will nesbitt: According to Census, Americans on the Move Again - 11/23/15 03:31 AM
After staying in place for years, bogged down by the financial effects of the recession, Americans are finally back on the move, according to the latest U.S. Census data.
In 2012, nearly 16.9 million people moved between counties, and 7 million made long-distance moves from one state to another. For long-distance moves, that figure was nearly 5 percent higher than 2010.
The recession had the effect of “freezing people in place” as they waited out a housing and economic slump, and now there’s “at least a thawing,” Kenneth Johnson, a demographer with the University of New Hampshire, told USA Today.

will nesbitt: On What Home Buyers Really Want - 11/16/15 12:21 AM
Home buyers want energy efficiency, according to a new study released by the National Association of Home Builders titled, “What Home Buyers Really Want.” Four of the top-ranked home features involve saving energy.
For example, 94 percent of buyers surveyed say they want energy-star rated appliances. Ninety-one percent said they want the whole home to boast an energy-star rating. What’s more, 89 percent said they wanted energy-star rated windows and 88 percent desire ceiling fans, according to the survey.
Home buyers are also paying more attention to the laundry room in homes. Fifty-seven percent consider a laundry room “essential” in a home and … (3 comments)

will nesbitt: Why prefer a condo? - 11/15/15 11:58 PM
There are many types of condominiums.   Some condos look like houses or townhouses; most look like high-rises or garden-style apartments. Even though a condo can look look like a townhouse or house, owning a condo differs from owing a fee simple property in many ways. There are aspects of condo living that some may view as advantages or disadvantages, and you should be aware of these before you buy.
Here are a few basic benefits and considerations of condo living to help you make your decision.

will nesbitt: Should I have a comparative market analysis? - 10/30/15 05:27 AM
One of the greatest skills that a Realtor can bring to the table for you is a knowledge of property values across a wide range of areas.  For a seller or landlord, this means you strike the right balance between getting the most value from your home and selling or renting it in a time frame that allows you to either move or capitalize on your investment.
Simply looking at a neighbor’s property and assessing yours based on their sale is fraught with dangers.  Realtors factor in not only differences in construction, floor plans, and location, but also have their finger on … (4 comments)

will nesbitt: Phony Landlords Scam Would-Be Renters - 10/05/15 07:19 AM
An increasingly common scam involves crooks posing as landlords for property they don’t own, taking a deposit from hopeful would-be tenants and then disappearing into the night with the money.
The Associated Press reports that Adam Christianson, sheriff of Stanislaus County, says “What you have is primarily young, unsuspecting victims who truly believe they’re entering into a legitimate rental agreement. Before you know it, the real [property manager] shows up and says `Why are you here?’ Then they’re out on the street, and also out the money for first and last month’s rent and deposit.”
One of the best way’s to avoid being … (1 comments)

will nesbitt: I am Thankful... - 03/19/14 01:39 AM
Here’s a republish of an article I wrote back in 2008. It’s still true, years later.

I hit the jackpot!

Yes … that’s right.

I hit the jackpot. I won the lottery. Mine is the lucky number.

I won’t be giving up my blog or my real estate business because I won the jackpot. In fact, I’ll be working harder than ever.  But today,
I pause to give thanks to God and family and friends and clients for this wonderful life of mine.

To tell the truth, I didn’t hit the lottery today. … (5 comments)

will nesbitt: How does number of bedrooms impact price if square footage is equal - 06/06/10 01:10 AM
Question:
All homes listed have 1.5 baths, are close in square footage (1200-1270 sq feet), historic, built in same time period (1870s-1880s), and located in the same neighborhood:
Home #1: Sold for $517/sq ft this month. Three bedrooms. Two of three bedrooms are small but would accommodate twin bed, nursery, or office.
Home #2: Sold for $518/sq ft this month. Two bedrooms. Renovated kitchen with granite, cherry, stainless.
My house, home #3, sold for $480/sq ft one year ago. One true bedroom. Also has a large room (but no door) that is used as informal living space or could be a … (3 comments)

will nesbitt: Great Falls National Park - 05/12/10 05:25 PM
Julie and I stopped by Great Falls National Park to do a little hiking. The weather was perfect, not to hot-not to cold. When I reached the Potomac I snapped a few pictures.
At Great Falls, the Potomac River builds up speed and force as it falls over a series of steep, jagged rocks and flows through the narrow Mather Gorge. The Patowmack Canal offers a glimpse into the early history of this country. Great Falls Park has many opportunities to explore history and nature, all in a beautiful 800-acre park only 15 miles from the Nation's Capital.

will nesbitt: Dad, what do you do all day? - 10/15/08 07:50 AM
When I come home exhausted it's tough to remember (much less explain) what the heck I did all day.

A lot of times, I answer calls.  I get calls from renters who want to rent condos and townhouses. I get calls from buyers who want to make appointments or who just have questions.  I talk to landlords who use our property management services.

Sometimes I really don't know the answer. But when I don't know the answer, I don't make it up.  I do my research and then I get back to my client.

Sometimes I get the … (7 comments)
