The Mortgage Debt Forgiveness Relief Act is expiring and that means that homeowners who are facing short sales or foreclosures  may have to pay the taxes on the money that forgiven in 2014.  The Mortgage Debt Forgiveness Relief Act has finally run its course, and many homeowners will now be on the hook for short or foreclosure taxes in 2014.
 
The Mortgage Debt Forgiveness Relief Act was passed in 2007 and it provided a tax exemption to homeowners  whose debts were forgiven thought a short sale or foreclosure.

Eleven homes were sold during the week.  Of the eleven homes sold, 6 were single family, 1 was a condo, 3 were townhouses and one was a triplex.  Sales prices ranged from $411,000 for a Willow’s condo to $1,316,250 for a gorgeous three bedroom, 3206 square foot home on the water at Ballena Bay.

Fourteen homes were sold during the week.  Of the fourteen homes sold, 8 were single family, 3 were condos and 3 were townhouses.  Sales prices ranged from $235,000 for a small condo in original condition to $1,800,000 for a gorgeous five bedroom home on the fringes of the Gold Coast.

In Alameda in February 2012 the number of single family homes for sale was 39.  The median sales price was $459,900 with the average days on the market of 22 days.

In Alameda in March 2012 the number of single family homes for sale is 22.  The median sales price is $507,500 with the average days on the market of 10 days.

 Inventory of Alameda’s single family homes has been dwindling since February 2011 when the monthly supply was 166 homes, about 5.25 months.  The monthly supply of inventory in February 2012 is about 1.8 months … (3 comments)

One step in the greening of Alameda begins next year when every store selling packaged food in Alameda and the other 13 cities in Alameda County will not be able to provide single-use bags to their customers. By virtue of this ordinance Alameda County Waste Management Authority has taken a giant step toward becoming a greener place.  The Alameda County ordinance would prohibit use of single use plastic bags at the point of sale, that is the check out counter.

 Condos are finally selling and now when our inventory has disappeared.  As of February 2012 the inventory was down to a little under 30 units.From February 2011 to February 2012 condos availability has shrunk 37%.

 Since February 2011 single family homes which are actively for sale are trending down 19% in February 2012.  Inventory is at a very low point presently.

The number of single family homes which have sold since February 2011 is up 7% as of February 2012.  2011 has been a volatile market as evidenced by the fact that in June of 2011 there were 45 homes which sold as opposed to January 2012 where there were only 13 units sold.
