los angele real estate: 4525 W 12th St, Los Angeles CA 90019-3032 PENDING! - 01/16/21 06:54 PM
4525 W 12th St, Los Angeles CA 90019-3032 PENDING!!
There are some properties and clients we as Realtors are extra appreciative of. In this case it is what I call the stars alligning.  I received an Active Rain Referal.  Then I had a Zoom meeting with three sellers in three different states and relative who is a well known  District Attorney. We all got along and we listed the Probate Property with Court Confirmation.
Once we did a quick price adjustment we had four offers in no time. Two "all cash" and two with "loans", the sellers chose the "all cash non contingent … (19 comments)

Almost Speechless Sunday: Christmas has finally arrived at our house...
Trying to keep three deals together before the end of the year could be challenging. Perhaps the Christmas Decorations need to wait... well not really. I have been quietly doing the Front Lights first, well you know competition with the neighbor across the street.
Then doing the back lights to compete with the back yard neighbor... anyway you get the idea.
So I would be remiss if I did not decorate inside the house too. Well with that said most of you know we have three cats and a dog so a Christmas Tree … (32 comments)

Hard to believe another Sunday: another speechless Sunday Post...

Well last Sunday I posted about a Drum Store "Sam Ash" and look yesterday I was heading home and I saw this on the road. Made me ponder where did he buy his equipment???

Wishing you a safe and healthy life and I look forward to your comments.

los angele real estate: What changes have I made in my personal life.... - 10/21/20 03:38 PM
For our Active Rain Challenge, Anna Banana Kruchten CRB, CRS, Broker, Instructor  asks:  What changes have I made in my business and or in my personal life?
When this question first came across via the Active Rain Challenge, I immediately thought about my business changes and wrote a post about it; clearly, I would be remiss if I did not share my personal life changes as well.
On March 13th, 2020,  the Governor of California shut down the state. The clock was turned back and brought me to my childhood in Communist Hungary, standing in line for limited supplies of food and other … (51 comments)

los angele real estate: Speechless Sundays: Not your typical Sunny Los Angeles Sky - 09/13/20 01:07 PM
Speechless Sundays: Not your typical Sunny Los Angeles Skyline! As most of you know and have been calling and writing asking as to how are we doing with the fires. First thank you for all the concerns, as I mentioned before privately and publicly we are fine.
The temperatures are a little cooler because of the Skyline being:   Well see for yourself! The pictures were taken in the daytime as I walked Holly. It is really the Sun and not the Moon.  We are thankful that we are not affected by the devastation nearby, that it is only giving us darker skies and … (29 comments)

los angele real estate: How do you spell hypocrisy : here we all are, sheltering in place... - 05/02/20 07:44 PM
How do you spell hypocrisy: Here we all are, no matter where you live, sheltering in place; meanwhile, here in Los Angeles, flights from Wuhan are landing at Los Angeles International Airport (LAX).
As most of you know, I am a Beverly Hills Realtor who calls the 90045 zip code, Westchester, CA, home.   Westchester is in very close proximity to LAX. I have written many posts and taken many pictures of airplanes landing for your enjoyment.
We have been Sheltering in Place for an exceptionally long time – 4 weeks, 5 weeks, 6 weeks – in the beginning I was counting the … (42 comments)

los angele real estate: Leadership is needed in the current situation, are you adjusting... - 03/15/20 09:52 PM
Diane being stressed, nervous and concerned about the current situation with the Corona virus inspired this post. It troubles me that an intelligent and reasonable person can become so stressed about the events that are surrounding and changing our-day-to day life. I am not in any way downplaying the severity of the challenge with which we are currently faced. Rather, I am trying to put things in perspective so that  we can function as normal human beings.
During the past few weeks in between very busy and productive Real Estate activity, I had the opportunity to reflect over the current situation. I … (81 comments)

los angele real estate: Memorable Transactions in the greater Los Angeles Real Estate history... - 12/15/19 07:18 PM
I had to share this transaction I would have been remiss if I did not participate in Carol Williams  and Anna Banana Kruchten CRB, CRS  Active Rain Challenge.
As most of you know, the longer we  have been in Real Estate the more stories we can choose from. Sometimes that makes challenges like this harder, since we are having a tough time choosing the story to share with the readers. Some we cannot share due to confidentiality agreements and others we cannot share because we are still in contact with the clients or their connections. Then there are others that people do not want … (63 comments)

los angele real estate: My last Market Observation for the year 2019 as well as for the decade... - 12/07/19 05:31 PM
Here we are Thanksgiving is now in the rearview mirror and we are moving at lightning speed towards the end of the year. 2019 is virtually in the books and 2020 is fast approaching us! This is my last Market Observations not only for 2019 but for the decade!
Now with that said, let’s recap where we are, Black Friday sale were at an all-time high, to the tune of $7.9 Billion,  which is a clear sign that consumers are confident. Most people do not realize the that is about 70% of the economy. Small Business Saturday brought in $3.6 Billion that … (66 comments)

los angele real estate: The Bel Air, CA 90077 Single Family Market Trends Report - 02/24/19 01:53 PM
The Bel Air, CA 90077  Single Family Market Trends Report is published and there are some very telling directions to note...

As you can see inventory of Single Family Homes have been increasing month over month year over year in the coveted 90077 zip code also know ans Bel Air, CA.

Most savvy local Los Angeles Realtors noticed, that last year we had less activity for a number of reasons in the Greater Los Angeles area. At the same time we started seeing more activity this year and as you can see the month over month sales for 2019 are confirming these numbers.
We always look … (10 comments)

los angele real estate: Interesting January Market Trends in Los Angeles County... - 02/10/19 10:55 PM
I seldom write County Wide Market Trends, because I am a firm believer that Real Estate is very local. I love comparing them to Wineries. The various Wine Producers have different prices based on a number of variables and one of them happens to be Micro Climates. I am of the same belief that Real Estate is very Local and one pocket could be a great different from another one, not just in Price Point but desirability. Never the less once in a while it is nice to see the bigger picture when it comes to Real Estate Trends.
So with that … (4 comments)

los angele real estate: Almost Speechless Sunday: Pet Friendly Realtor in Los Angeles - 01/27/19 11:28 PM
Almost Speechless Sunday: Pet Friendly Realtor in Los Angeles, CA. After our Brunch we decided to stop in at the Lange Foundation to check on our little Carmen, to see how she is doing.
She was a bit sad and in pain, it was visible to us, after Diane sat with her on her bed, she managed to coax her into getting up and going for a little stroll.

Needless to say she took care of business and enjoyed the little stroll of half a block to and from the Lange Foundation. It was a heart breaker for me to see her wanting … (12 comments)

The Coca-Cola Building   in Los Angeles, CA. is an architecturally significant and at the same time interesting building...
Los Angeles has so many interesting buildings, all you have to do is look around as you drive around LA. Just as an example, today in my travels, as I was looking for opportunities for one of my developer clients, I discovered the Coca-Cola bottling plant. This of course was achieved by driving around Downtown Los Angeles aka DTLA and vicinity.
As I looked the buildings it was clear that it had the appearance of a large ship with portholes and even a catwalk and … (18 comments)

los angele real estate: Have you heard of the word "Mizzle"? It has been around a while... - 05/12/18 12:37 PM
Often, I hear bloggers having a dilemma what to write about. I never encounter this problem. My biggest challenge is to find the time to write.
Just to give you an example, this afternoon my intent was to read and comment on some of the great writers on Active Rain and let them know I appreciate what they write. Well that was the plan, it started out good I went to Ron and Alexandra Seigel   post and learned a new world “Mizzle”.
At a split second later, Diane was calling me telling me what  her “next” activity was about to be. Just in case I am … (27 comments)

los angele real estate: One of my all time favorite transactions was representing a wounded.. - 02/26/18 11:03 PM
One of my all time favorite transaction consisted of representing a wounded Veteran in the purchase of his home with a VA loan. To some of you this might not mean much, but in the greater Los Angeles area most sellers and their agents will not take a VA loan.
First, they prefer conventional loans with 20% down payment.
Second, sellers and listing agents do not have to worry about Appraisals since with 20% down payment lenders are a bit more lenient. They do not have to worry about making corrections at their costs to meet VA standards and the list goes on … (23 comments)

The Winter Olympics Mentality of a Beverly Hills Realtor:  Endre Barath, Jr.
(photo from 2014 Olympics )
The Winter Olympics are almost over, those who watched had the opportunity to see world class athletes compete in the various winter sports on the biggest stage of their career. As we all concur, some of these athletes have been training since they were little children.
We all know and accept the fact, that to be physically the best in any sport involves, a strong will to succeed. The goal to be the ‘Best’, comes with many choices, many decisions and many sacrifices.
There has to emotional strength … (18 comments)

Three Goals of a Beverly Hills Realtor: Endre Barath, Jr.
Many of you, who read my posts know, that I rarely set goals in writing, (I know it goes against the grain for most of the gurus) never the less, somehow, I always managed to achieve what I set my mind to.
Just to give you a few examples, my approach goes back to my days in High School, when I wanted to become a West Point Cadet, FYI I never wrote it down, I just had a single-minded focus and somehow, I managed to get accepted at the United States Military Academy. … (34 comments)

los angele real estate: A favorite Christmas Memory that has stayed with me... - 12/25/17 04:53 PM
Selecting a favorite Christmas Memory was not that easy for this Active Rain Challenge i.e.:  to narrow down was the hardest part, since I have had so many wonderful Christmas memories over the years. It was just a question which one should I write about! Having said that, the memory of this one has stayed with me even to this day.
To give you a little background about me:  My first ten Christmases were celebrated in Communist Hungary, where religion was against the law. If you were caught as a practicing Christian, you were considered an enemy of the state, potentially punishable … (47 comments)
