los angeles real estate: Five Gardening Secrets of a Westchester, CA. 90045 Realtor... - 08/13/17 09:35 PM
Five Gardening Secrets of a Westchester, CA. 90045 Realtor, Endre Barath, Jr.
Secret Number One:  Just having books about gardening does not translate to being a good Gardner. As a background, I come from a long line of East Coast and European urban dwellers. Hence, gardening has been a dream that I had known for at least two generations but never reached its full potential. My father invested in a gardening encyclopedia consisting of six to eight volumes and numerous other gardening books. They looked good on my parents’ bookshelves, but little did that book knowledge translate into his outside garden outside … (16 comments)

In all fairness, there are so many things to do in Los Angeles and vicinity, it all boils down to is making the time and talking advantage of all the events that are available. This post is focused on the outdoor musical choices that are available to anyone in the greater Los Angeles area. It is not an all-inclusive list, it is just a few of the venues I have enjoyed over the years and can guarantee that you will enjoy as well.
If you want to hear live music, there are many outdoor venues available which you can take advantage of. … (10 comments)

los angeles real estate: Why is your proposed List Price different from the Ztestimate... - 06/28/17 07:25 PM
I have noticed that, it has become more and more prevalent during a listing discussion, that the likelihood is high that, the sellers have already checked out one or more of the Third-Party Platforms of the Z’s & T’s of this world.
Hence, part of my discussion must be focused on the “true comps” or should I say the “real comps” vs. the ZTestimates.  Hence, I also need to be prepared and be able to address and have the “not a comp” package with me as well.
Then, there must be a detailed discussion about the realities of how an algorithm does … (13 comments)

los angeles real estate: 14809 Leadwell St, Van Nuys, CA 91405 SOLD!!!! - 06/18/17 11:25 PM
There are some transactions that mean more than others. It is so wonderful when you have  sellers and their agents who appreciate Veterans and Wounded Veterans who served our country and got injured in the process of protecting our freedom.
Since I live and work in a high priced market virtually most places are out of reach for Veterans due to the entry level price point. Now it is even harder, because the VA standards are much higher for an appraisal than a normal appraisal. So with that said, we have submitted so many offers and we would miss out because the … (22 comments)

los angeles real estate: What are the taxes in this property.... - 06/14/17 11:51 PM
What are the taxes on this property? How much do we have to pay? We are from Spain and we never bought a property in Los Angeles, CA before?
Interestingly not only foreign national buyers are unfamiliar with the answer to this question, but too many local Los Angeles home buyers are not familiar with it either. Hence you can imagine this is a very important question to get answers to for local as well as international buyers.
The short answer is: approximately 1.25% of the purchase price is a safe high number to quote in Los Angeles. Just to give you an … (23 comments)

los angeles real estate: Market Update for the 90045 Zip Code by Endre Barath - 04/16/17 11:56 PM
Customarily you always here everyone complaining including me that there is a shortage of inventory and our lives are difficult because buyers have nothing to choose from. Well let me share this good news with you:
Clearly no words are needed to the above Chart. Needless to say the concern that will be is what will these statistics do to the Days on Market. Well check it out for yourself:
If you went purely by percentage, than you would be scarred, but if you look at the actual Average Days on Market you can see that it is still a very fast market, … (14 comments)

los angeles real estate: On the way home to Los Angeles, CA.... - 04/02/17 10:58 PM
There are many things we notice on the way to and from home. Today we saw a few beautiful moments the California Poppies and then we saw other things as well. Not wanting to go into details there was an animal on the road... so on our way back it was still there... Diane decided to stop in at the Lancaster Shelter and two things caught my eye.

Let me know your thoughts and see if we saw the same thing? Or maybe we all see things from a different perspective.
If you are considering buying or selling a home, a luxury home, luxury … (11 comments)

As many of you know, I am a supporter of animal rescue, and in particular the non-profit Los Angeles-based Lange Foundation.  Lange Foundation is very excited that they were selected to be part of Animal Planet's Adoption Mania event.

Neighborhood Watch:  Takes a lot of focus & concentration
I am confident if you have a neighborhood watch where you live, you clearly understand how hard work and a great deal of concentration and effort it takes to maintain or just even to participate in it.
Our block happens to have a neighborhood watch and the neighbors are very focused. The Captain of the Block is very active and so is the Sargent. Having served in the military I always had leadership positions hence I understood that this job had to be delegated to someone who could dedicate and focus on the job … (8 comments)

los angeles real estate: Tiny Homes and Studio Sheds: The newest trend in Los Angeles... - 03/04/17 10:55 PM
There is a challenge on Active Rain and the idea is to identify the smallest or most unusual place we called home for a period in our lives.  Our friend Paul S. Henderson, REALTOR®, Broker, Tacoma Washington    called a Submarine home for a while, hence it is very appropriate that he would come up with this idea of finding out what was the most unique place we called home for a while.
As of late, there has been a great deal of interest in Small Homes, Tiny Homes, Studio Sheds, call it what you like.  Just to give you an example, I … (20 comments)

los angeles real estate: Jade Trees and a little history by Endre Barath a Los Angeles Realtor - 02/16/17 11:47 PM
Jade Trees and a little history by Endre Barath a Los Angeles Realtor
Having lived on the East Coast I always loved Jade Trees, these small trees were very expensive, but I did not mind and kept growing them inside my homes. Fast forward to 20+ years ago, when we relocated to Los Angeles, I was amazed how Jade Trees grow on the side of the road, some homes have them almost like fences.
One day we received a small branch from one of Diane’s coworkers, I want to say about fifteen years ago, next thing you know we had to twice re-plant … (39 comments)

Los Angeles Drought Status Update by a Los Angeles Realtor Endre Barath, Jr.
We have had water conservation for a few years now and the city as well as the state has created incentives for home owners to create ‘Drought Tolerant’ aka water conserving lawns. I have been grousing about this program for the past three years to Diane. I was of the belief system, it would be better for everyone to go and recycle their waste water that is going into the ocean instead of pulling out the grass in their front yard. Clearly recycled water could be used to keep … (16 comments)

los angeles real estate: Christmas Dinner: well can you guess?.... - 12/24/16 10:10 PM
Christmas Dinner: well can you guess? Traditions can change with time, but the yearning for the traditional heritage food we grew up with, remains. Hence not surprisingly, Diane wanted an Italian-American dish. I asked her what she wanted and the answer was simple: Pasta.
As she returned from walking dogs at the Lange Foundation where she is a senior volunteer, she said more specifically that she wanted: Spaghetti and Meatballs. I anticipated this request and while the “sauce” was being made since about 12 noon today, in between that I made some meatballs. I have searched in all my Italian cookbooks and … (15 comments)
