I am working with a buyer on a property out of state. They were supposed to close on the 5th and it is now the 14th and we just received loan documents yesterday. The buyers are a bit frustrated to say the least. They were taken back a bit on the "details" and "fine tuning" needed to get this file to loan docs. I live in this world - I eat, breathe, sleep in this real estate world, trust me when I say this isn't any news to me! I have seen many things in my 12 years in the real estate (0 comments)

It is critical that your offer is clean and strong. It is not unlikely to have 40 - 50 offers on a home in the Sacramento area. There are just not a lot of homes for sale right now. To (0 comments)

sacramento: All Houses Do Not Have Equal Protection!
- 09/23/11 04:07 AM
All Houses Do Not Have Equal Protection! Well, today both my Sacramento home seller and myself learned a valuable lesson. Always read the fine print and never assume anything. At the buyer's final walk through yesterday, they walked through a very disturbing scene. Vandalism. The house they were buying, and I am selling, had been struck by vandals. The sink was gone, windows were broken, water heater unaccounted for, brand new carpet missing, cabinet doors un-installed, interior doors removed, bathroom vanities missing in action! That's ok we can call the insurance company right? Isn't that what we carry insurance for, (5 comments)

sacramento: Are You Safe From Lightning Strikes?
- 10/31/07 12:00 PM
Lightning in the Sacramento area happens only a few times a year, maybe. I think there have been only a few times in my whole life that I can remember a bad thunder storm. We just don't experience extreme weather here. Well, Monday we had a few strikes, nothing much at all though. My son and puppy were scared to death. Actually, my son said he wasn't afraid of the lightning but the thunder. I told him that the thunder couldn't hurt him but the lightning could.
My son might have a different opinion when he hears what happened to this man's (2 comments)
sacramento: Stress-Free Homebuying Tips
- 10/19/07 05:05 PM
How can you help reduce the amount of stress during your home-buying process? Remember these tips:Find a real estate consultant that you are comfortable with. Home-buying is not only a big financial commitment, but also an emotional one. It's critical that the agent you chose is both skilled and a good fit with your personality.Don't wait for the "right-time" to buy. If you find a home now, don't try to second-guess the interest rates or the housing market by waiting. Changes don't usually occur fast enough to make that much difference in price. In any market, a good home, that is priced right, won't stay on (3 comments)
