ZERO Down For Hopkins SC Home Loans

Hopkins, SC   The USDA rural home loan program is back!
A USDA Guaranteed Loan is a Government insured 100% purchase loan.  These loans are only offered in rural areas and almost all of Hopkins, SC 29061 is included.
Under the terms of the program, an individual or family may borrow up to 100% of the appraised value of the home, which eliminates the need for a down payment.
Many of these USDA loans are available with no money down and no mortgage insurance is required, so you keep your payments low.  A 620 … (3 comments)

columbia homes: Will Clean Energy Weather The Financial Storm? - 10/29/08 10:05 PM
The recent credit crunch is sidetracking the clean energy movement that had gained so much ground lately.  Wachovia and Lehman Brothers are gone, and they were two of the largest investors in clean energy.
 TAX CREDITS
On the positive side the fuel cell and clean coal industries are ready to share in the $700 billion federal aid package  Congress has extended for 8 years a 30% tax credit offered to businesses and home owners that invest in solar power Wind farms built before 2010 will receive a production tax credit of 2.1 cents for every kilowatt hour generated  I just … (0 comments)

columbia homes: Truly Amazing Foreclosure Numbers - 10/27/08 12:03 AM
The Mortgage Bankers Association states that each and every day from July through September, more than 2,700 Americans lost their homes in foreclosure.  This is up from 1,200 a day a year ago.
At the end of June over 4 million homeowners were at least 1 month behind on their mortgage payments.  According to another report by Moody's http://www.economy.com 23% of homeowners with a mortgage owe more on their loans than their homes are worth.
This is truly troubling data.  It will be interesting to look back some time in the next decade and see how we climbed out of this mess.

columbia homes: Fake NY Realtor Rents Out Home - 10/19/08 10:10 PM
I just read about a Long Island, NY family that thought they got a good deal when they found a rental house for $1,000 a month - until the owner showed up and asked what they were doing there.
Police arrested Gregory Garvin on Wednesday for posing as a real estate agent and renting out the vacant house in Roosevelt. Garvin was charged with grand larceny and fraud.  Garvin also collected a $1,000 security deposit from the couple.
The family was living in the house about two weeks when the real owner showed up.
I would have liked to have heard that … (8 comments)

columbia homes: Marigolds And Tomatoes in Mid-October - 10/18/08 04:42 AM
Columbia, SC   I had given up on these marigolds ever flowering back in August.  The plants were healthy but they had produced zero flower buds.
For some reason they were waiting on mid-October to bloom.

We had some tremendous tomatoes in June and July.
No offense intended to the grocers, but their tomatoes can't touch the flavor of home-garden Better Boys.
Now here we are on October 18th and we'll harvest again in a couple of weeks.
What a great place to live!

Columbia, SC   This past week homeowners in the Heathwood neighborhood of Columbia voted to prohibit the demolition of homes built prior to the 1960s.  The zoning change is known as Interim Measures For Community Protection.  However, approval can still be made for demolition when granted by Columbia's development review commission.
The Heathwood area includes homes located between Kilbourne Road, Devine Street, Devereaux and Adger Road.
City Council will next vote on the measure at the zoning hearing on November 19th.

columbia homes: Tom Tresh, Dead At 71. - 10/16/08 08:05 AM
Tom Tresh, the 1962 AL Rookie of the Year and part of three New York Yankees teams that reached the World Series, died Wednesday of a heart attack. He was 71.
Tresh made the 1962 American League All-Star team as a shortstop and made the team again in 1963 as a center fielder. He later earned a Gold Glove in the outfield.
This is a picture of my first Rawling's glove, a Tom Tresh model from 1964.
Rest in peace, Tom.

columbia homes: West Star Aviation Will Employ Over 100 At Columbia Metropolitan Airport - 10/16/08 03:42 AM
Columbia, SC   Groundbreaking for a new service facility at the Columbia Metropolitan Airport is scheduled for this Friday.  West Star Aviation is opening their 5th regional maintenance and refurbishing location early next year.
A large percentage of the 100+ new positions will be technical.  As a former techie I find this news exciting.  Anytime a new industry moves into Columbia it diversifies the workforce and strengthens our economy.
West Star services private and commercial Learjet, Falcon, Cessna and Gulfstream aircraft.  The new center will include a hangar and a shop/office facility.

columbia homes: Adding Appeal To Your Home - 10/13/08 04:54 AM
As older homeowners look to downsize and younger buyers eye their spacious homes, here are a few tips for appealing to today's buyer:
Remove your older-generation items.   Remember visiting your grandparents home as a kid?  Can you recall how dated their furnishings seemed?  That is how younger buyers might perceive your home where you've lived for a long while.  Before listing your home for sale empty it of all furniture you don't absolutely need. Put the rest in a storage unit.
Let the light shine in.   Unlike many older homeowners who have spent hundreds of dollars on draperies the younger home buyers prefer … (0 comments)

columbia homes: What Is Your Money Doing For You? - 10/11/08 11:17 AM
Friday was a day like no other in history.  Just look at the unbelievable numbers in the daily chart.
The difference between the low and the high exceeds 1000 points!
That's scary stuff.
I was reading earlier that since 1900 there have been 31 bear markets and 31 recoveries.
I have no doubts that better times are ahead.

columbia homes: The Stadiums Are Full - 10/06/08 02:33 AM
Over the weekend I watched probably 10 games on TV.  Baseball, college football and NFL and I noticed that all the stadiums were packed with 40,000 to 80,000 fans each.  Obviously the word that we're in a recession hasn't reached these people yet.

columbia homes: Right Place At The Right Time - 10/04/08 09:58 PM
Right Place At The Right Time
I stopped by a listing to check that the screen on the back porch had been repaired and when I walked outside the neighbor was hammering a FSBO sign into his yard.  I walked over and introduced myself and he asked if we had any buyers looking?  I said "In fact, we accepted a contract on the house this week".  He was amazed because he knew it had been on the market only a month.
He asked me what I could get for his house and he gave me a tour.  After talking it over … (13 comments)

columbia homes: Holes In The Walls, Holes In The Ceilings.... - 10/02/08 10:58 PM
Holes In The Walls, Holes In The Ceilings....
Yesterday I previewed 7 foreclosed houses for a client and what a mess.  Every one of them had ripped up carpet, bare wires exposed from yanked out ceiling fixtures and holes the size of a 16 oz. hammer head in the walls.  Even the closet walls had hammer holes.
It seems like every neighborhood has their "Munsters" house, with vines and cobwebs taking over the windows and an un-mowed yard.  It's funny on TV but not so funny to the community of hard working people that are proud of their homes.  It's a shame … (7 comments)
