I have noticed that, it has become more and more prevalent during a listing discussion, that the likelihood is high that, the sellers have already checked out one or more of the Third-Party Platforms of the Z’s & T’s of this world.
Hence, part of my discussion must be focused on the “true comps” or should I say the “real comps” vs. the ZTestimates. Hence, I also need to be prepared and be able to address and have the “not a comp” package with me as well.

There are some transactions that mean more than others. It is so wonderful when you have sellers and their agents who appreciate Veterans and Wounded Veterans who served our country and got injured in the process of protecting our freedom.
Since I live and work in a high priced market virtually most places are out of reach for Veterans due to the entry level price point. Now it is even harder, because the VA standards are much higher for an appraisal than a normal appraisal. What are the taxes on this property? How much do we have to pay? We are from Spain and we never bought a property in Los Angeles, CA before?
Interestingly not only foreign national buyers are unfamiliar with the answer to this question, but too many local Los Angeles home buyers are not familiar with it either. Hence you can imagine this is a very important question to get answers to for local as well as international buyers.

There are many things we notice on the way to and from home. Today we saw a few beautiful moments the California Poppies and then we saw other things as well. Not wanting to go into details there was an animal on the road... so on our way back it was still there... Diane decided to stop in at the Lancaster Shelter and two things caught my eye.

Our block happens to have a neighborhood watch and the neighbors are very focused. The Captain of the Block is very active and so is the Sargent. Christmas Dinner: well can you guess? Traditions can change with time, but the yearning for the traditional heritage food we grew up with, remains. Hence not surprisingly, Diane wanted an Italian-American dish. I asked her what she wanted and the answer was simple: Pasta.
