ok -- so maybe the fact that I keep track of stuff like this reveals a little touch of vanity, or a lack of humility, or both. But please remember, I'm strictly a by-the-numbers real estate investment guy, so tracking and analyzing data like this is hard-wired into my DNA.

To my surprise and delight, when I opened my Twitter account this morning (twitter.com/fgallinelli) I found news of one of my books making the 12/31/09 best seller list at Realtor® Magazine. There will be no living with me today!

What Every Real Estate Investor Needs to Know About Cash Flow... was released by McGraw-Hill six years ago, and in a second edition last fall. It covers what I believe are the key concepts and calculations that every real estate investor ought to understand when making a decision to buy or sell.

A reader of one of my books wrote to me recently with a very worthwhile question. When we build a pro-forma analysis of future cash flows from a real estate investment, why do we annualize those cash flows instead dealing with them on a monthly basis? After all, rent is typically collected and bills paid monthly.
The quick and facile answer, of course, is because we've always done it that way. Back in the day, we didn't have powerful personal computers and sophisticated real estate software, so one might argue that this annual approach is just a holdover from a … (1 comments)
