I am working with a buyer on a property out of state. They were supposed to close on the 5th and it is now the 14th and we just received loan documents yesterday.  The buyers are a bit frustrated to say the least. They were taken back a bit on the "details" and "fine tuning" needed to get this file to loan docs.

Why are there multiple offers on properties today? What is going on in the real estate market in the Sacramento Area?  A shortage of inventory is the problem. In this type of market it is imperative that you write a great offer. Just a short time ago I wrote another article about writing great offers.

I can't tell you how many times I have received calls on my listings from out of area agents that want to show my property.  Do these agents know my market? Do they know the neighborhood? Do they know about the schools? Are they aware of the rent controls in the neighborhood, are they aware of zoning restrictions?  How can they represent their buyers knowing nothing about the area?

I don’t play well with others!
In my experience, not all agents have good manners! They don’t communicate nicely and some don’t communicate at all!  Send the agent you are thinking about hiring an email, how quick do they respond? Or do they? Call a sign, do they answer your call? Leave a message, do they call you back?  These simple little tests can give you a taste for what they may be like when it comes to working with you!

Below is a chart that will give you a good explanation of why it is so hard for buyers to get into a home in this market.  This is a trend in real estate that we see all over, not just in Citrus Heights, CA. We currently have for sale in Citrus Heights, CA only 138 single family residences and 107 are pending as opposed to a year ago when we had 302 homes on the market with only 77 pending!  What a difference!

How many real estate agents have been asked that question....will you cut your commission?  When you go to a grocery store do you ask them to lower the price of your favorite cereal?  Or better yet, do you shop for the cheapest architect or the cheapest dentist?  Would you want the cheapest one or would you want someone who knew what they were doing?  I would hope to think that the old saying still holds true, "You get what you pay for."
