aurora real estate: Cambridge Countryside - Townhomes on Aurora's North Side - 05/06/11 06:05 PM
Cambridge Countryside is the second subdivision in my three-part feature of Aurora far north-side subdivisions.
The Cambridge Countryside Subdivision is located in the same area as our last featured north-side subdivision, Butterfield. It is located between Eola and Kirk on Butterfield road and can be accessed VIA Du Page Parkway. The townhomes of Cambridge Countryside are fairly large as townhomes go and feature stylish exteriors with partial brick exteriors. Many of the models also include double-story living rooms and some even include full basements. One of the popular features of Cambridge Counrtyside Aurora is that the homes feed into IPSD … (0 comments)

aurora real estate: Spotlight on Butterfield Subdivision Aurora - 05/06/11 05:39 PM
I like to occasionally feature local communities that I do business in around the Fox Valley. Today, I'd like to feature one of three far north-side Aurora subdivisions that I'm working on this week.
Butterfield Subdivision - this community is located on the far north side of Aurora between Kirk and Eola roads and can be accessed off of Du Page Parkway on the south side of Butterfield Road. Butterfield homes include a variety of home styles including ranch homes, split levels and two-story. Butterfield is a tight-knit communtiy - you can find familes living in Butterfield where several generations … (0 comments)

aurora real estate: America's Roundhouse Sold to Two Brothers - 05/04/11 02:08 PM
I first reported this news item on my blog a little while ago - Two Brothers Brewing Company Purchases Former America's Roundhouse - and if you are familiar with the area, this has got to be one of the biggest real estate stories in Aurora this spring (the other big story will be the opening of the new WCC campus in downtown Aurora this spring). Many Fox Valley residents have been following the story of America's Roundhouse - the former Walter Payton's Roundhouse - for a while ever since word was released that the restaurant/microbrewery was struggling. Seemingly, one chapter of … (0 comments)

aurora real estate: Indian Trail West Subdividion Real Estate First Quarter 2011 Report - 04/04/11 01:07 PM
I just completed my analysis of the first quarter results for the Indian Trail West Subdivision located on the west side of Aurora. This large-ish subdivision of single family homes built in the 1960's and 1970's is located on the SW corner of Indian Trail and Edgelawn. It's surrounded by several other subdivisions that have homes built in the same general timeframe. Indian Trail West is a great source of information for a Realtor in Aurora because it represents a lof of different home styles - ranches, split-levels and colonials - that are popular on the west side of Aurora. It … (0 comments)

aurora real estate: McCartys Mill Subdivision Real Estate First Quarter 2011 - 04/01/11 04:19 PM
McCarty's Mill subdivision is located on the corner of Indian Trail and Randall Road. McCarty's Mill is located right next to Arrow Wood. Many of the homes are of a similar style but the homes in McCarty's Mill tend to be somewhat smaller. McCarty's Mill is one of the first areas I became familiar with as an Aurora real estate agent and one of my first sales was in this subdivision. The market was rather stagnant in the first quarter for McCarty's Mill. There were no sales in the subdivision during the first three months of 2011. Although two of the … (0 comments)

aurora real estate: Legacy Fieds Offers Great Legacy - 03/22/08 04:52 AM
Of all the townhomes available in the Fox Valley, perhaps one of the most popular complexes remains the Legacy Fields Townhomes. Located on Aurora's far east side near the Fox Valley Mall, Legacy Fields was constructed at the beginning of the millenium and features a lot of modern amenities that buyers are looking for in a home. You will find gourmet kitchens, fireplaces as well as finished lower levels in many of these townhomes. Also, the Legacy Fields Subdivision was constructed with a view in mind. Many of the buildings look outward to the surrounding woods, prairie or wetlands. There are … (0 comments)

aurora real estate: Abington Woods Townhomes Popular With Buyers - 09/15/07 04:45 AM
I went out and spent some time in Abington Woods this past weekend. When you think about a great townhomes complex that really looks sharp and is laid out well, Abington Woods should come to mind. Many of the buildings in the Abington Woods Subdivision are laid out vertically, side-by-side. This creates a common driveway on one side and a common "greenway" on the other. Abington Woods townhomes also include some of the most popular modern features such as large kitchens with breakfast bars, partial brick exteriors, 2-car garages and some also feature full basements - a feature you don't often find … (0 comments)

aurora real estate: Park Avenue is Right Down Your Alley - 09/15/07 04:09 AM
Last weekend, I spent the afternoon on the far east side of Aurora doing research on several popular townhome complexes. The first was Park Avenue Subdivision where I had an appointment to do a market analysis. This complex is located on New York Street just west of Eola and is in a prime location for buyers looking for a home that's close to both Aurora and Naperville. Some of the more popular features with the Park Avenue townhomes include pond and woods views, partial brick fronts and some units feature full basements. If you are a home buyer looking for homes for sale in … (0 comments)

aurora real estate: Oakhurst Subdivision - Information - 04/05/07 04:23 AM
Oakhurst Subdivision is located on the far east side of Aurora near the intersection of New York and Eola Road. This large community of perhaps 1000 homes features hiking paths, community parks and semi-custom homes. Oakhurst subdivision is divided into a number of smaller sub-sections known as "neighborhoods". Most neighborhoods can be located off of McCoy Drive which bisects the community. Most homes in Oakhurst feed into school district 204 and are conveniently located between the cities of Aurora and Naperville. Local shopping includes the Fox Valley mall as well as many other restaurants and stores along Route 59 just to the … (0 comments)

aurora real estate: Edgebrook Estates Subdivision - Information and Analysis - 04/02/07 03:13 PM
The Edgebrook Estates Subdivision is a small group of homes just south of Arrow Wood Subdivision on the west side of the city. Numbering perhaps 25 or 30, the homes of Edgebrook Estates feature expansive floorplans, modern features and reasonable values. Perfect for homeowners on the go, Edgebrook Estates homes are located close to the center of the west side of Aurora. Edgebrook Estates is also conveniently located closeby I-88, and Galena Blvd. Perhaps one of thie best features of this Aurora subdivision is the relative value of homes. Ranging in price from the high-$100,000s to the mid-$200,000s, homes in Edgebrook Estates represent … (0 comments)

aurora real estate: Rollingwood Colony Subdivision - Information and Analysis - 03/24/07 03:17 AM
I have just completed my feature page for the Aurora Subdivision known as the Rollingwood Colony Subdivision. This small group of attached homes is found in western Aurora and features perhaps 28 townhome-style homes. Although many of these homes feel like townhomes with attached garages, multi-story living and vaulted ceilings, this is actually a condominium community which means it's perfect for owners who don't want the hastle of exterior maintenence (lawns, siding, etc). These newer homes were built between 2004 and 2005 and many feature brick exteriors, small porches and patios, nice landscaping as well as luxyry interior features such as vaulted … (0 comments)

aurora real estate: Foxcroft Subdivision - Information and Trends - 03/23/07 10:54 AM
The large Foxcroft Subdivision is located on the NW corner of Indian Trail and Elmwood and features several hundred homes, townhomes, duplexes and condos. The location of this subdivision makes it a popular place for Aurora Real Estate - convenient to I-88, Orchard Road, Randall Road as well as the city of Aurora. Homes in Foxcroft really varry in price - making it a great community for all types of buyers. Built in the 1970's, the community includes well-built, yet affordable homes - some over 2,000 square feet. Also a popular features is Foxcroft Lake as well as a small playground … (0 comments)

Home buyers looking for Aurora IL real estate should take a look at this area for nicely-appointed homes with reduced upkeep requirements. The Townhomes of Orchard Valley Village feature perhaps 100 townhomes located on the SW corner of Orchard Road and Indian Trail. With prices ranging in the upper 100's - these townhomes - often with 2-3 bedrooms and 1.5-2.5 baths are great options for professionals on the go. For those looking for a little more space, the single-family homes in the western portion of this subdivision are perfect. Many … (0 comments)

aurora real estate: Cherry Hill Subdivision - Information - 02/25/07 09:32 AM
Cherry Hill Subdivision is located directly across from Orchard Valley on the southwest corner of the intersection of Galena Boulevard and Orchard Road in the western portion of Aurora. The homes of Cherry Hill were built over a long stretch of time - from the 1960s to 1980s. This means that there is quite a wide variety in home styles and sizes. In 2006, home prices in Cherry Hill ranged from $252,000 all the way to $320,000. 2005 sales data is no longer available, but there are usually few homes on the market in Cherry Hill each year. Homeowners in Cherry … (0 comments)

aurora real estate: McCarty's Mill - Market Trends and Information - 02/22/07 01:25 PM
McCarty's Mill Subdivision is inexorably linked to Arrow Wood Subdivision by both common area (the two are connected on pretty much every street) and style of homes. Built in the late 1990's and early 2000's and somewhat larger than it's sister subdivision - McCarty's Mill features well-built homes that are slightly smaller than the neighboring Arrow Wood homes built by Pulte. Many of the homes in McCarty's Mill include fairly generous back yards and basements are almost standard. In 2006, a total of 6 homes sold in this subdivision, ranging on the low end from $220,000 for a 3BR 1.5BA home … (0 comments)

aurora real estate: Kensington Lakes 2006 Market Trends - 02/20/07 01:57 PM
Kensington Lakes Subdivision features perhaps 125 homes on the west side of Randall Road just south of Indian Trail. In 2006, only 8 homes sold in the subdivision - down from 11 in 2005. Prices were up in 2006, with the lowest sales price realizing $269,900 and the highest $293,000. This is up from 2005 prices where the low price represents a bankruptcy sale at $217,500 and the high end was $273,000. This was a fairly significant increase in sales price ranges over 2006 - a year that saw prices of Aurora Real Estate in other parts of the city fall 5-10%. … (0 comments)

aurora real estate: Golden Oaks 2006 Market Trends - 02/14/07 06:10 AM
Golden Oaks Subdivision happens to be one of the communities I actively farm, so the local market trends for the area are particularly important to me. 29 Homes sold in Golden Oaks in 2006 - down from an average of 35. Prices in Golden Oaks continued to go up in 2006, unlike other areas. The min sales price in the subdivision in 2005 was $178,000 while it rose to $194,000 in 2006. While the highest price yet recorded in the subdivision was in 2005 for $254,000, 2 of the top 10 sales prices in Golden Oaks were realized in 2006 - … (0 comments)

aurora real estate: Golden Oaks Information and Analysis - 02/12/07 11:22 AM
Golden Oaks subdivision is located on the SE corner of Randall Road and Sullivan Road. It's about 400 homes built by Pulte in the early to mid 1990's. Golden Oaks is considered a hot subdivision for first-time buyers because of reasonable home prices and solid construction. Because of this, there is often a lot of turnover every year in Golden oaks as first time homebuyers seek Aurora IL real estate to move up into.
In 2006, fewer than average homes sold in Golden Oaks. While an average year would see nearly 35 homes sell, in the past 12 months, only 26 homes … (0 comments)

aurora real estate: January Market Trends - Aurora Illinois - 02/06/07 03:03 AM
January Market Conditions - Aurora Real Estate
Detached Style
The median price of homes in Aurora was steady in the month of January, staying at $224,900. On the other hand, the average price of homes sold during the month of January rose from $187,750 in December to $199,000 - a fair recovery from the sharp drop at the end of 2006. The number of homes on the market rose in the month of January, from 1,143 units in December to 1,220. This reinforces our theory that our spring market actually started early this year - at the end of January and the spike … (0 comments)

aurora real estate: Aurora Illinois - Community Information and History - 01/07/07 06:46 AM
Aurora, Illinois
Aurora Illinois was founded in 1834 by the McCarty brothers, Joseph and Samuel from New York. Real estate played a big part in Aurora's beginnings - the brothers were looking for a place to build a sawmill and the Fox River afforded them the perfect opportunity. They bought real estate from the government and several squatters east of the Fox River and named the new community McCarty Mills. The budding town soon became a stagecoach stop on the road from Chicago to destinations west. In 1854 a town named Hartford started to grow on the west side of the Fox … (0 comments)
