real estate: Buyers ask : How much will the Seller take? Why are the selling?... - 11/11/18 05:56 PM
I am confident that some listing agents have been approached by buyers and asked the question or questions :  What will the seller take? Why is the seller selling? These questions do not just apply to Agents who are in a Dual Agency Situation, rather this applies to Listing Agents as well.
Over the past twenty-two plus years as a Realtor in California, I  always considered  my client’s best interest and needs to come first. Since I am a vacant land specialist, I have many land listings, hence it is not unusual to find myself in a Dual Agency Situation. Developers prefer … (14 comments)

real estate: What would happen to Real Estate & The Economy if 30% Down Payment came about? - 10/20/13 04:22 PM

What would happen to the Real Estate Market , The Economy and Home Ownership if 30% Down Payment became a reality?

I am asking this question because I happened to read the Los Angeles Times today and I am enclosing the article here for you to read as well. I almost fell out of my chair… If you are too busy and just want the reader’s digest version then let me summarize it here.

Currently there are six Federal Agencies who are looking at a proposal that will eliminate a huge number of buyers from buying a home. … (39 comments)

real estate: The Reverse Offer is that a buyer motivator or is it just a bad strategy? - 07/27/10 08:11 PM
The Reverse Offer is that a buyer motivator or is it just a bad strategy? Is this for desperate home sellers a poor strategy?
Have you heard of the Reverse Offer? This is where a seller writes an offer to the buyer. This Strategy has been considered controversial at best. I have heard agent using it n a case by case basis, where the interested buyer is dragging their feet on writing an offer and this would prompt them to negotiate.
I find this negotiating against the seller's best interest from a financial perspective. What are your thoughts?
It would only make … (63 comments)

real estate: The age old question: What sells a home? - 07/23/10 05:37 PM
The age old question:  What sells a home?  I have read many articles, posts and comments. There is a school of thought that many agents, brokers believe that the answer is: The Price. I am a firm believer Price is just one of the components. The real reason a house sells is the Realtor®. The Realtor® recommends the price and the marketing strategy. The Better the The Realtor® the faster and for more money the property will sell!
What is the Marketing Strategy? It is Staging, Open houses, broker's open houses and internet exposure.
Staging is critical, sellers who do not agree to this … (19 comments)

real estate: Paradise Cove, Malibu, CA before the Summer Rush! - 07/17/10 07:24 PM
Paradise Cove, Malibu, CA before all the people arrive for the summer rush. It is easy to get food wine or beer and most importantly  a parking space.  I would bet  you today if you manged to get  in to park, there would be no room for anything and the wait would be pretty extensive to get food and drinks.
Inspite of it, Paradise Cove is a great destination place no matter what time of year. The food is good too.

This is the time when even seagulls have room to walk.

real estate: SOLD! 4920 Amigo Ave, Tarzana,CA. SOLD! - 05/18/10 12:12 PM
After many weeks of not being able to get on AR, I am finally back. Three Market Reports are late, and I am many blog posts behind. The good news is I have many closings under my belt as well. One I am particularly proud of.... "The fixer" in Tarzana, CA, Seller and Buyer both happy, the ultimate reward to a Realtor, well at least to this Realtor.
To be able to sell the house which needed a lot of work in less than seventy days in this market, shows that if you do everything, Marketing, Making yourself available for showings … (2 comments)

real estate: The Dillema: Do you disclose Rumours & Gossip: Or do you tell the Buyer do your own investigation? - 03/31/10 05:10 PM
The San Fernando Valley is famous for many reasons. Some know it as the "valley of the stars" others recognize it as the' other movie industry's center', that is the Porn Capital of the World. Different cities are vying for the title. Some of people consider it the Sherman Oaks hills.
I was going on a listing appointment and the owner of the house was telling me, that two streets from her house, she knows someone who was a "neighbor" to a "studio". She assured me, that the neighbors got together and shut the operation down.
I find this an interesting … (9 comments)

real estate: Did you know, that Undisclosed Payment in a Short Sale Transaction May be Illegal? - 03/18/10 12:15 PM
Did you know that undisclosed payments in a Short Sale Transaction may be illegal? According to The California Association of Realtors undisclosed, specifically those payments that are paid outside of Escrow may violate the Law. In particular it could be a violation of RESPA, or it could be considered Lender Fraud and a violation of licensing laws just to name a few.
An example they site is, when a Short sale Seller's Senior Lender authorizes a payment to eliminate a junior lien. This would seem OK, but then the junior lender demands that the buyer pays an additional Dollar Amount outside … (7 comments)

real estate: Here we are less then 48 hours from the Super Bowl. The big game! What will you be doing? - 02/05/10 11:25 AM

Here we are less then 48 hours from the Super Bowl,  what will you be doing? As an East Coast Transplant  from Boston to Los Angeles, I remember we had a Super Bowl Party the first year we moved out and said we will make this a Tradition. We had a nice turn out of Angelinos, who were polite and came and watched "the game".
Most of them were not familiar with who was either playing or cared who would win. So with that we did not bring out the "squares" well known in Boston by young and old. … (6 comments)

real estate: Wells Fargo is following CITI Bank and is in the process of leaving TARP. - 12/15/09 05:28 PM
Wells Fargo is following CITI Bank and is in the process of leaving TARP.
Wells Fargo in the process of selling $10.4 Billion worth of Shares to repay the $25 Billion of TARP money. This is interesting information and I did not see anything in the Media Outlets about it.
This should be front page news or the headline during the evening news. If I would not have been a member of one of the Linked In Real Estate Groups I would not have even known about this.

real estate: California National Bank a Los Angeles based bank seized by Regulators - 10/31/09 06:02 PM
Friday night regulators seized a Los Angeles based bank, California National. No fanfare, almost hidden in the Halloween revelry. I am outraged it is not front page news. This bank is the fourth-largest bank failure this year and no one is talking about it.
As soon as the regulators seized it, they sold it immediately to US Bancorp a Minneapolis based bank. How could this happen? All the tax payer money could not save this bank? I am outraged, where are the politicians? Where are the banking regulators?
California National Bank with $7.8 billion in assets and $6.2 billion in deposits, … (8 comments)

real estate: A Sunday Stroll in Marina Del Rey,CA - 10/12/09 03:34 PM
I love writing about Marina Del Rey, CA. I live here and I am passionate about this seaside town that is only 47 years old. Los Angeles is famous for many things, one is the Entertainment industry and the other is Los Angeles loves everything that is new. Hence in the big picture Marina Del Rey is New. A suburb of Los Angeles,CA.
Thanks to President Eisenhower's signing of the River and Harbor Act in 1954 the building of Marina Del Rey came about. The workers broke ground around 1957 and the rest is history.

Playa Vista Market Report for September 2009 First I want to let all my readers know there are a few changes I made to the normal monthly market report.
