Real estate agents are licensed real estate professionals. The Commonwealth of Virginia requires that licenses be posted in a prominent place in the office of the real estate broker. If you don’t see that license, ask if the agent is licensed and ask if the license is current. Agents also carry a license on their person.
Agents are required to train and take courses, so ask about your agent about their training, and about what resources they use to locate either properties for sale or prospective buyers. If you are buying or selling a home, make sure the real estate agent has … (9 comments)

Marketing is how you communicate to customers and potential customers what you’re all about. How important is marketing?
If you’ve seen the Terminator then it should be apparent just how important marketing is. A good marketer never lies. A marketer selects the facts that are relevant and uses them to put his product in the best light.
One of the reasons a good realtor is an important asset when you’re seeking a new home is because a knowledgeable realtor might have an understanding or information that might not be readily apparent to you. As in the Mary Poppins example, home buyers sometimes … (2 comments)

Some people don’t mind an older kitchen. Some people like the feel of a kitchen that was put in long ago.
Others like an older kitchen because they like the idea of ripping out the old and putting in the new. It can be very gratify—not to mention financially rewarding—to … (6 comments)

Pedestrian-friendly homes for sale in Northern VA
I like walkable communities because fitness can be conducted while doing an errand. Additionally, walking can make a small cut back on gas expenses for short trips. Walking is nice for enjoying the seasonal weather, such as a chilly winter day. Walkable communities are nice for some animals, such as dogs.
Walkable community factors can include proximity to shopping, dining, parks, trails, and other amenities. An example of a walkable condominium community in Arlington would be Turnberry Tower, which is a luxury … (12 comments)

arlington: The Young Professionals Survival Guide to Condo Ownership and Growing-Up - 12/18/14 10:17 PM
Although there are numerous benefits to owning a condo which include the lifestyle that such ownership entails; individuals living as single, young professionals who are just starting out, are arguably the most notable beneficiaries. The economic benefits that condo ownership provides for this particular demographic are two-fold. First, owning a condo is certainly less expensive than owning residential property insofar as the material upkeep and residual costs that homeownership necessitates. Second, most contemporary condo buildings offer a host of wide-ranging amenities that would command a considerable cost to an individual homeowner but which can be enjoyed instead at a significantly reduced … (3 comments)

arlington: Ronald Reagan National Airport is along the water - 12/07/14 11:25 PM
Ronald Reagan Washington National Airport, formerly Washington National Airport, is on the Potomac across the river from Washington DC. Along with Baltimore Washington International and Dulles International, Reagan National is one of three major airports serving the Washington Metro area. Reagan National is easily my favorite of the three airports for a number of reasons.
Dulles and BWI are massive sprawling airports with shuttle buses and mobile lounges. Reagan National barely has enough room for the runway. I always like smaller airports. They feel like they are scaled to human beings. There is plenty of security at National, but … (1 comments)

arlington: How do your ratios affect your home buying power? - 12/02/14 04:46 AM
Two ratios are calculated by mortgage lenders to determine a buyer’s maximum loan amount:1) the front ratio and, 2) the back ratio.
Front Ratio: The total mortgage payment including principal, interest, taxes and insurance (PITI) as well as any condominium or homeowner association fees divided by your total GROSS income. Traditionally, this ratio must be below 30% Example: With a gross income of $5000 per month, a total mortgage payment (PITI) of $1350, the front ratio would be 27%.
Back Ratio: The total mortgage payment PLUS any car payments, credit card and any other loan payments including student loans … (3 comments)
