Nashua New Hampshire Real Estate Annual Market Report -2008 
Nashua single family home sales continued to decline in 2008.  In 2007 there were 537 homes sold and 486 in 2008.  The average sales price dropped nearly 8% to $268,659.  The DOM (days on market) increased sharply to 101 days.  
Condominium sales were down over 25% from 2007, which was typical of other major cities in New Hampshire.  The average selling price for condominiums sold in Nashua in 2008 fell 10% to $194,163.

Real estate sales continued to decline with homes and condos falling and the average sales prices continuing downward.   Manchester, like much of Hillsborough County, experienced a sharp decline of 10% in single family homes average sales prices.  The average dropped from $246,234 in 2007 to $220,516 in 2008.  Single family homes sold fell from 644 transactions in 2007 to 620 in 2008. 
The average selling price for condominiums sold in Manchester in 2008 fell slightly from $170,926 in 2007 to $165,887.  The change in the number of condo units sold was startling (-24%) as 2008 numbers came in at 276 as compared to 2007 numbers of … (1 comments)

The New Hampshire real estate market continued it's decline of number of units sold and average selling prices which fell in most markets throughout the state.  Real estate is local, so selling prices and activity will fluctuate by community from statewide averages. 
The current market conditions indicate that this is an exceptional opportunity to buy a home with historically low interest rates (4.75% fixed rates), affordable prices and a great selection of homes and condominiums.  Take advantage of the FHA programs available today.

The number of single family homes sold in Bedford, NH during the month of October increased from 18 sold (2007) to 20 homes sold in 2008.
The average selling price dropped from $399,328 in 2007 to $358,610 in 2008. 
The average DOM (Days on Market) dropped slightly to 90 days from 93 in 2007.
These statistics indicated that property is selling in a reasonable time frame provided that they are priced to sell for the market.
