los angele real estate: The Bel Air, CA 90077 Single Family Market Trends Report - 02/24/19 01:53 PM
The Bel Air, CA 90077  Single Family Market Trends Report is published and there are some very telling directions to note...

As you can see inventory of Single Family Homes have been increasing month over month year over year in the coveted 90077 zip code also know ans Bel Air, CA.

Most savvy local Los Angeles Realtors noticed, that last year we had less activity for a number of reasons in the Greater Los Angeles area. At the same time we started seeing more activity this year and as you can see the month over month sales for 2019 are confirming these numbers.
We always look … (10 comments)

los angele real estate: Interesting January Market Trends in Los Angeles County... - 02/10/19 10:55 PM
I seldom write County Wide Market Trends, because I am a firm believer that Real Estate is very local. I love comparing them to Wineries. The various Wine Producers have different prices based on a number of variables and one of them happens to be Micro Climates. I am of the same belief that Real Estate is very Local and one pocket could be a great different from another one, not just in Price Point but desirability. Never the less once in a while it is nice to see the bigger picture when it comes to Real Estate Trends.
So with that … (4 comments)

los angele real estate: Almost Speechless Sunday: Pet Friendly Realtor in Los Angeles - 01/27/19 11:28 PM
Almost Speechless Sunday: Pet Friendly Realtor in Los Angeles, CA. After our Brunch we decided to stop in at the Lange Foundation to check on our little Carmen, to see how she is doing.
She was a bit sad and in pain, it was visible to us, after Diane sat with her on her bed, she managed to coax her into getting up and going for a little stroll.

Needless to say she took care of business and enjoyed the little stroll of half a block to and from the Lange Foundation. It was a heart breaker for me to see her wanting … (12 comments)

The Coca-Cola Building   in Los Angeles, CA. is an architecturally significant and at the same time interesting building...
Los Angeles has so many interesting buildings, all you have to do is look around as you drive around LA. Just as an example, today in my travels, as I was looking for opportunities for one of my developer clients, I discovered the Coca-Cola bottling plant. This of course was achieved by driving around Downtown Los Angeles aka DTLA and vicinity.
As I looked the buildings it was clear that it had the appearance of a large ship with portholes and even a catwalk and … (18 comments)

los angele real estate: Have you heard of the word "Mizzle"? It has been around a while... - 05/12/18 12:37 PM
Often, I hear bloggers having a dilemma what to write about. I never encounter this problem. My biggest challenge is to find the time to write.
Just to give you an example, this afternoon my intent was to read and comment on some of the great writers on Active Rain and let them know I appreciate what they write. Well that was the plan, it started out good I went to Ron and Alexandra Seigel   post and learned a new world “Mizzle”.
At a split second later, Diane was calling me telling me what  her “next” activity was about to be. Just in case I am … (27 comments)

los angele real estate: One of my all time favorite transactions was representing a wounded.. - 02/26/18 11:03 PM
One of my all time favorite transaction consisted of representing a wounded Veteran in the purchase of his home with a VA loan. To some of you this might not mean much, but in the greater Los Angeles area most sellers and their agents will not take a VA loan.
First, they prefer conventional loans with 20% down payment.
Second, sellers and listing agents do not have to worry about Appraisals since with 20% down payment lenders are a bit more lenient. They do not have to worry about making corrections at their costs to meet VA standards and the list goes on … (23 comments)

The Winter Olympics are almost over, those who watched had the opportunity to see world class athletes compete in the various winter sports on the biggest stage of their career. As we all concur, some of these athletes have been training since they were little children.
We all know and accept the fact, that to be physically the best in any sport involves, a strong will to succeed. The goal to be the ‘Best’, comes with many choices, many decisions and many sacrifices.
There has to emotional strength … (18 comments)

Three Goals of a Beverly Hills Realtor: Endre Barath, Jr.
Many of you, who read my posts know, that I rarely set goals in writing, (I know it goes against the grain for most of the gurus) never the less, somehow, I always managed to achieve what I set my mind to.
Just to give you a few examples, my approach goes back to my days in High School, when I wanted to become a West Point Cadet, FYI I never wrote it down, I just had a single-minded focus and somehow, I managed to get accepted at the United States Military Academy. … (34 comments)

los angele real estate: A favorite Christmas Memory that has stayed with me... - 12/25/17 04:53 PM
Selecting a favorite Christmas Memory was not that easy for this Active Rain Challenge i.e.:  to narrow down was the hardest part, since I have had so many wonderful Christmas memories over the years. It was just a question which one should I write about! Having said that, the memory of this one has stayed with me even to this day.
To give you a little background about me:  My first ten Christmases were celebrated in Communist Hungary, where religion was against the law. If you were caught as a practicing Christian, you were considered an enemy of the state, potentially punishable … (47 comments)

A lazy hot Saturday afernoon snack in Los Angeles, CA 90045
A hearty salad with a fun presentation can make all the difference.
There are some days that you just say let’s play and do something easy and fun. Diane came home from walking dogs at the Lange Foundation and said to me ‘…need to take a shower and then eat something, because I am starving from walking dogs…’
Now with that said let’s see what I could throw together quickly, not too heavy, still hearty and filling so we could have a glass of Rose’ after it in the back yard. Since it … (13 comments)

There are many ways of doing things: One of them is the right way and the other….
As we walk our Westchester neighborhood, my assistant and I often stop and ponder and then just shake our heads as we move on.
There are many ways to fix problems, not all are as good as others. We have noticed that in our neighborhood in the 90045-zip code, there are some curbs that are too high for the standard driveway. Hence in today’s age of low riding cars such as the Prius, damage often occurs as you attempt to traverse your driveway. Here is an … (46 comments)

Real Estate Market Observations by Endre Barath, Jr. Beverly Hills Realtor
Periodically I like to share with my readers, my observations about the Los Angeles Real Estate Market.  Most recently I have been asked by a Real Estate Investors as to what I see as the market movers and what I consider the hurdles are in the greater Los Angeles area.
So, when I gave my answer, I thought other Los Angeles Real Estate Investors might benefit from my observations.
Some of the market movers are the fact that we are still in a low-interest-rate environment, hence this allows novice investors to continue to … (15 comments)

los angele real estate: If it looks too easy think again: going back and correcting mistakes - 03/12/17 11:17 PM
If it looks too easy think again: going back and correcting mistakes in blog posts written nine years ago is not as easy as it looks. It takes time and effort!
Just as a background when I joined Active Rain, I had no idea what I was doing. I could compare how I learned to blog to the way most people have learned how to swim 50+ years ago, i.e.:   using the old sink or swim method.
The non-swimmers were thrown into the fast-moving river and their teachers hoped that they learned to swim and not drown. Lucky for me I did learn how … (16 comments)

los angele real estate: Sharing what I love about being a Beverly Hills, CA Realtor... - 02/12/17 01:02 PM
The question was raised via an Active Rain Challenge earlier this month:  please tell us what and why you love being a Beverly Hills, CA Realtor. Why and what do you love about your job?
There are truly so many points I could have addressed and written about, but then I would not want to bore my readers to tears. The hardest part was for me to narrow down the list and then pick a few points to talk about.
Job security, is always important in everyone’s mind. As an example, during the “Great Recession” too many hard-working people in all profession lost … (38 comments)

Community Guidelines:  Navigating on Active Rain in 2017
What are the Community Guidelines on Active Rain? What the purpose? These questions come up virtually every year around this time, thanks to our friend Lynn B. Friedman  and her Challenge.
I understand about guidelines, having lived in a Communist country in my youth, then immigrating to the United States (legally), I get it about strict guidelines and their purpose. I also understand that strict enforcement of Guidelines will create resentments. Active Rain Community Guidelines are not like what I just described. They are what I consider common sense guidelines on how to play and behave … (31 comments)

Weltanschauung: It’s a New Year 2017 what is my view of the Active Rain Community and the interaction?
It seems, every year I get asked by my friend Lynn B. Friedman  to participate in this Jumpstart Challenge. I am lucky that I forget fast as to how challenging her request is and it hits me when she sends out the Contest Rules and reminders to participate and I have already committed myself to participate. Now I could take the easy way and pull out my old post and cut and paste it, but that would be no fun. After all, “change” is the … (24 comments)

Getting it right the second time: My Formula...

One of the biggest challenges in life, business, relationships and family is to get things right the first time. Sadly, for us mere mortals this is not always possible. The busy lives we lead, the more active we are, the more likely it will be that we make mistakes along the way. Thankfully, we live in a society which in the most part is forgiving and allows us the opportunity, that when we fail we get a second chance.
I have made many mistakes over time, it happens to be one of the cons of … (28 comments)
