selling: The Dillema: Do you disclose Rumours & Gossip: Or do you tell the Buyer do your own investigation? - 03/31/10 05:10 PM
The San Fernando Valley is famous for many reasons. Some know it as the "valley of the stars" others recognize it as the' other movie industry's center', that is the Porn Capital of the World. Different cities are vying for the title. Some of people consider it the Sherman Oaks hills.
I was going on a listing appointment and the owner of the house was telling me, that two streets from her house, she knows someone who was a "neighbor" to a "studio". She assured me, that the neighbors got together and shut the operation down.
I find this an interesting … (9 comments)

selling: Century City Condominium Market Report for February 2010 - 03/08/10 12:58 PM
Century City Condominium Market Report for February 2010
February is always a short month, hence generally there are fewer transactions compared to the rest of the months. In spite of this natural phenomenon, there were 278 Active Condominium listings in what we call in the Multiple Listing Service as Century City/Westwood area.
Interestingly there were 26 properties that were in Escrow, of which 15 buyers have removed all their contingencies and 11 buyers are still waiting to remove their investigation and loan contingencies.
There were 17 Condominiums that Sold in the month of February.
The least expensive sale was a 2 … (2 comments)

selling: February 2010, Condominium Market Report for Playa Vista, CA - 03/05/10 11:36 AM
February 2010, Condominium Market Report for Playa Vista, CA
As I was writing my January Market Report, I was lamenting that it appears there is little inventory on the Market. It was not just my imagination, there was very little inventory. Now comparatively there is a lot more.
For the month of February there were 31 Active properties for sale in Playa Vista, CA.
There seemed to be a large drop on the properties that were in Escrow compared to January. February only had two (2) Accepting Backup Offers as well as only four (4) that are pending. Although February is a … (0 comments)

selling: Century City Market Report Part #2 (2009 Summary) - 01/07/10 08:09 AM
Here is my continuation of the Century City Market Report Part #2 (the 2009 year end summary)
The numbers are very interesting, many people do not understand why this occured. I suspect since the bankes were encouraged to do more short sales in lieu of foreclosures, this in turn created a demand by buyers and at the same time prevented a larger drop in the prices.

The number of Condominiums in Escrow are up by 56% compared to December 2008. Hence I do not anticipate any large drop in price nor demand for the next few months.

selling: Century City, CA Market Report Part #1(2009 summary) - 01/05/10 09:53 AM
Enclosed here you will find some very interesting Numbers and Statistics for Century City CA Market Report. I broke the report into two parts so you can look at it in more detail. The numbers are not what I was expecting. One of the most interesting Fingure was the Median Sold Price by Month. Virtually there is no change between December 2008 and December 2009. To me a 2% drop  was a true suprize.. The buyers that bougth properties in March, April and  July were the ones that got some fantastic deals.

Equally interesting is the Median Price for … (7 comments)

selling: Earthquake Myth #2 "...The Earth Opened....there was a ten inch wide gap..." - 12/27/09 12:10 PM
Earthquake Myth #2 "...The Earth Opened....there was a ten inch wide gap..."
As I promised earlier, I will try to debunk some of the earthquake myths. So without further delay let us address Myth #2....the earth opened up..."
When you read a fiction book describing an earthquake or watch a movie simulating an earthquake and they show a fault opening and the earth swallows up cities, towns, and bad people. That is pure fiction.
Faults like that only exist in novels and the movies. If the earth could open, there would be not Friction and without Friction, there would be no … (3 comments)

selling: Marina Del Rey, CA Condominium Market Activity Report for September 2009 - 10/12/09 05:20 PM
Marina Del Rey, CA Condominium Market Activity Report for September 2009
September was a very busy month for many Realtors in the Marina. Every one I spoke to seemed to be going into or coming out of Escrow. I have noticed many times that it takes two attempts before something closes.
Looking at the Active Condominiums as of October 1st there has been a nine per cent drop in the inventory. Coming from 184 Active listing to 169 tells a lot, fewer choices in the next few months to pick from.
The Condominiums that are currently in Escrow consist of 23 … (9 comments)

selling: Playa Vista Market Report for September 2009 - 10/06/09 05:34 PM
Playa Vista Market Report for September 2009 First I want to let all my readers know there are a few changes I made to the normal monthly market report. I was very intrigued how little the inventory was, so I did a comparison between September 2008 to September 2009 as well as the month to month in between. I found this quite fascinating and I wanted to share it with you

There were only 26 Active Listings. I was just totally amazed. Compared to September 2008 that is a huge change. Even if you compare it July as well as … (6 comments)

selling: The Dilemma: Should I sell now or next year? - 09/11/09 07:21 AM
The dilemma: Should I sell now or next year? Many sellers are asking themselves this question. As a trusted advisor you have to give good advice. I am constantly asked this question as I sit in front of my prospective clients. To me the answer is very clear. There are many reasons to sell now rather then wait until next year.
Even though the economic recovery is appearing to be improving, the economy remains very fragile. As long it is fragile, that means consumer confidence is still lacking. As long as consumer confidence is weak, prices are vulnerable to new shock … (20 comments)

selling: Appraisals Delays and the Cause and Effect of these delays to all involved. - 09/05/09 11:23 AM
Appraisals Delays and the Cause and Effect of these delays to all involved is just amazing.More often then I would like to know, Appraisals have been consistently reaching Lenders late. There have been a number of discussions about Appraisals by Realtors and Mortgage Brokers and the delays that this has caused in obtaining loans for the Buyers.
As the Real Estate market continues to move slower then we would like, Sellers, Buyers, Realtors and Mortgage Lenders all remain uncertain. We are looking at these trends and first thing we need to do is to adjust our way of doing business.

selling: Century City,CA. Condominium Market Report for August 2009 - 09/04/09 07:08 PM
Here we are the Century City, CA Condominium Market Report a bit late, nevertheless still interesting. I find it always interesting when you talk to people who like to generalize how the real estate market is, based on their feelings, emotions or what they have heard in
The Active listings have decreased by about five from last month. In the big picture that is negligible when you see that there are currently 309 Condominiums on the Market.
The ones that are in Escrow and have not removed their contingencies are identical to the month before. There are 34 accepting Backup Offers.

selling: Marina Del Rey, CA Condominium Market Report for July 2009 - 08/05/09 12:40 PM
Marina Del Rey, CA Condominium Market Report for July 2009. I have been covering three different micro market areas on the West Side of Los Angeles and the trends are very similar. Month over month since January the volume of sales have increased.
This is interesting news for the over well being of the Real Estate Market. I am particularly interested in the Marina Del Rey Condominium Market, since not only do I sell here, but I live here as well.
Currently as of July 31st 2009 there are 183 Active Condominiums on the Market
Accepting Back Up Offers are 26 … (4 comments)

selling: Playa Vista,CA July 2009 Real Estate Market Report - 08/04/09 01:31 PM
Here is the Playa Vista, CA.  July 2009 Real Estate Market Report. I have been extremely busy and grateful for it, hence the delay in my monthly Real Estate Market Report for Playa Vista, CA. I finally started seeing in various media headlines about the Real Estate Market getting some life into it.
I find it ironic and rewarding at the same time. Ironically I have been saying this with my monthly Real Estate Market Reports since January of this year, that month over month I have seen this trend and the numbers prove that there have been steady increases.

Since the beginning of 2009 you have read my reports and I have been showing the numbers and you could see that the Real Estate Market has been improving month over month in Century City, CA. The volume of sales has been quietly increasing from the previous month as well as year. So it should not come as a surprise to any of my loyal readers what now … (4 comments)
