A new study contends that only 39 percent of U.S. communities are affordable for typical households when the cost of transportation is included in the calculation of housing costs.
The Center for Neighborhood Technology analyzed the Housing + Transportation Affordability Index, which examined 161,000 neighborhoods housing 80 percent of the U.S. population, and concluded that for most families, transportation is the second-largest household expense.

“I think we’ll see housing values rise 20 or 25 percent and then more gradual appreciation,” Morici says.
The problem, he believes, is the oversupply of housing. “Supply is a couple of years ahead of demand,” he says.
Other housing observers were less optimistic. “Foreclosures are still going to bite the market. Given the preponderance of negative housing data, we may see another leg down,” says Joseph Brusuelas, president of Brusuelas Analytics.

The Washington, D.C. area has emerged from the recent recession with Northern Virginia leading the way, a George Mason University economist recently told local Realtors.
George Mason University economist Stephen Fuller said the economic recovery has been underway for about 17 months and is stronger than analysts expected.
He pointed to bright spots for the No. Virginia economy:
1) Employment: Fuller said the manufacturing segment has led the economy out of the downturn with increased hiring for 17 months in a row. Gross domestic product is higher now than when the recession started in November 2007.

Several economists have recently revised their predictions on housing values to reflect a stronger-than-expected real estate rebound, and some have even doubled their original forecasts over the rise in home prices. For example, economists at Bank of America revised their home price forecast from 4.7 percent this year to 8 percent.
Capital Economics’ Economist Paul Diggle upwardly revised his home price forecast too, from a 5 percent projection to an 8 percent rise in home prices this year.

Ronald Reagan Airport is a primary transportation hub for Northern Virginia and DC. The next closest airport is BWI which is in Maryland.

The Beacon Mall shopping center is located right off of Richmond Highway. The shopping center hosts a variety of vendors including: restaurants, a grocery, a clothing store, and other miscellaneous shops. Beacon Mall is a great place to complete errands at, grab a bite to eat, and pick up products. The shopping center is very walkable and close to several different neighborhoods including Bucknell and Belle View.

housing: Housing Starts Rise in September - 11/04/10 06:10 AM
Spending on construction rose 0.5 percent in September with home building and government projects leading the way, the U.S. Commerce Department reported Monday.
Spending on home building rose 1.8 percent, but the increase was offset by spending on commercial construction, which dropped 1.6 percent. Overall, non-residential construction was at the lowest level since January 2005.
Housing starts rose 0.3 percent in September, the Commerce Department said, to a seasonally adjusted annual rate of 610,000 units – still low, but improving.

Real estate can be an engine or a brake for the U.S. economy. And today, it's mostly slowing things down.
"The housing market, since it was the epicenter of the crisis, is also central to the feeble recovery," says Ethan Harris, an economist at Bank of America Merrill Lynch.
Everything is interconnected: Employment is closely tied to construction spending, which is 25 percent below what it was in 2006. And because property values remain low, many people are mired in debt and can no longer rely on home equity to help them out of it.

About 12.5 percent of the population, or 37.1 million people moved to a new home in 2009, up from 11.9 percent or 35.2 million in 2008, the census found.
About 25 percent of adults ages 25 to 34 moved in 2009. That's up slightly compared to 2008, but down substantially from 32 percent in 2000. Older Americans also stayed where they were with long-distance migration falling to below 2 percent for people older than 60.

Base Realignment and Closure (BRAC) is service-wide restructuring of bases and personnel in the US military.  BRAC mandated at that about 20,000 jobs move to Fort Belvoir. As Belvoir adjusted to this influx, Army officials sought nearby facilities that would satisfy BRAC mandates, but would relieve pressure from the crowded gates of Belvoir.
As a result, last month, US Army officials announced the movement of 6,400 jobs to Alexandria. There was some opposition from state and Fairfax County officials, but ultimately the decision was made to pass-over an alternate site in Springfield and head for Mark Center in Alexandria.
