For example a politician who uses his position to influence contractors to quote for civil construction jobs with a kickback of wads of cash under the table to secure the contract may rightly be described as a pariah. In other words, a cheat and a liar who does not deserve the trust of the people who empowered him or her in the first place. We can pick a few lessons based on the above story. This wasn’t just (1 comments)

- 03/03/14 08:15 AM
Houses nowadays have become increasingly the site of interest with all these new technologies and gadgets that we tend to install depending on what’s the latest in store. We actually become more dependent to technology since this helps creates a much faster way of doing things in life. And every time we decide to buy something new, we consider the following: design, energy efficient, environmental impact and social impact. As parents, we try to control the energy usage at home since we are aware of how expensive the utility bills these days. We find ways to save electricity and (0 comments)
atlanta real estate: Home Phone - Useful Or Not Anymore?
- 02/27/14 03:38 AM
Did it ever cross your mind that it is time to get rid of your home phone? Or do you think that home phone still provides a great advantage for the majority of homeowners? The latest data shows that the majority of Americans is still using home phones, however, it is gradually disappearing. The Wall Street Journal reported that according to the Census Bureau, “71 % of households have landlines in 2011, down from a little more than 96% 15 years ago. Cellphone ownership reached 89%, up from about 36% in 1998, the first year the survey asked about the devices.” The (0 comments)

Or have you tried entering in a restaurant because you suddenly found yourself craving for a certain dish, wanting to order it but couldn’t do so because for some reason you cannot pronounce the name of the dish properly? If your answers to my questions are yes then you are in danger of alienating yourself from what you really want. So what you gotta do? Simple, learn the lingo. We have to (8 comments)
To grab our attention there are many gimmicks in advertising that people use to sell houses. FSBO and agents alike have been known to entice buyers by throwing in paintings or a free boat or a car on completion of a sale. How many of you guys have clicked onto a sexy Facebook photo only to find the page opens on a “Homes For Sale” webpage and no sign of the interesting lady? I am a no frills kind of guy who prefers to cut straightforward deals and I expect and give value for money. Having said that, we all (2 comments)
atlanta real estate: Lessons Learned From The Superbowl
- 02/08/14 08:23 AM
As we all know now, the Seahawks beat the Denver Broncos in a convincing fashion. However, I am not one to believe that the Seahawks are 34 points better than the Broncos. Had the Broncos brought their ‘A’ game and been ready to play, perhaps they would have won or perhaps the score would just have been different. We will never know the answer however what I do know is there are some lessons learned that we could apply to our real estate business. The first thing I learned was to simply be prepared. The Seahawks were prepared for the (1 comments)
atlanta real estate: Gears
- 01/27/14 03:37 AM
I was riding my bike recently on a nice warm day in Atlanta. I thought to myself while I was going up a hill ‘isn't it amazing how the mind can know when to shift gears based on the amount of effort involved as you go up?’ My roadbike has 20 gears to pick from so I have lots of choices. I can make going up this hill as difficult as I can and stand up and try to be Mr. Power Pedaler. Or I could put it down into "granny gear" and while that would probably be the least (5 comments)
Who wants to answer first? I bet all AR members would like to raise hands and answer at the same time with ---plenty! And yes, because we all are aware of how much passion we are pouring into our Real Estate business to make it work.
In my mind, Real Estate is more like a love affair. You really have to have a 100% interest, love and commitment. Love and commitment are two very essential components in a successful Real Estate business. According to Kenneth H. Blanchard, "There's a difference (3 comments)

From January 10th 2014 some additional regulations are going to affect home loans. This was first brought about after the housing bubble burst and some Wall Street reform under the guise of a Consumer Protection Act was drawn up in 2010 and is known as " Dodd-Frank". The major points also known as the "Volcar Rule". So for about 40% is already implemented but some more rules and regulations are coming early in the New Year: MAIN NEW POINTS: Monitor "Risk" of lending Banks must refrain from speculative trading No bank hedge fund inverting or investments with outside organizations speculatively (2 comments)

atlanta real estate: Buyers Losing Money Fast
- 11/14/13 07:31 PM
Buyers losing money fast! I know a couple who were trying to buy a house in Gwinnett County that was overpriced. I am assuming the seller listed it for that price because if you calculate what Zillow shows they paid for it and you subtract the six years they've owned it, the home is still overpriced. However the buyer's agent made a big mistake. She did not look into the value of the home before making a full price offer. The seller agreed to the offer. The buyer proceeds to spend $300 on an inspection then another $400 on (17 comments)
atlanta real estate: Rehab Older Houses But Remember To Treat Your Body As A Temple
- 10/28/13 11:47 PM
Rehabbing houses is a lucrative business for savvy investors especially with the recent downturn in the real estate market. However, successful real estate investors don't just focus on big bucks with home improvement. They invested more of their time, money, sweat, tears and equity to make a property good enough to attract a prospective buyer. Several real estate investors would also hire contractors to do the job but there are some who would really like to spend their time and become hands on with their rehabbing efforts. As we all know there is more fun in rehabbing properties when (0 comments)
Postcard marketing is a powerful tool to get your message across. No doubt about it. Maybe not everyone will agree with me, however as a real estate investor I've proven that a postcard is effective in reaching out to homeowners. This can be quite tedious, time consuming and can be complicated to some at first. But once you know the right approach you will find it to be easy. You have to do your part to make it work. And marketing using direct mail still performed better than digital marketing. The response rate of 1.1 to 1.4 percent versus (0 comments)
atlanta real estate: Real Estate Steps To Freedom

Question: How do kids learn to walk, write and talk? Answer: Kids learn to walk, write and talk through discovery. They learn to walk at their own pace. It takes them many hours of practice from the time they pull themselves upright to the time they can finally walk by themselves. And by actively venturing their own strategies like mimicking others and listening attentively, determined kids will grow faster in experience and sophistication. The same thing applies to real estate investing and like a kid I had to learn how to go about it with so much effort and not just (1 comments)
atlanta real estate: Your Power Team Represents You
- 08/12/13 09:41 AM
As professionals we’ve heard it said that it is absolutely imperative that you have a really good power team. A power team is composed of several individuals. Some of the most common in Real Estate are closing attorneys, loan officers, insurance agents and appraisers. These are all key people to a transaction and anyone of them can make or break a deal so it’s important to have ones that understand what you are doing, are on your side and are very good at what they do with lots of experience. We have had the privilege of working with some (0 comments)
atlanta real estate: How To Kill A Deal 101
- 07/05/13 01:58 AM
How to kill a deal 101? I think I can sum this up in three words - Lack of Communication. We all know that communication is important. However, isn’t it ironic that in a world of smart phones, tablets, computers, laptops, internet cafes, wi-fi in every Starbucks or Target or wherever you go, that we still seem to not be able to find each other in a timely manner when we need to? It always amazes me how that is always the case. Reality is that life keeps us pretty busy here in the states. Sometimes this is not (1 comments)
