I was inspired to write about this, by reading a recent consumer's question on AR Re.: Discovering a roof leak, who will cover it? There were nice answers, good suggestions, but no one asked this new home owner, whether they had a Home Protection Plan.
When I represent a buyer, I automatically advise them to ask the Seller for a home warrantee. First and foremost I spell out, that at the minimum, there should be a Roof protection, pool and Spa and the equipment that goes with it. When I moved to Los Angeles about twelve years ago I got a listing near View Park and Baldwin Hills. I was very excited, one listing came after another. They were nice middle class neighborhood homes one of the sellers was trying to move up in home and we looked in Baldwin Hills. In those days it was the best kept secret. This was an upper middle class to very affluent neighborhood.

A few people have written about this very unique Urban Community, One can not say enough good things. This is the first Planned Urban Development in Los Angeles for over fifty years.
What makes this neighborhood community so unique? There are about ten Parks, open space, a Library, Restaurants, coffee shops I can go on and on. Today I will talk about five of the Parks in this great semi private community.

Without sounding repetitious another 30 days flew by. This reporting period includes one of the worst weeks on record for The Stock Market,( an 18% drop for the week of October 13,2008) Continued fears and anxiety about the credit freeze had a devastating effect for Lenders. Money became scarce.
So let us look at the facts. My last report was September 29, 2008. Let me summarize what has occurred since then.

If I was in the Market to a buy Real Estate Today, I would look for the following:
•1.      How responsive is this agent in the initial Contact?
•2.      How quick is the response via e-mail or telephone
•3.      How is the agent's Geographic knowledge of the area?
•4.      Does he/she have the Market knowledge, i.e.: number of listings on the market, number of homes pending, number of homes sold in the past three months.
•5.      Does he/she seem comfortable, relaxed, and confident and has a pleasant demeanor?
•6.      What is the real estate agent's philosophy toward the market conditions?

Well it is almost Halloween. I think it is high time to get your Pumpkins and get your Creative carving skills to work by buying and carving that special pumpkin.
Go to the nearest Local Pumpkin Patch Farms I find it is more memorable, instead of running to your nearest Grocery Store, do something different. Nothing beats a day at the local pumpkin patch farm; it is like picking your own Apples or Strawberries. You have to do it once to appreciate what I am suggesting here. There are thousands of Real Estate Agents who are licensed in the Greater Los Angeles Area. Interestingly enough their skill levels and their quality of their service levels vary a great deal. If you are a Potential Seller you must look at the marketing skills of the Real Estate Agents who cover the Greater Los Angeles Area. The next step is ask the RE Agent if he or she is a Realtor and look at their Membership card if they say yes. There is a huge difference between a Realtor and a RE Agent. As I was researching my last post and looking at land size vs. living square feet in the Marina Del Rey Peninsula and the Silver Strand it occurred to me. Just as I was interested to see, what the Market Snapshot was for Single Family Residences the community would be equally interested to see, what the numbers are in this turbulent real estate market?
Presently there are twenty three Single Family Residences on the Market for Sale.
Two homes are in Escrow and ten sold year to date.

I have been contemplating writing this post for some time now. Recently I had three different clients, who were considering relocating to the greater Los Angeles area from three different parts of the world and the concerns and questions were similar, hence this post.
Some of the questions seem basic to us, but not to someone who is not accustomed to buying Real Estate in California.

I do not want to sound radical or revolutionairy, we need to look at the recently passed Building Restriction Laws.
There has been a lot discussion about ‘Mansionization Curbing in Los Angeles', prior to the Market turning. Subsequently there were legislation that passed and were signed into Law. I am a firm believer we need to revisit or modify some of these regulations. Please do not misunderstand my point I am trying to make. It is hard to believe another 30 days flew by. Many events occurred and the Media has been relentless in reporting how bad the Financial Markets are and continues reporting about the Real Estate Market being slow at best.
So let us look at the facts. My last report was August 29, 2008 let me summarize what has occurred.

June-July (30 day period) there were 16 Condominiums that SOLD

July- August (30 day period) there were 19 Condominiums that SOLD

August - September (30 day period) there were 17 Condominiums that SOLD

For someone who has moved around the world between Europe and within the continental US more then twenty times, I can safely say I am an expert at Relocating. My last move was a short distance from Century City, (Los Angeles) CA to Marina Del Rey, CA. Nevertheless I swore I will only move one possibly twice more in my life.
