Every week I talk to buyers who don't know loans have changed.  In many cases, people need 5-10% or more, depending on the type of property.  Many buyers don't know this!

Every time I go on vacation, business improves.  I think it happens for a lot of reasons, but now I am trying to decide whether or not to cancel my 4 day beach trip to San Diego.
Here's the deal.  I've been chatting online with some buyers from California.  They're definitely going to buy a house.  They're definitely coming to town when I was planning on being gone.  My tickets are not booked yet.

Now we've done it. 
The number of listings in Salt Lake County for the 1st quarter of 2008 was the highest we've seen in the last ten years.  Generally speaking, that means LOTS of people are selling, or at least trying to sell.
Are you sitting down? 
The number of sales for the same time period was at a 10 year low.  That's right, we've had the fewest number of buyers we've had in a long, long time.
What does this mean?

Not too long ago in a land not too far away, Realtors were sparse creatures. They could roam for miles without bumping into each other. They owned their territory.
Then some cataclysmic event caused the Realtor population to explode! What happened?
For many reasons, everyone and their cousin went out and got a license. Soon after, you couldn't enter a room and spin your arms without knocking a few Realtors over. In a nutshell, the business switched from "neighborhood specialists" to "working with your cousin's uncle." After all, all Realtors are the same, right? ;-)
