real: Do you know how are rental agents paid? - 12/18/13 05:14 AM
I just received this:

I am a student interested in the field of real estate. I understand that a real estate agent makes money on the sale of a property based upon a percentage of the final sale price. I was wondering how a real estate agent makes money on a lease of a rental property?

Thanks for the help, Jim

A landlord lists his property with a real estate agent for a number of reasons. The landlord benefits from the agent’s experience and connections, but also because the agent has access to the MLS (or Multiple … (0 comments)

real: Why Some Buyers Snap Up Retirement Homes Early - 12/18/13 05:02 AM
With home values falling over the past few years, some buyers are seeing a great opportunity to buy their retirement home now instead of waiting until they retire years later.

For example, in one of the largest retirement areas in the nation — Century Village in Boca Raton, Fla. — the average age of a new home buyer has dropped from the mid-70s to the low 60s in the last year.  Charlie Rocque, 56, may not be ready for retirement but he already bought his retirement apartment there for $20,000 (though it was valued at around $75,000).

real: The Art of the Price - 12/06/13 02:26 AM
Pricing is an art form that requires experience, a delicate touch and an understanding of what sets the price in your condominium community. If you need to sell your condo quickly: don’t reach for the highest price you could expect. Aggressive prices rarely sell quickly. On the other hand, there is no need to panic or become desperate. Don’t price too low and walk away from your equity. Price is very important, but if there is no market for your condo, you won’t get more market by giving away your equity. In a slower market, it’s a good idea to remain … (2 comments)

real: Do you know how may an appurtenant easement be terminated? - 12/06/13 02:25 AM
An appurtenant easement can be released by the dominant estate. An appurtenant easement is also released if the necessity for the easement no longer exists. An appurtenant easement is one of two primary types of easements. The other type of easement is an easement in gross. An easement in gross is attached to a particular person but the appurtenant easement is attached to a particular parcel of land. Either of these types of easements may be created in a variety of ways (express grants, express reservation, necessity, implication, prescription, agreement, and by condemnation). Each may also be terminated in a variety … (0 comments)

real: Do you know what happens when zoning laws change the value of a property? - 12/05/13 01:56 AM
Let’s say an imaginary developer named Harold Dumas owns a 100-acre tract of land along a major river. Harold plans to build a riverfront community
on this property; however, just before Harold applies for his building permit, he learns that the County has changed the zoning on his land. He is now prohibited from building residential development on this property. His property currently used as farmland can be used only as farmland or for light industrial usage. Can Harold expect compensation from the county for the loss he thinks he has suffered?

real: What to Expect From a Real Estate Agent - 12/05/13 01:54 AM
Your real estate agent is there to represent your best interests. Make sure you read any contracts before you sign them so you know exactly what to expect but the following tips should give you a general idea of what to expect.
Sellers agents should be aggressively marketing your property, including running advertising and holding open house events. Nesbitt Realty and Condo Alexandria place a special emphasis on Internet marketing because we believe that’s the future of real estate sales and the most effective way to find your home’s buyer.
As a home buyer, you should expect your realtor to listen … (0 comments)

real: About Home Ownership - 11/26/13 12:23 AM
Of course as a homeowner you’ll now be responsible for maintenance and repairs on the house. You’ll be a part of the neighborhood watch and the garden club. According to most studies, you’re more likely to vote, and to participate in local government activities. You’re now one of the landed gentry. According to the Rossi and Weber National Survey of Families, home owners possess significantly higher levels of self-confidence than renters.
Tax advantages are one of the biggest financial benefits of home ownership. The typical home owner that pays a $1,000 house payment will realize tax savings of about $120 each … (1 comments)

real: Condos at Founder’s Walk - 11/21/13 11:41 PM

Founders Walk is located just outside the Beltway off Van Dorn via Oakwood. It’s close enough for a long walk to the Van Dorn Metro and has great access for commuters headed to the Beltway or Alexandria. The neighborhood is quiet and well-maintained, surrounded by new and nearly new condos.

These condos are very nicely sized. You won’t find yourself making a compromise on size at Founder’s Hill. With newer kitchens and appliances, these are very nice condominium homes.

The parking is generous compared to many homes in and near Franconia or Kingstowne.

real: Arcturus on the Potomac - 11/20/13 11:56 PM
Arcturus is a bright star in the night sky and a common name for sailing vessels, but it is known to area residents as that place north of the bend in the Potomac at Mount Vernon.
There are several natural harbors in and around Arcturus and at one time the area was a fisherman’s get-away: the perfect place for DC anglers to escape from the city.
There are few remnants of the fishing shacks here. One is more likely to find a multi-million dollar estate home in Arcturus these days. Most homes by the Potomac have piers and docks. The wooded … (2 comments)

real: Buying later? Check your credit now. - 11/19/13 05:30 AM
It’s a good idea to checking your credit score before you actually decide to purchase a home, townhome or condo. Even if you think your credit scores are good, you will want to see what the bank will be considering and the scores they will be examining.
If you check your credit history now, you can find out about errors while there is still time to make a correction. You don’t want to find out about credit reporting errors at the last minute. Equifax, Trans Union and Experian (the major credit reporting bureaus) are ponderous and slow to react to problems. … (0 comments)

real: Canal Place in Old Town Alexandria VA - 11/11/13 04:16 AM

Canal Place is a great little community of brick garden-style condominiums located in Alexandria VA on the northern side of Old Town just off Pitt St. The community is composed of 7 three-story buildings with a total of 120 units. Between the buildings you’ll find gorgeous well-manicured gardens.

Most condos at Canal Place have either a fireplace, patio or small
balcony. The architectural detailing on these balconies and patios is
intriguing and little upscale.

I took this picture while the landscapers were busy tending the
lawn. The bag is filled with clippings. By the time they were finished

real: Do you know if disclosures are required in emails? - 11/08/13 12:06 AM
In the Commonwealth of Virginia, emails sent for the purpose of advertising real estate services must contain specified disclosures at the beginning or end of the message. Does that mean disclosures are required in all emails?
Let’s look at the case of Earl and Brian. Earl lists his home for sale with an agent named Brian. Earl is a busy guy and doesn’t like phone calls. Earl prefers email and thus he and Brian communicate regularly by email. Late one night, Brian replies to one of Earl’s emails but includes none of the required disclosures!

real: The pools at Watergate at Landmark - 11/06/13 04:01 AM

Balcony view to the center of the community
Watergate at Landmark is located in the West End of Alexandria between I-395 and I-495 (the Capital Beltway). In today’s market the condos at Watergate offer a measure of luxury and a convenient location at a reasonable price.

One of the many amenities of the Watergate is the large resort style pool.

But when it rains or in the winter, there is still a nice place to take a dip at the Watergate. Although not so large as the outside pool, the indoor pool is nonetheless quite pleasant, with plenty … (0 comments)
