title agency: Do you OWN your OWN Title Insurance Agency? - 05/14/13 06:44 AM
Do you own your own Title Insurance Agency?  Is your real estate office participating in a “Controlled Business Arrangement” or an “Affiliated Business Arrangement”? Do you “steer” all your buyers to your “In House” title company? Do you promise your buyers that YOU have control over the process IF they use your title company but not one of their own choosing? At the end of the month do you receive a nice check for your stock ownership of the new company?  Do you really have anything to do with the title company or is it just a convenient way to siphon … (2 comments)

title agency: Two cups of coffee, with one of them for the wall. - 01/08/13 01:54 AM
I recently had the awesome opportunity to take a week off from Family Abstract (thank you to my staff and my Partner) and visit my son in South Lake Tahoe. At Family Abstract, we have done settlements in Coffee shops, I am sure you have all met buyers and sellers in coffee shops, but I have not seen this remarkable phenomenon before, please read the story, it's well worth your time. (Jmho).
One afternoon I sat with my son in a well-known coffee shop in near Heavenly Mountain. As we enjoyed our lunch, a man entered and sat at a table … (121 comments)

title agency: Home OVERimprovements....Depends on your definition! - 01/03/13 09:05 PM
Are all improvements a good investment?  That would depend on your own definition of investment.  We make financial investments but we also make investments in our happiness.  What is the price of the calming waterfall, how much is the value of a Lilly Pad or a piece of drift wood?  What starts out as a modest Plastic Little Preform Pond becomes a 4500 gallon ecosystem, home to Koi, plants, algae and thousands of micro-organisms that in the end have no intrinsic value.  10 years ago, these fish were .99 cents each and a mere 2 and a half inches long, now … (17 comments)

title agency: Where in the World is YOUR Title Insurance written and examined? - 01/03/13 01:01 AM
More often, consumers and real estate professionals alike are unaware of how much work has been avoided - and how many basic "acceptable practices" have been ignored in order to issue their final title insurance policies.
In California (as in many states), the big title companies continue to illegally outsource title insurance functions to Third World title mills. The quality of the final product has plummeted, as the companies insist that the insurance policies are "good" - whether or not they are accurate or properly searched and examined. Taking a "business risk" has supplanted standard underwriting practice on a massive scale. … (0 comments)

title agency: The Fiscal Cliff, The Bird Feeder and Keeping it American - 12/28/12 12:25 AM
As the Fiscal Cliff looms ever closer, as BUY American begins again it's mantra to the deaf, as we appear to believe as American's we are Entitled and entitled we shall be, the title insurance arena continues to face it's own  demon. We received yet another example of a company from India trying to get into the American Title Industry. Using the American court records, the companies from India can produce and deliver property records quicker and cheaper than we can with our own records in America.  As they are a fact gathering outfit working out of India, I can almost … (58 comments)

title agency: Initiative... Be the Status Quo! - 12/27/12 12:01 AM
It was a little over 3 years ago when I took Family Abstract, a title insurance company located in Horsham Pa, that, along with my partner, is entering its ELEVENTH year, and did something we never did before.  As an initiator, I decided to embark on a new business model, I thought, "I have an idea, I'm going to start working on it tomorrow, I think it's going to work!  With those 2 thoughts, we were able to remain a successful title insurance company, and we continue to grow. Family Abstract has a combined 100 years experience, I have an amazing … (17 comments)

title agency: The paradox of playing to win or playing not to lose! - 12/23/12 11:37 PM
Let me give you an example from my own life. When we were just opening Family Abstract, our Title Insurance business I was very aggressive. I was willing to put everything I had on the line to succeed (mind you in those days, it was not much); nevertheless, it was all I had. For each new initiative, I would have to bet the farm on my ideas, and I never hesitated. I was always willing to use my house, my car, my time, anything I had for collateral on my ideas.
The paradox of playing to win or playing not to … (8 comments)

title agency: My Christmas Tree Lighting - 12/20/12 11:25 PM
I admit it!  I was Jelous!  We are one of the only two Jewish familes on the block!  Everyone else had lights, I wanted lights.  My wife told me, no way, You can't do it, you have no talent, it's not in your genes!  I said, "How bad can it be, it's only one tree".  So, I had the crazy idea to do it and beg for forgiveness later. I had no idea how it would turn out, I never strung lights before, but I was hard at it to say the least.  In a mere 4 hours,. with 30 minutes … (52 comments)

title agency: What is the difference between Christmas & Chanukah? Enjoy! - 12/20/12 05:52 AM
At Family Abstract we do settlements for people of all beliefs.  I am often asked to explain the difference between Christmas and Chanukah to people of many different religions at this time of year. I believe that these eleven points (with a hint of Jewish humor) will give you some answers to this age-old question.
1. Christmas is one day, same day every year, December 25. Jews also love December 25th. It’s another paid day off work. We go to the movies and out for Chinese food and Israeli dancing. Chanukah is 8 days. It starts the evening of the 24th … (6 comments)

title agency: Title Companies, I have a question, Please help!! - 11/14/12 05:29 AM

What is your sales pitch to the consumer?  Independent Title Agents... Help me get it down to an "Elevator" pitch.  PLEASE Give me your best reasons regarding the importance of using an INDEPENDENT.

I am getting some buyer leads and need to impress them immediately on the importance of Independent Title Agents verse the Realtors Agency or the Mortgage Company’s agency.  I sometimes get these prospects on the phone for a brief conversation or I am forced to leave a message and would like to have something "WOWLIKE" to leave. I do then follow up using A Weber e-mail … (0 comments)

title agency: How does Your Title Company talk to a consumer? - 11/05/12 01:27 AM
Family Abstract been in the title insurance business for 12 years (my prior agency for another 14 years) and fully understand that the Ultimate Client, THE HOLY GRAIL is the consumer, our issue is how do you talk to them?   How do you talk to a consumer if they don’t know your speaking to them?  When a consumer looks for the players to assist in buying a  home, they do this, on average 5 days every seven and a half years.   How do you keep a message alive for 7.5 years so at the penultimate moment the consumer thinks of your … (0 comments)

title agency: Top 5 reasons Consumers Need Independent Title Agents - 10/22/12 01:52 AM
There is much debate over the future of the Independent Title Agent.  Shrinking markets, Big Business, New Over-site Committees, Vetting, Disclosures, 5 Million Dollar E and O policies, Direct Underwriter Operations, Overseas operations, Lender Direct and Directed Agencies and we could go on and on.  The independent agent is the agent on “Main Street”.  We comprise the almost 15,000 agent licensees in the USA.  We, at Family Abstract, Inc.  employ 22 families.  Taken as an average, we, as a unit, are responsible for the lives and welfare of approximately 330,000 Americans families.  the consumers in America have no real idea what … (2 comments)

title agency: Saturday Night Lives, Emily Litella On Title Insurance Vetting - 10/18/12 02:38 AM
EMILY LITELLA:  What’s all this  Fuss I keep hearing about Title Insurance companies becoming Wedded?  Now that’s outrageous!!  If two consenting title agencies decide to get Wedded who’s business is it?  Why don’t title companies want to get wedded?  The coming together of 2 title insurance agents  merged together though a wedding would be a benefit the consumers.  What makes a Title Wedding so special?  Will it be worth more in a few years?  I say there should be more Weddings….
CHEVY CHASE: Miss. Litella, that was Title Insurance Vetting, the Vetting of agents!  Vetting not Wedding!
EMILY LITELLA: Oh, well … (0 comments)

GOOD FOR YOU #SUBWAY!!!!  Family Abstract title insurance company applauds you!!  You have reminded us all to remain grateful and we thank you for what your doing.  This is post 2 of a 10 part series on the best pictures I’ve found to exemplify the importance of being grateful especially in the wake of all that is transpiring in the lending and real estate arena today.

Imagine if we could give away title insurance every Friday from 3-5 just to help someone who is homeless get a home.  Of course under the Respa guidelines the home shall not be more … (1 comments)

title agency: Chase Mortgage cuts out Independent Title Agents - 10/11/12 02:07 AM
Rumor has it that Chase Mortgage has gone direct with one of the large “Big Four” underwriters.
“Gossip” tells tale of ALL THESE DEALS being handled through the large operation ostensibly cutting out the title agencies that earned the business of Chase in lieu of this National Underwriter.
Reports from the ground talk about a letter that is circulating regarding the dismissal of the title agent in lieu of the new National Underwriter direct program.
My agency representative is unaware of any such agreement or notice… DID YOU GET ONE…. I NEED IT!!
We made a promise to our employees every … (4 comments)

Where does Inspiration come from?  Do you keep your eyes and ears open and allow yourself to be inspired.  Our Title Agency, Family Abstract was lucky enough to have a home buyer send me the link to the attached video.
What do you do "From the Heart"?  What do you give, "From the heart"? How do you Inspire, "From the heart"?
I have read all the blog posts on the Thank you gifts you give to your buyers and sellers ranging in price from a few dollars to a few  hundred dollars but is that what will leave a lasting impression?

Well, I guess it was just a matter of time!  Real Estate, Title Insurance, Lending and searching is now on facebook. With an audience of over 850 Million it not surprising that fully functional real estate search came to Facebook. Think about it...we're all on Facebook, we practically live there.
