Franklin  Tn Homes sales were up 40% percent in November of 2012 compared to November of last year. The median price of homes in Frankin had a slight increase from $346,750 to $355,495 and the days on market is down to 69 days. With only 691 Franklin Tn Homes currently listed in the MLS, the absorption rate based on November sales is down to 4.9 months. With 212 pending sales, I expect December to be another busy month.

Franklin Homes market report October 2012 -  145 Franklin homes closed in October this year compared to 103 the same month last year. The average price of Franklin Tn homes sold increased 14.5%, from $377,966 last year to $432,170 this year. Buyers are looking for larger homes again with the average size of homes increasing from 2988 square feet last year to 3206 square feet this year. With 203 Franklin Tn homes currently pending sale, it looks like the sales increases will continue at least for the near future.

Franklin Homes sales for August-  the absorption rate for Franklin homes is down to 4 months. The average and median prices also showed some very impressive gains. If you want to buy a Franklin home, realize that the selection is shrinking and it's starting to get more expensive every day. It you wanted to sell, it's a lot better than last year.

Franklin Homes Sales Increase 15% in May 2012 – If you are in the market to buy a Franklin Tn home, my suggestion is to be prepared for a shock. The market that was, is gone, and the market we have now is a sellers market in most of the popular neighborhoods, with multiple offers on the first day the home is listed is some cases.
 It all depends on price and condition as always, but neighborhoods like Fieldstone farms and Mckays Mill are getting list price for most of the homes sold, and they are usually under contract within 30 days.

A Japanese Cherry Blossom Tree was donated to the City of Franklin by the The Consulate-General of Japan in Nashville to commemorate the 100th anniversary of the gift of cherry blossom trees from the people of Japan to the people of the United States. The tree was planted in Pinkerton Park on March 23.
 Japan donated 3,000 cherry blossom trees to the United States in 1912 in an effort to “bridge” the two countries and to improve relations. Many years ago, after I first moved to the Franklin area, I was in a local restaurant that had paper placemats on the tables. The placemats displayed historical facts about the city of Franklin and the surrounding areas. As a history buff, I remember reading all of the information and committing some of it to memory. Among the information was a statement that Franklin, Tenn. was the first town or city in America named for Ben Franklin. I accepted it as probably true and have not given it a great deal of thought until recently.

Franklin Homes sales increased 32 percent in December of 2011 compared to 2010 with 128 homes sold compared to 97. The median price of Franklin homes sold was up 8 percent at $387,500 compared $356,458. With 643 Franklin homes currently listed in the Nashville MLS as available for purchase, the absorbtion rate is now at a little more than 5 months swinging to a much more favorable sellers market. 106 Franklin homes are currently pending and another 48 under contract.

Civil War Days set for Oct 16th and 17th in Franklin TN - The annual Franklin Civil War Days are scheduled for Saturday and Sunday at Harlinsdale Farm. This year marks the 146 th Anniversary of the Battle of Franklin that resulted in approximately 10,000 casualties in five hours in what was one of the bloodiest battles of the American Civil War.

Speechless Sunday - If you haven't been to the Factory in Franklin Tennessee, then you haven't seen this. The factory in Franklin is a restored factory building dating back to the depression that is now used for retail shops and office space. It's really cool.

 This year all alcohol in the "Jazz Café" is produced in Williamson County. Beer will be provided by Cool Springs Brewery and wine will be provided by Arrington vineyards.
