san antonio real estate: Golf course review The Westin La Cantera Resort, San Antonio, Texas - 06/21/09 10:00 AM
I had the pleasure on this fathers day to play the Resort course, one of two incredible courses at La Cantera.  Green fees were discounted because of aeration of the greens, and I must say, Thank you.
This is a beautiful manicured course and a profession facility from the parking lot to the 18th green.  We played from the "tips" where the pro's played the Valero open where I also had the pleasure of seeing Zach Johnson win in May 2009.
Standing on the various tees and you can see fantastic views of the hill country and Fiesta Texas.  … (10 comments)

san antonio real estate: When is the good time to buy, are we near the bottom? - 06/06/09 01:33 PM
Hello all!
I have a lot of buyers shopping around.  They hear the news that we are in a buyer's market, hows are just being given away!.  Excitement takes over, but......  buyers are still on the fence.  Why?  Because when a good thing comes, sometimes it seems too good to be true, or maybe, and just maybe... if we wait a little longer, the market will drop just that much more.  Realistic?  No.  No?  Yes, no!
What you have to realize, you, as a buyer or seller, or investor is, you won't know the bottom until it bottom out and starts … (4 comments)

san antonio real estate: Your Real Estate Professional from 9 - 5? No way!! - 05/01/09 02:40 PM
I'm a Realtor, and proud of it.  With that, I take this job as a career and never use it as a 9 -5 time table.  I schedule and adjust my schedule for my family first, and my clients.  What better career is there where you can work primarily on appointments, (with your clients) and take the time to improve yourself on "your own" time for real estate education and presentation skills.
Now the big question is, when is "your own" time.  With technology the way it is today, we can always answer an email, send a CMA, or even … (20 comments)

san antonio real estate: Golf course review, The Bandit golf course, New Braunfels, Texas - 04/15/09 02:20 PM

I had the pleasure of playing the Bandit golf course in New Braunfels, Texas.  At first viewing, the course and layout is stunning!  The condition of the course is very well taken care of, however you do have to bring your "A" game, and your best putting stroke, the greens are quick.  From the first hole to the last, you are challenged with the shot placement accompanied with beautiful landscaped views, layed out by nature and homes.  The course truly lives up to the name "Bandit" as it seemed to steal a good amount of golf balls from … (5 comments)

san antonio real estate: Opportunity is knocking, will you let it in? - 04/02/09 04:10 PM

With the sign of times, the recession, the economy, global impact, where's the brighter side of things these days?  I say look at the negative, and turn it into a positive.  Bright lights and opportunity shines!!  Catch a falling star, and light up your life, your portfolio, and your way of thinking.  Now is the time to buy, now is the time to invest.  Not only is it the best time to be a home owner, it's a fantastic time to be a landlord.  Get a piece of the rock, (sound familiar???) and take this time to buy … (4 comments)

san antonio real estate: An offer, or a chess game - 03/17/09 02:46 PM
At times, as a listing agent, you experience the offer, counter offer, the counter offer, etc.. game.  Just be patient and let them duel it out.

As a Realtor in the negotiations, your job is to advise and keep the sellers net sheets handy!!  During a buyers market, you as the sellers agent, have to be empathetic to your sellers and any low ball offers they receive.  A lowball offer with the right advise and negotiations can turn into a deal, if you work it.  Always remind your sellers, this is the time to counter with what you will … (3 comments)

san antonio real estate: How you can really take advantage of the $8,000 tax "gift" - 03/05/09 02:23 PM
A stimulus package has been approved; specifically to "boost" the economy and make it effective for first time home buyers to achieve the "American Dream."  Wow, fantastic news, but let me clarify it a bit further for you, so you can be aware of what you are receiving.
Yes, when you buy a house in 2009, and if you have not bought a home in 3 years, then you will be considered a first time homebuyer, how good is that??   Now, years of subprime lending, and loans being approved because you have a pulse and breath have desecrated our housing … (13 comments)

san antonio real estate: Golf course review: La Loma golf course, Fort Sam Houston, San Antonio, Tx., - 03/03/09 01:43 PM
I had the pleasure of playing one of the two revamped courses on the Army installation of Fort Sam Houston, here in sunny San Antonio:

The course was in great shape!  I found this to be a pleasant surprise, considering the water shortage here.  The course has the distinction of being the only military course to host a PGA tournament event twice (the Texas Open).  Arnold Palmer won here on one of those events.
The bunkers are well place and come in to place on numerous occasions and water is in place on several of the holes.  The … (6 comments)

san antonio real estate: To sell a home, a home in any market.. Can I sell a home in this market??? - 02/26/09 03:13 PM
Ask any Realtor, no matter where you are, there are two reason a home doesn't sell;  Price and condition..... that's the advice of the past, but they will tell you, now there's another.   Marketing!
With the age of the internet and the amount of buyers going to the web first; the thrid reason is now a factor.  If your home is not in the condition it should be, it will not sell; only contingent on if you don't price it accordingly; with a follow up contingent on, if your home is not seen, it won't sell!
Now with all the Internet sights … (24 comments)

san antonio real estate: Golf course review: Woodlake golf club, Converse, Texas, 78244 - From your San Antonio Realtor - 02/25/09 12:22 PM
I had the opportunity to play the Woodlake golf club the other day; and I will tell you, it was a pleasure!

Home of Ben Crenshaw's 1st PGA Tour Victory

This course was built in the early '70's and the design is fantastic.  Hilly terrains, mulitple water hazards and all the greens are elevated.  It's a true golfer's challenge at a reasonable price.  I will definitely add this to one of my regular courses in rotation.  Not the longest course, about 6,600 yards from the tips, but you will work for par!
Very nice homes surround this … (3 comments)

san antonio real estate: Accredited Buyer’s Representative (ABR®) designation, what it means to you, what it means to me - 02/08/09 02:05 PM
In the early 4th quarter of 2008 I had the honor of attending the Accredited buyers representation course;

While apprehensive at first that I wouldn't really learn anything from it, I was wrong!!  This is definitely a designation that every Realtor should take the time to get.  Why?  Well for one, it promotes and secures the knowledge to make you better for the consumer.  How, you may ask?  Well I'm happy to say, the confidence, understanding and knowledge is priceless.  This secures that me, your San Antonio Realtor, is well prepared to represent you and work as a team … (12 comments)

san antonio real estate: Golf course review: Olmos Basin Golf Course, San Antonio TX., 78216 - 02/03/09 11:19 AM
I had the opportunity to play the Olmos Basin Municipal golf course the other day and here's my review.

I was very impressed with the greens on this public golf course and will rank them up there with some of the private courses I've played in the past.  Even in the winter months, they rolled fairly quick and true.

Pricing was reasonable in the off season which makes this a plus.  If you are in the area and looking for a good public course to play, then I suggest Olmos Basin; plus hole number 10 will … (4 comments)

san antonio real estate: Golf course review, from of your San Antonio Realtor! - 01/20/09 01:29 PM
Along with my passion for real estate, I have a passion for golf.  I fell in love with the game in 1996 and have been hooked since!  I've had the opportunity and pleasure to play golf courses all around Europe during my time in the military.  I've played in Scotland, England, Italy, Ireland and Germany.  There may be a few more countries that escape my memory.  I've decided that since i still have the passion and love real estate, local events, and golf, why not combine them for you.  I will create blogs for every course I will and have … (3 comments)

Knowledge is power, to learn and read is to know.  I try and take tine to learn all i can about the San Antonio market as well as the rest of the world.  Blogs are great, i love Active Rain, it's truly a wealth of knowledge for the REALTOR and the consumer alike.  The Internet is your hub to diversify yourself; I like to dub it the "paperless encyclopedia" if used in the right way.

san antonio real estate: 2009 San Antonio, Texas housing update - 01/12/09 03:40 PM

We had the privilege of having the NAR president in San Antonio telling us about the housing forecast for 2009.  Good news is on the horizon!  Housing is now more affordable than ever!  Interest rates continue to break records with all time low recordings and housing with a median price range of 150k is in a 7 month supply.  Now is definitely a time to be a first time home owner, or moving up to that dream home you always wanted.
On that note, buyers are coming on board fast; so if you have a home to sell, this … (3 comments)

san antonio real estate: The reccession has hit; even the referral fees! - 01/08/09 02:41 PM
Wow, I love to go through the web to increase my knowledge of the market and all aspects of real estate.  I decided to look at some of the referrals posted here on Active rain and noticed an increase in the referral fee percentages!!!  Is that a sign of the times?  I know we are lucky to be one of the few industries to get paid to refer but 40 - 50%????  That really seems excessive to me, am I the only one to think that?  With referral requests like that, I would definitely look elsewhere.  Money not earned is money not … (9 comments)

san antonio real estate: Crashing through my doe - 01/03/09 03:30 PM
Just when I thought the money I spend on marketing is a bust; I get a call from a potential client, wow!  He liked the site I registered from as it was informative and not intrusive.  I signed up for the site and many more for that particular purpose.  I don't want to hound a person interested in signing up to view my listings, I want to be there when they're ready to talk to a professional!  I treat my leads as I want to be treated, on the same note when I'm called and "courted" by a salesperson, I am … (7 comments)
