los angeles real estate: Speechless Sunday: Holly clearly did not like this yard sign... - 09/20/20 10:09 PM
As most of my readers know I live in Westchester CA 90045 and most of my neighbors know I am a Realtor. Now with that said two years ago a new buyer moved here from Colorado... the agent that represented him did not tell him that he over paid by a $150,000 for the neighborhood.  Diane wanted me to go over and welcome him to the community... I thought the guy was a jerk so I did not.... Needless to say two years later he has  his house listed with an other of area Realtor about $200,000 over the  neighborhood comps.

Well it has been a while and I am not surprised.

In case you are wondering anything over 3.1 will get our attention. This one must have gotten many people's attention. Time for another glass of wine:))

los angeles real estate: Almost Speechless Sunday: Look what popped up in our back yard... - 07/25/20 10:51 PM

We have been living here for over six years, and a couple days ago we noticed so new growth than neither one of us planted. What a surprise today it opened up and we saw this lovely bloom. Any idea what it is? We have none, just pleasantly surprised to see this beauty in our back yard by the steps....

Wishing you a safe and healthy life and I look forward to your comments.

los angeles real estate: Happy Independence Day, Happy 4th of July observations by Endre Barath - 07/03/20 08:38 PM
Happy Independence Day, or as it is more commonly known, Happy 4th of July - the 244th year of America’s Independence.

I write this Observations from a Beverly Hills Realtor's perspective with mixed emotions and trepidations. We in the U.S. celebrate our founders great visions of creating Freedom and Equality for all. I can’t help but ask in what direction are we heading?  Will we celebrate the 245th 4th of July confident that everything is heading in the right direction?

I ask these questions as I witness statues of our founding fathers defaced, our history being systematically erased by politicians, activists, and the media. I am concerned … (39 comments)

los angeles real estate: What does a Tea Kettle & Coffee have in common?... - 04/19/20 11:47 PM
Three early  mornings in a row for me. Hope this will not become a habit. I have heard that it takes 21 repetition to make something a habit.
Monday I had to go to Trader Joe's as you might have read about my quest for Toilet Paper and Paper Towels. Indeed it was an early morning quest for me.
As most of you know I am not an Early  Bird, needless to say I had to jump into Action! Diane complained  Tuesday Morning  that she smelled smoke. When there is smoke  I get called to action. Too bad it was early in the … (25 comments)

los angeles real estate: Speechless Sundays: My mother's French Salad with Eggs - 04/19/20 11:02 PM
Well almost Speechless Sundays. My mother used the make this "French Salad" around Easter time with the Eggs. So being a traditionalist I would have been remiss if I did not make it in light of the fact we had all the hardboiled eggs.
Wishing you a safe and healthy life and I look forward to your comments.

los angeles real estate: Not your standard Easter Egg Coloring Technique, but it works... - 04/18/20 11:28 PM
Not your standard Easter Egg Coloring Technique, but it works.
Too much time on my hand? Or  did  I not have food coloring? Or did I  not have the standard Easter Egg Coloring? Why would I take all this time and effort to color eggs? I am sure many of my readers will be befuddled. Now keep in mind 2020 Easter was not your ordinary Easter.
As to the WHY? The answer is simple:  it was Easter and we were and sadly as of this writing we still are in a Corona Virus Sheltering in place. Not wanting to stress Diane out that … (38 comments)

los angeles real estate: Speechless Sunday: Who said cats and dogs don't get along?... - 04/12/20 10:07 PM
Clearly anyone who has had both cats and dogs know that they do get along. All it takes is giving both equal love and attention to their needs and they will work things out. If there are issues just like with children a little disciplining goes a long way

los angeles real estate: The Personal Protection Conundrum: Observations from a Beverly Hills... - 04/12/20 08:57 PM
The Personal Protection Conundrum:
Observations from a Beverly Hills Realtor, Endre Barath, Jr.
Many California businesses have closed recently, either voluntarily for health and/or business reasons or by direct mandate of the State and or Federal governments. As the business closures continue due to the Coronavirus pandemic, I’ve had conversations with various people as I walk Holly, our rescue dog, in our neighborhood.  The conversations were contacted with proper social distancing and then some.  Most people stated that life will improve once we are back to “normal”, people will be kinder and will wash their hands regularly. Call me jaded or whatever … (117 comments)

los angeles real estate: The Quest for Toilet Paper is over thank you .... - 04/06/20 11:07 PM
The quest to get Toilet Paper is over! After four weeks of searching has been achieved!!!
Thanks to our friend Ron and Alexandra Seigel   I took Alexandra’s advice and this morning O’dark thirty I went and stood in line at our local Trader Joe’s. Amazingly enough there were two lines. One was for under 60 and  the other one was over 60 years of age. No signs, just everyone seemed to know where they needed to stand.
Foolish me, I stood in line with the ‘Young Folks’…  sadly, the Trader Joe’s representative who was directing traffic looked at me and said I am in the … (45 comments)

los angeles real estate: The new reality or Day Ten of how we conduct our real estate business... - 03/30/20 10:33 PM
The new reality or Day Ten of how we conduct our real estate business and business in general  under the California Shelter in Place order. How are you coping?
The Mayor of Los Angeles, Eric Garcetti, was the first to issue Angelinos this directive and the following day, California’s Governor Newsom followed suit. This directive of course  created numerous changes which we all had to make and continue to make as things are evolving.
Our most important role, in my opinion, is  that we need to provide leaderships to our clients. There are many who are paralyzed by the events that came upon … (27 comments)

los angeles real estate: Wordless Wednesdays: Oh no another salad post - 03/25/20 11:39 PM
As most of you know California has been in a Corona Virus Lockdown mode for the past seven days. So I have been trying to make fun and easy and eye appealing meals. Diane wanted another salad... similar ingredients as the last time just no cheese.

los angeles real estate: Almost Speechless Sunday: Beauty all around us... - 03/01/20 09:48 PM
There is beauty all around us, all we need to do is look and observe it. Holly and I were doing our lunch break stroll and look what we discovered. I asked Holly what it was called, neither one of us knew it but we appreciate its beauty.

Coronavirus vs. Real Information Observations from a Beverly Hills Realtor: Endre Barath, Jr.
I have not written a blog post in some time; the reasons are many.  Gratefully, the main reason was because, I have been extremely  busy.  This post was inspired by all the bad information I have seen that has been creating volatility and has been pushing the stock markets lower.
I saw a post from a well-respected California Association of Realtors “expert”, I could not believe my eyes she was blaming three months ago California Real Estate Activity on the Coronavirus, SERIOUSLY??? Sadly, I find that the coronavirus is a … (62 comments)

los angeles real estate: Real Estate: Bonanza-Jackpot in the Greater Los Angeles area - 11/03/19 09:59 PM
Real Estate: Bonanza-Jackpot in the Greater Los  Angeles area
I have had conversations with numerous new agents who decided to become Realtors. Many were under the mistaken impression and thought it was going to be easy and fast money. They thought it would be quick and easy just like playing the slot machines. Let’s be realistic how many people got rich playing the slot machines outside of the owners of the Casinos?
Indeed, the Beverly Hills  Real Estate Market boasts of  Ultra Luxury Homes and Properties, but let’s be clear, there are 15,000 or more agents in my marketplace, and we can only … (39 comments)

ADU’s also known as Accessory Dwelling Units: The Hottest Craze in Los Angeles! POSTED ON JUN 21, 2019 BY ENDRE BARATH IN ADVICE TO HOMEOWNERS, ENDRE BARATH, NEIGHBORHOOD, RELOCATION TO LOS ANGELES, SELLING, WESTCHESTER HOMES |
ADU’s  also known as Accessory Dwelling Units. They are indeed the hottest craze in Los Angeles. In my observation, there are a few key pitfalls that you should avoid, when it comes to building an ADU’s.
ADU’s are truly awesome:
As a Los Angeles Realtor, I am all for adding ADU’s to your home.    Someone who lives in Westchester, CA. 90045,  I see the benefit of the additional space.    If you live … (45 comments)

los angeles real estate: Banc of California Stadium the newest open-air stadium since... - 06/09/19 11:17 PM
Banc of California Stadium is one of the newest open-air stadiums in Los Angeles. It was just opened on April 18,2018. Many people do not know this, but it was the first Open Air Stadium built since 1962. If you are wondering where is this Stadium? It is on the former Los Angeles Memorial Sports Arena’s location. It is directly next to the Los Angeles Memorial Coliseum and just south of the main campus of the University of California more affectionately known as USC.
Currently the Los Angeles FC subleases the site from the university which has the master lease for operating … (7 comments)
