As most of you heard, there has been a great deal of discussions about Measure ULA & Measure GS, in the greater Los Angeles area. Hence, I thought I would simply try to clarify the important points.
Measure ULA is a new tax law that effects the City of Los Angeles and will take effect on April 1st, 2023. This tax is also known as the “Homelessness and Housing Solution Tax”. Santa Monica, CA : Another destination city for tourists and movie buffs from all over the Globe. Would you believe it, Santa Monica is less than eight miles to Beverly Hills? Most tourists head to the Santa Monica Pier to get their first viewing of the Pacific Ocean. Then from there they start branching out to the various directions. In case you did not know this is where Route 66 ends, that is at the Santa Monica Pier.

This question comes up so often, in Los Angeles, while many of our friends are not only complaining with reason that this Winter is brutal and extremely cold. What should we do? As Angelinos we have a habit of complaining that we are “Freezing”

Just to give you a little background: I have been one of the early proponents of the Bike Share Program when politicians were studying them in Beverly Hills, CA and Santa Monica, CA. I have written way back then about the foolish waste of money and time that both local governments were about to spend when all they had to do was look at the feasibility study that Boston, MA did way before and were already implementing it successfully.

I am not surprised clients have been asking when will we get more listing? Sorry my crystal ball is cloudy...
Lack of inventory in the high end price points translates to fewer sales:

Hence I was wondering what the Median Price per sq ft would be and this truly surprised me:

As most of you who read my market reports have noticed that I have been complaining for the past three years about shortage of listings. Well check out the Santa Monica, CA condominiums that are active as we speak and compare it to the past three years:
As you can see my complaints are with reason and legitimate grounds!
In spite of the lack of inventory you must admit it is incredible that we had 27 sales. Clearly it is an extremely competitive real estate market that we are facing representing buyers. Sellers clearly love this!

Living in a world with abbreviations. First in fairness to disclosure, one of my pet peeves is carrying on communications peppered with abbreviations in writing emails or in blog posts or just in conversation, I find it ‘rude’, ‘condescending’ and most of all ‘annoying’.
Every profession has their ‘short cuts’, Real Estate has more than its share. Here in California we have so many forms that I find it is in bad form when people constantly communicate in abbreviations. I am not going to bore you with all of them, rather I will use just use one as an example.

Wow a blast from the past (for me). When I lived in Boston, MA, which was about 20 years ago or so, there was this great Hamburger Place that once in a while I would frequent and was called Fuddruckers. Once we re-located to Los Angeles I have not seen one here. Hence I wrote it off as a Regional Burger Establishment I will miss and will have to find another one, which will be similar or better.

I am sure by now most of you have tasted and have favorite flavor of Ben & Jerry’s Ice Cream. I must admit I had a rocky relationship with the makers and distributors of this ice cream. They came on the scene around 1978 with little fan fare in a small place called Waterbury Vermont. Once I had their ice cream I was hooked.

The Seventh Annual Santa Monica Airport Art Walk was held from noon to 5pm. This was a Free event to all those who came. Not only was entrance free, even the parking was at no cost. This was created to showcase the local artist and allowed the public to visit the Studios where they actually create the artwork.

Well it is almost Halloween. I think it is high time to get your Pumpkins and get your Creative carving skills to work by buying and carving that special pumpkin.
Go to the nearest Local Pumpkin Patch Farms I find it is more memorable, instead of running to your nearest Grocery Store, do something different. Nothing beats a day at the local pumpkin patch farm; it is like picking your own Apples or Strawberries. You have to do it once to appreciate what I am suggesting here.
