 Alameda homes average sales trend is up 8% since the fourth quarter in 2010.  However homes sales are decreasing since the second quarter of 2010 from 142 homes sold in the second quarter of 2011 to 128 in the fourth quarter of 2011.

 
The average sale price for homes is Alameda has been trending down since the fourth quarter of 2010 when the average sales price was $562,000.  The fourth quater 2011 average sales price for homes is $470,000. There was a short lived spike in mid-February 2012 when the average sales price went up to $504,000.  … (2 comments)

Everything from vintage toys to textiles to colorful dinnerware was for sale at the Alameda Antiques by the Bay.  The day was warm, the crown enthusiastic and the vendors ready to show off their merchandise.
 
We arrived at 8:30 am to find that the huge parking lot was nearly full.  Bargain hunters and people looking for unique items were prowling the rows of vendors for the perfect item.  There were over 800 booths and each has its unique things for sale.

Short sales increased 50% from 2010 to the end of 2011.  In the year 2010 there were approximately 30 homes that were sold as short sales.  By contrast there were approximately 41 detached homes in the year 2011 that were sold as short sales.  There were approximately 10 condos that were sold in short sales in 2011 vs. approximately 3 condos in the year 2010.

ALAMEDA HOME AFFORDABILITY  According to the National Association of Home Builders and Wells Fargo Bank home affordability is at a 20 year high.  74.6 percent of all new and existing homes sold nationwide in the first quarter of 2011 were affordable for families earning the national median income of $64,000.

EYE ON THE BAY - CITY OF ALAMEDA ON CAMERA. Last Thursday a local CBS (KPIX) affiliate broadcasted a program all about my city, Alameda.  It was very good and entertaining and packed with a lot of information about Alameda in a half hour show.

ESCROW HURDLES  Last week I was talking with an escrow officer who told me that short sales are still causing the biggest problems with escrows.  One such problem concerns divorced couples, one of whom had signed a quit claim deed removing that persons name from the deed.  The difficulty arises when that spouse is still on the deed of trust.  Lenders will not fund without the divorced spouse signing off on the deed of trust.  Sometimes the the spouse is not available and this creates delays until the spouse can be found.

ALAMEDA HOMES SOLD 2011 PART 2   Alameda is a community of about 75,400 people.  There are approximately 32,010 housing units in Alameda.  Alameda is a wonderful community which has been compared to a Midwestern town on the San Francisco Bay.  Our schools are very good, our weather is pleasant, our streets are tree lined and our neighborhoods are charming, and our Victorian homes are lovely.

50,000 POINTS AND COUNTING  I noticed that a number of ActiveRainers reached the 50,000 point plateau this past week.  Count me in with that group.  I am now at 51,352.  Whoopee!

ALAMEDA WALKS  The Alameda Recreation and Parks Department sponsors ALAMEDA WALKS  a program started in 2003.  The program was initially a collaboration of the Alameda Recreation and Park Department, Pedestrian Friendly Alameda and Alameda Collaborative for Children, Youth & Families.  According to Patrick Russi, Recreation Supervisor, Alameda Recreation & Parks,  the goal was to get people out of their homes on Saturday mornings for a little exercise and a chance learn a little about the city of Alameda.

STAGING ADVICE   I  attended a seminar last week in which a stager offered some advice to the Realtors in the audience.  She said the usual things about de-cluttering, cleaning, repairing and depersonalizing the home.  She said that statistic show that staged homes sell 78% faster than empty homes. She suggested agents should ask the seller what they loved about their house and what made living in the house special.  Staging the home to capitalize on those features will capture more buyers.

WHAT'S YOUR SIGN? No this isn't a pick up line from the 70's.  This is my answer to the ActiveRain/Kodak challenge.   
My broker has very set ideas about what type of signs we use.  He likes uniformity, meaning signs, flyers and other advertising must be color coordinated with our logo in mind.  So when people see our signs, flyers, etc. they know they are seeing a Gallagher & Lindsey home for sale.  We consider use of signs an important marketing tool.  Neighbors, walkers, people driving through the neighbor all know that the house is for sale.  My company … (16 comments)

LET'S TAKE A FLYER.  No I don't mean let actually take a flyer.  I am writing about the ActiveRain/Kodak flyer challenge.
 
I consider use of flyers an important marketing tool.  Flyer boxes attached to the sign post are kept well stocked with flyers.  Neighbors, people walking and driving through the neighbor can pick up a flyer and read about the house. In the future, I will be attaching a QR code to the flyer box which will lead a visitor to a virtual tour of the house.

EARTH DAY IN ALAMEDA, CA  Alameda's Earth Day celebration was held at Washington Park.  The weather was beautiful, kids were having fun and the music was loud and good(I guess).  All in all, it was a wonderful day to celebrate the Earth and maybe think about a few things each of us might do to save it.  Happy Earth Day.

OAKLAND MUSEUM OF CALIFORNIA.  Its a hidden treasure in Oakland.  Located near Lake Merritt the Museum is a wonderful illustration of the diversity and charm of the State of California.  When it was built it was hailed as a museum that serves as a vibrant urban park and public space.  The Oakland Museum of California was created by City of Oakland when it merged three smaller museums, The Oakland Public Museum, Oakland Art Gallery and the Snow Museum of Natural History.  The museum's architecture, designed by Kevin Roche, combine three-tieres of galleries, terraces, patios, sculpture gardens, and ponds.

SUCCESS IN THE RAIN!  Here's my story.  January was a slow month for me.  I had been off the grid for 2 months because my husband had heart surgery and I became his caretaker. That is, a 24 hours a day, 7 days a week, caretaker.
