grand rapids hud homes: Real Estate wholesaling and Using Detachment to succeed - 06/21/07 12:22 AM
Real estate wholesaling is one of the most powerful wealth builders that does not require cash or credit. Far too many people complicate the wholesaling real estate process with their "what if" worries. What if I cannot find a buyer? What if the market changes? These are just a couple of the "what ifs" that first time and even seasoned real estate wholesalers spend far too much time on.Detachment is the process of pulling your emotions away from the outcome of any scenario. The process of detachment will help you pull your emotions out of the real estate transaction. Detachment leaves … (2 comments)

grand rapids hud homes: Real Estate Wholesaling: Locating Buyers part 1 - 06/12/07 12:30 AM
I get email virtually every day from people who want to know where to find buyers for their real Estate wholesale deals. I see countless posts on here of people asking where to find buyers. So I figured I would put together most of the ideas that I have used or have seen used for finding buyers into a single post.I am sure there are countless other places and ways to find buyers beyond what I am mentioning, so I will leave it up to other people to fill in the blanks that I have missed.Keep in mind these are ways … (0 comments)

                                                 **************************
This is a true story that just happened this year. I purchased a 3 unit investment property in my hometown.  In the Middle of winter one of my builders got to the jobsite and called to tell me someone had broken in.  I asked if they had stolen any of the tools?  Oddly enough he couldnt find anything that was stolen, even though we had about $4000 in tools left in the house.
Call my contractor … (5 comments)

grand rapids hud homes: Flipping Fools bird dog real estate odyssey - 02/25/07 10:17 PM
Flipping Fools Foreclosure Odyssey
My posting has been rather limited lately as I have been unbelievably busy doing real estate though I wish I had more time to write about it. Let me tell you in 2007 we are blowing the doors off of the "Slow" Grand Rapids Real estate market. Here is a samplings of deals completed and done so far, I dont put numbers down to brag or toot my own horn (though I have grown to love that sound) but more to show what any idiot like me can do in real estate, in one of the worst real … (5 comments)

grand rapids hud homes: Real Estate Bird Dogs Summer Job - 02/13/07 11:49 PM
Looking back at the high school and college summer jobs that I worked, I am amazed at the amount of time and energy that it took me to make $4,000-$5,000 in a summer. I would slave away at the construction site the entire summer for $6-$10/hr. I should have been a real estate bird dogI was working so hard, and so long, that often times even in my free moments I would fall asleep instead of being out enjoying my youth. I guess at the time it was all that I knew, therefore it was all that I did. "I wish … (2 comments)

grand rapids hud homes: Is Real Estate Investing Really Risky? - 02/05/07 10:37 PM
At first glance it seems that people dont become real estate flippers becasue of the risk involved. Is real estate investing really risky though? To me, the measure of risk is how many factors are there that cannot be controlled. People might say that bungee jumping is risky, it may be risky if your doing it off a shaky wood bridge by a drunk guy in mexico, but bungee jumping is really not risky at all when you are doing it at a place that does bungee jumping everyday and has a time tested track record. When you say something like … (0 comments)

grand rapids hud homes: Follow Me Flipping Grand Rapids Foreclosures Part 3 - 02/04/07 12:06 AM

So I forgot my flashlight the day I wrote the offer and normally I dont look at any Grand Rapids Foreclosures that I buy for more than 5 minutes (No i'm not kidding) for fear of what I might find. I usually just figure there will be something wrong with everything.
So I ordered the termite inspection and as always elected not to have the guaranteed inspection which would have only been $50 more. Well, it had termites which turned out to be a blessing if you can believe that. Because of the termites I decided I should go check out … (2 comments)

grand rapids hud homes: Caught in Analysis Paralysis? - 01/25/07 10:51 PM
I dont know about you, but I have been caught getting ready to get ready far too many times. Many new investors get caught only learning instead of doing. They dont do, because they fear failure.I remember when I was a boy and my uncle told me he was millions of dollars in debt doing sub divisions and other real estate ventures. I asked him "doesnt that scare you to have that much debt" he replied "you know what Eric they can only take my house once". I have been living by that saying for quite sometime now. Fast forward 20 … (0 comments)

grand rapids hud homes: Lifes Little Lotteries - 01/25/07 10:47 PM
What do you think your chances would be of making $20,000 if you read a good real estate book or took a great course and applied everything that you have read. What if you were really bad and could only muster a 33% chance of making the money? That is the weird thing most people would enter any $20,000 drawing if the tickets were only $100 and they had a 33% chance of winning. The funny part to me is that your odds of winning a drawing are based solely on chance, where as your odds of buying a ticket for … (0 comments)

grand rapids hud homes: Hows The Market Going? Another Perspective - 01/25/07 10:43 PM
If you ask many of the real estate agents out there, "Hows your market?". They will always tell you exactly what the general market conditions are, "oh are markets slow right now", "oh its getting a little better", these are all answers that I have heard. It is very important to keep in mind that an agent or investor does not have to be affected by his/her marketplace. I have had agents tell me the market is very slow meanwhile I am doing better than ever. Essentially "their" market is very slow. Yes, real estate trends do predict what the large … (0 comments)

grand rapids hud homes: 2007 Goals (short version) - 01/11/07 06:37 AM
A brief overview of my 2007 Goals I have never understood why 95% of people spend more time putting together a map of how to get to their vacation spot, than they do putting together the map that will shape their lives. Without goals you are essentially trying to put together a puzzle without having a box to look at the picture on. 1. Rehab 20 homes and sell at least 13 of them Steps I have taken so far a. I am currently rebabbing 11 properties so I am off to a good start 2. Make at least $200,000 flipping, … (1 comments)

grand rapids hud homes: Great day of investing - 12/30/06 07:36 AM
5:00 So I wake up this morning to run out and check out a cottage that I have just purchased out of foreclosure. When im done with it it will sell for about $80,000 and I got it for $24,000. I will maybe stick $10,000 into it. I could be happy with a $45,000 return, and I get to use a lake house for 2 years. Then comes the 1031 Exchange. Then comes the next good deal on a lake house. So anyway on with my great day 8:30 Got a call from a realtor who is righting an offer on … (0 comments)

grand rapids hud homes: To Buy or Not to Buy In "Bad Areas" - 12/30/06 05:17 AM
I am in a very slow market right now and buying could be very dangerous if you dont know what your doing, but I'm loving it. Where do you buy in a bad market? Easy answer, anywhere you can make money. I like the "bad areas" right now. Why, because most investors dont want to buy there. The nice part about bad locations is that the homes are so cheap, that while your waiting to sell you can cashflow like crazy with tenants. I have been buying Grand Rapids Foreclosures, and Grand Rapids HUD homesMy last bad location homes have been … (2 comments)
