Vista Market Report for October 2009 - 11/13/09 03:24 PM
I have been so consumed by three different transactions that I just did not have any time for the Market Report for Playa Vista for the month of October. Late as it may be, here it is. To make up for the lateness I have added the following for added value.

I think the numbers are very telling, I would be interested in your comments and observations.

buying: California National Bank a Los Angeles based bank seized by Regulators - 10/31/09 06:02 PM
Friday night regulators seized a Los Angeles based bank, California National. No fanfare, almost hidden in the Halloween revelry. I am outraged it is not front page news. This bank is the fourth-largest bank failure this year and no one is talking about it.
As soon as the regulators seized it, they sold it immediately to US Bancorp a Minneapolis based bank. How could this happen? All the tax payer money could not save this bank? I am outraged, where are the politicians? Where are the banking regulators?
California National Bank with $7.8 billion in assets and $6.2 billion in deposits, … (8 comments)

buying: I have a House in Tarzana, Should I sell Now or in January?? - 10/19/09 07:25 PM
One of my client's contacted me today  and left a voice mail and asked me: '...I have an investment home in Tarzana, Should I sell now or wait until January when there are more intrested buyers?..." You can imagine how interesting this voice mail was to me. I have blogged about the need to sell now vs. later.
Reference: Tarzana real estate market. I have analyzed the data and wanted to share with you. There are some serious price decreases. I have enclosed some of the statistics for your review. In comparison to September 2008 and September 2009 the median Sold Price … (15 comments)

buying: Playa Vista Market Report for September 2009 - 10/06/09 05:34 PM
Playa Vista Market Report for September 2009 First I want to let all my readers know there are a few changes I made to the normal monthly market report. I was very intrigued how little the inventory was, so I did a comparison between September 2008 to September 2009 as well as the month to month in between. I found this quite fascinating and I wanted to share it with you

There were only 26 Active Listings. I was just totally amazed. Compared to September 2008 that is a huge change. Even if you compare it July as well as … (6 comments)

buying: The Dilemma: Should I sell now or next year? - 09/11/09 07:21 AM
The dilemma: Should I sell now or next year? Many sellers are asking themselves this question. As a trusted advisor you have to give good advice. I am constantly asked this question as I sit in front of my prospective clients. To me the answer is very clear. There are many reasons to sell now rather then wait until next year.
Even though the economic recovery is appearing to be improving, the economy remains very fragile. As long it is fragile, that means consumer confidence is still lacking. As long as consumer confidence is weak, prices are vulnerable to new shock … (20 comments)

buying: Century City,CA. Condominium Market Report for August 2009 - 09/04/09 07:08 PM
Here we are the Century City, CA Condominium Market Report a bit late, nevertheless still interesting. I find it always interesting when you talk to people who like to generalize how the real estate market is, based on their feelings, emotions or what they have heard in
The Active listings have decreased by about five from last month. In the big picture that is negligible when you see that there are currently 309 Condominiums on the Market.
The ones that are in Escrow and have not removed their contingencies are identical to the month before. There are 34 accepting Backup Offers.
