For some purchases, you can't beat private money. I recently had a gal who just started a brand new business. She wanted to buy 20 acres of raw land. Shaky credit to boot. No lender in the world would touch it. I just called one of my "connections" and we funded the deal in a little over a week. My agent was extremely happy. Lesson here is make sure you're in with the folks who have the money and can fund quickly. There's nothing more rewarding than funding a deal nobody else can. One of the best things you can ever do to promote yourself as the expert is to get written about in national publications. Just today I had an article published where I was asked for my analysis of the markets. I'm not posting this to astound anyone, quite frankly, I'm astounded. None the less, the article will be posted in as many as 300 national publications. It's a great thing to show clients and referral partners that the national news media recognizes you as an expert.
