Green Investments Yield More Than Savings (Part I)
It's no secret anymore.  The inconvenient truth presented to the world by former vice president Al Gore and a multitude of ecological activists and organizations is that our environment is changing in ways never before imagined, and unfortunately, these changes are not positive, but rather detrimental to existence of life as we know it.  We can't bury our heads in the sand anymore and pretend that it will go away, but there are measures that we can take to help shift our course and save on our housing budget as well.  So, even if … (0 comments)

fort bragg: Countrywide Closes Wholesale in Raleigh - (Realtors Stay Informed) - 10/06/07 03:43 PM
Countrywide closed the wholesale division in Raleigh, at first I was nervous.  Realtors often feed into the media induced coma about the market, this time I went t-o the source.  Countrywide closed the wholesale division, what does that mean to me the Realtor?  Countrywide will no longer be buying the secondary loans from the smaller Mortgage Brokers.
Why?  Countrywide looked at it's numbers and the numbers in respect to foreclosures.  The majority of the loans that are being defaulted on are ones Countrywide purchased from the smaller mortgage brokers.  I applaud countrywide for cutting the fat!  If you look at your … (5 comments)

fort bragg: One Size Does Not Fit All - Homeowners Insurance Policy - 10/06/07 02:43 PM
One Size Does Not Fit All
It's just a fact of life that people like choices.  One size does not fit all, and the same is true concerning homeowner's insurance policies.  Perhaps you've decided that you've outgrown the starter home you currently occupy.  You've just found the perfect luxury home in Fayetteville, NC.  It's located in the lovely Forest Creek subdivision, but is the same coverage you purchased for your starter home appropriate for your newest investment?
In previous blogs, basic and broad forms were briefly explained.  They were possible choices, and while something is definitely better than nothing, you still other … (0 comments)

fort bragg: A Moment of Truth - Real Estate Bubble - Pop? (Part 2) - 10/04/07 10:08 PM
Real estate markets can be similar in nature at times.  When a bubble builds, there is a positive frenzy from increased market valuations of homes, but this kind of economic upswing can't always be sustained.  Why?  There are a variety of reasons, all focusing on the economy, whether it is the local economy or national economy.  Financial institutions may be naive or negligent and dole out loans to everyone, including financially irresponsible individuals.  A negative shift in the job market and occupational outlook may occur, and people suffer a decrease in income.  Anything that causes a change in the economy can … (0 comments)

fort bragg: A Moment of Truth - Real Estate Bubble - Pop? (Part 1) - 10/04/07 02:51 PM
A Moment of Truth
Within the prattle of market talk, there has been frequent discussion of real estate or housing bubbles, and bubble booms and bursts.  Ask people who are not in the business if they understand the meaning behind these big buzz words, and they may have a general idea based on nightly news reports, but more than likely they do not.  Stepping into the shoes of a potential buyer and having to make such a significant economic decision, hearing all of this chatter can be frightening.  What does it all mean?
Admittedly, it is difficult to offer a simple explanation to … (0 comments)

For Sale Buy Owners (FSBO), do you truly know what the current market conditions are in your area?  If not, please consult a Realtor to be properly educated on the Overall market.  In Fayetteville NC (Fort Bragg) Real Estate market I have notice a tremendous increase of FSBO signs and registered members on the militarybyowner.com websites.  The market is a buyers market in Fayetteville NC, but FSBO are under the impression that now is the time to brave selling your home on your own.  A Realtor who is verses in marketing and pricing will price your home according to Current market … (1 comments)

fort bragg: Investors Paradise – Fayetteville, NC (Fort Bragg) Real Estate Market - 09/01/07 03:37 PM
Fayetteville North Carolina is a hidden gem that most investors are totally unaware of.  The market in Fayetteville is currently a buyers market, ripe with great investment opportunities.  Fayetteville Home market is one of the most undervalued markets in the country.  According to CNN Money report, Fayetteville NC Real Estate market is the nation’s most undervalued market.  The medium sales price is hovering around $175,000, which makes it about 21 % below equilibrium.  We need to look at this a little deeper, from a very detailed level:

Is this an Investors Paradise?  (My Vote is Yes)

fort bragg: What will our returning Military Service Members do with all that Tax Free Money? Purchase a home? Or Purchase a Vehicle? - 09/01/07 03:08 PM

Our military service personnel are in a unique position, upon retuning to the US.  The military is deploying many of the units for periods ranging from 12 – 18 months.  Realtors who service military personnel should be aware of the potential purchasing power of our service members.  Being prior military and servicing the Fayetteville, Fort Bragg and Pope AFB region we are very aware of the economic impact to the our region.  Service members who are deployed outside of the United States are not taxed during that period, and typically save a large portion of their pay for a large purchase … (5 comments)

fort bragg: North Carolina’s New Real Estate Contracts – (Please Read the Contract) - 09/01/07 02:14 PM
Have you taken a look at the New Contracts?  Or better yet, have you actually read the new contracts?  In our society of instant gratification, we must continue to be the professionals that we are.  I’ve seen many contracts from many different Realtors both new and old that made me say wow.  Realtors often make the Attorneys appear to be smarter that they really are.  We as Realtors should not just fill in the blanks, but should read the contracts so we can explain it thoroughly to our clients.  I would expect my Physician to explain a procedure I was about … (3 comments)

fort bragg: Why Should Realtors support RPAC and Consumer should Support their REALTORS? In NC, One Phrase "The Home Tax" - 09/01/07 01:44 PM
Realtors and Potential Home sellers should be educated and aware of the Land Transfer Tax fight in the State of North Carolina.  Why?  The tax would have potentially impacted Home Sellers to pay an additional 1% tax on the sell of their home.  The tax would adversely impact areas, such as Fayetteville, NC with a large military community.  Why?  The military family members move every 3 – 5 years, taking the additional funds out of our hard –working military member’s pockets.  Consumers, always ask your Realtor the tough questions so that you’re well informed with potential changes to your bottom line.  … (0 comments)

It is true that people as individuals have different needs and wants, so why shouldn't the same be true regarding the purchase of a new home?  This being said, give some thought to building your own luxury home in any one of a number of Fayetteville, North Carolina's developing communities, for instance, the Gates Four subdivision, Silver Creek, Greystone Farms, Fairfield Farms and Forest Creek these communities boasts some lavish amenities such as a full service private club, championship golf course, and horse stables.

fort bragg: What a great time to be a REALTOR in Fayetteville NC! - Helping Our Military Members and Family Moving to Fort Bragg - 09/01/07 12:22 PM
With the initiation of the Base Realignment and Closure Act, better known as BRAC, Fayetteville, North Carolina can expect to welcome an estimate of 18,000 to 45,000 new citizens between 2006 and 2011.  By no means is Fayetteville just a sleepy little hollow, but rather an All-American city on the rise.       As expected, with such astounding diverse population growth, concerns arise, one of the biggest of which is housing.  Where will these people live?  Can Fayetteville sustain a population boom of this magnitude?  Simply put, the answer is yes.  In an age where comfort has become the key, luxury homes in … (0 comments)

fort bragg: VA Home Loans (Part II) What are the Benefits to the Service Member? - 10/14/06 06:25 AM

The use of your VA entitlements provides you many benefits.  Do you know what a summary of those benefits are?

Q: What is a VA Guaranteed Home Loan? A: VA guaranteed loans are made by private lenders, such as banks, savings & loans, or mortgage companies to eligible veterans for the purchase of a home which must be for their own personal occupancy. The guaranty means the lender is protected against loss if you or a later owner fail to repay the loan. The guaranty replaces the protection the lender normally receives by requiring a down payment allowing you … (0 comments)
