As I previously indicated the Information will be detailed and very interesting.
 My first chart is the Median Sold Price by Month comparison. December 2008 vs. December 2009. The median Sold price is down by 12%. This in the big picture, what we went thru, a tumultous 2009 with the economic and real estate meltdown is very suprizing. I was expecting just like many of you to be worse.

Since Real Estate has picked up, I have been so busy that I did not have time to take a stroll by the beach. Yesterday I decided to take a walk. I was amazed at the number of people by the Channel, did not think much of it and I continued on my stroll. Then I saw two News Media vehicles, now my curiosity was peaked. What is going on?

The other day I was at the Airport that is LAX in Los Angeles, waiting for one of my clients flying in to buy property in Malibu. The plane was late and I saw this Magazine called LAX. Interestingly there was an article about Gladstone's of Malibu. They opened a Restaurant in LAX.

As If you are driving on the Pacific Coast Highway from Santa Monica heading north the first prominent Landmark you see is this great Villa on a high promontory. Oil magnate J. Paul Getty had his ranch house on this bluff overlooking the Pacific. This Malibu Villa was modeled after Villa dei Papiri in Italy.

The housing slump hurts more than just people.  Animals suffer from the housing market downturn and current economic times too. If you happened to read the LA Times on Saturday, December 6, 2008, the Home Section (Section F) was entitled The Pet Issue.  On the front page of Section F was a picture of Baldwin, a black, 1-year old Chihuahua mix currently awaiting adoption (the plight of black dogs and black cats is also addressed in this Section).

 I have been talking to many prospective buyers in the past few months. There is a common question that keeps appearing:  Is it a Great Time to buy a home? The hidden question is "when". The Answer is easy: Now is a Great Time to buy a home.
 The way the current real estate market is, i.e.:  large inventory, anxious sellers, low interest rates, motivated listing agents, it all leads back to the economy. As I was researching my last post and looking at land size vs. living square feet in the Marina Del Rey Peninsula and the Silver Strand it occurred to me.  Just as I was interested to see, what the Market Snapshot was for Single Family Residences the community would be equally interested to see, what the numbers are in this turbulent real estate market? 
Presently there are twenty three Single Family Residences on the Market for Sale. 
Two homes are in Escrow and ten sold year to date.
