Wine lovers: here is a good wine for under $20 from Hungary
As some of you know I am a wine lover and I like good inexpensive wines. (OK I also love expensive wines) I prefer buying a “good value”. The other day I went to one of my favorite wine stores (I have two, which  I will have to blog about in the future) and I was so surprised, there was a great Hungarian Wine ( as some of you know I am originally from Hungary). So I immediately had to buy it.

For a wine under $20 per … (12 comments)

los angeles real estate: What is a Qualified Mortgage & why should you care what will be done? - 06/05/12 03:48 PM
What is a Qualified Mortgage and Why should you care what will be done with it?
The purpose of a Qualified Mortgage was to reduce the risk of a future housing market crash. This was to be accomplished by having standardization in the lender’s qualification of potential home buyers.  This was to tighten the reins on lenders and insure that there would be good loan qualification standards. This was going to be done by larger down payments and other standards to ensure a higher probability that the mortgages will not default
The goal is altruistically very good: to prevent another housing … (14 comments)

What is a “Timeless Question in Real Estate”? “Is this a good time to buy?”
If you have been a Realtor one year or a hundred years like me. The reoccurring question comes up from “First Time Buyers”: Is this a good time to buy? Normally the “Used car salesmen mentality” kicks in to too many Real Estate Sales Associates, “It is always a good time to buy” answer. Now to the Professionals i.e.: Realtors real research goes in to the answer.
Questions get bombarded to the potential client: Why do you want to buy? What do you want to accomplish? … (22 comments)

Don’t throw away the Pumpkin Seeds. Here is an easy recipe to have a snack that most people will enjoy.

los angeles real estate: Great News! Congress passed a compromise bill to reinstate the FHA loan limit to $729,750 - 11/16/11 11:45 AM
Great News! Congress passed a compromise bill to reinstate the FHA loan limit to $729,750.
This limit is important to high-cost areas, such as Los Angeles and Orange counties. This increase is expected to become law and will be in effect for all FHA loans funding through 12/312013.
Keep in mind the unfortunately only affects the FHA loans. The good news is if you are a buyer in the $700,000-$900,000 price range now you are not shut out in the ability to purchase a home.

los angeles real estate: October 23, 1956: A day remembered by all freedom loving Hungarians around the world - 10/23/11 11:47 AM
On the afternoon of October 23, 1956, that is fifty five years ago a peaceful demonstration started in Budapest, Hungary that grew to about 200,000 plus people and they wanted freedom from oppression, they wanted democracy and most of all they wanted national independence from the Communist Soviet Regime. The government in return with the help of the Soviet armed force began to suppress this spontaneous and popular uprising.
This uprising was’ the seed of hope’ which was planted into the young and old, communist and non communist Hungarian’s mind. The fact that the Communist controlling power was paralyzed for a … (7 comments)

Armageddon! Carmageddon! Part One Finished!
The After action Report is here. The big hype was very good, Angelinos behaved well and it was like being on another country. The roads and freeways were empty. Some Angelinos took advantage of $4.05 flights to get out of town; others went to Restaurants and paid $4.05 for hamburger meals. There was a lot of creative marketing being done to commemorate the closing of the 405 Freeway.

Any residents of Los Angeles and vicinity took my advice and stayed by their pools. Some stayed in their pool homes; others stayed in their Condominium Complex … (29 comments)

Traffic & Los Angeles Real Estate illustrated here with Photos. Traffic has always been interesting at best and more and more challenging as the years go by.

Memorial Day Weekend what does it mean to you? If you are in Los Angeles, Beverly Hills or anywhere in the United States what does Memorial Day mean to you?
As some of you know Memorial Day Weekend has signified to many the beginning of summer. To many it is Parades, hot dogs, hamburgers and hanging out either at the beach or by water of any type.
As a Veteran Memorial Day means more to me, as a Patriotic American it means thanking all the Veterans who gave their lives so we can have a long weekend with fun, food, friends … (9 comments)

There are open space areas, dog parks, play grounds and natural habitat protection as well. This is a small town within the city limits of Los Angeles. There is a library, retail establishments, restaurants and coffee shops to mention a few.

My Mother's French salad Recipe! First of a few more to come:))
As most of you who know me I do the cooking in our relationship. I have loved to cook since I was a child. Did not want to do it Professionally, I felt, as soon as you cook for more than 4-6 people it becomes work and not a hobby, nor fun. (At least for me)
So last year Diane wanted to throw a Marathon Party for her friends. Long story short I was asked to do the party instead of cater it. I have made many dishes; there … (20 comments)

los angeles real estate: The Playa Vista Condominium Market Report for the month of February 2011 - 03/04/11 09:47 AM
The Play Vista Condominium Market Report for the month of February 2011 is here.
I am here to present you with the numbers as well as some commentary.  There were 32 Active Condominiums on the Market. This is an 8.3% drop of the previous month. Generally in this "New Economy" the fewer Listings that are on the market impede the activity. Nowadays buyers are accustomed to a better selection in the inventory and then they can choose. It is best to have a larger inventory then prices remain more realistic. When there are fewer properties to choose from, this situation can … (0 comments)

los angeles real estate: The buyer is cancelling Escrow can I keep the deposit? - 02/10/11 09:19 AM
The buyer is cancelling Escrow can I keep the deposit?
The buyer is cancelling Escrow can I keep the deposit? One of my sellers asked me this question. I always wonder when this question is raised: 1. did my seller not read the Purchase Agreement, 2. did they not remember when we discussed "the liquidated damages clause" and the "buyer's investigation clause", or 3. are they just trying to be difficult out of frustrations that the buyers changed their mind about their property?
My answer is very cut and dry: 1. the buyer has the right during the investigation period to … (8 comments)

los angeles real estate: Have you noticed the changes? Old Jack in the Box vs. New Jack in the box? - 02/07/11 01:27 PM
Have you noticed the changes? Old Jack in the Box vs. New Jack in the box?
Well for some of my readers the answer is yes others might be wondering what is Jack in the Box? Well for those who are not local. Jack in the Box competes primarily with fast-food chains such as McDonald's, KFC and Taco Bell. They have a larger variety on their menu: for example egg-rolls, tacos, breakfast burritos and ciabatta burgers. Then they have seasonal items such as Philly Cheese steaks, teriyaki chicken and rice bowls.
Anyway about half the country is familiar with Jack in … (21 comments)

We are ready to make an offer: How much did the Seller pay for this Property?Just recently I was asked by a first time buyer this question.
Great question if you are curious or if you want to know if the seller is underwater due to higher loan to current value. If you know the answer to this question you can make a better offer and get an understanding of what to potentially expect as far as upcoming negotiations. I also think the next question that needs to be answered at the same time is what are the recent sales comparable to … (90 comments)
