best practices: Is Feedback Really Beneficial? - 10/29/17 02:24 PM
Last week, I had a new listing come on the market. This home was built in 1992 and had not been updated. It had the original cabinets and countertops and in some cases, flooring and appliances. I had discussed the possibility of making some changes to the property just to sell but the homeowners were of the mind to price it right and just sell it in its current dated condition.
The home was clean and well-maintained. In addition, it sat on a very coveted one-acre lot in Franklin TN. We priced it at $425K for 2,630 square feet, three bedrooms, 2.5 … (22 comments)

best practices: When Should a Coming Soon Sign Be Posted? - 10/07/16 12:25 AM
The Franklin Tennessee housing market continues to be a hot seller's market. Agents are scrambling to find homes for their clients due to lack of inventory. Buyers are actively looking for new properties to come on the market. That includes buyers driving neighborhoods looking for "coming soon" signs.
I always use a "coming soon" sign on my properties. However, I believe the timing of that sign is as important as the sign itself. I have seen agents post a coming soon sign weeks before their sellers are ready to list or show their properties. Not only is it not beneficial to their … (36 comments)

best practices: Do You Have an "It's My Pleasure" Attitude? - 10/09/15 04:38 AM
This morning, while out previewing properties, I pulled into McDonald's drive-thru to buy a cold iced tea. The large iced tea came to $1.09 with tax. I gave the cashier $1.10. She thanked me and turned away. I said, "I have change coming." Her response, "Really? You want the penny?". To which I said, "Yes."
I was so surprised that this cashier just assumed that I didn't want the change, even though, it was just a penny. As I was pulling away, I was reminded of a similar encounter I had earlier in the week.
I had spent a long day out showing … (16 comments)

best practices: Agents Spend Too Much Time Servicing Their Clients - 08/27/15 02:15 PM
I try to watch at least one training webinar a week. The majority of these webinars deal with ways to grow our business. Tonight as I watched one of these webinars, the agent who was being featured made the statement, "Agents spend too much time servicing their clients rather than going after new business."
I'll admit I am one of those agents. I don't have an assistant. I am the listing agent, buyer's agent, chief marketing officer and everything in between for this brokerage. Right now, I'm involved with several transactions; three of which will close in the next two weeks. Hallelujah! … (140 comments)

best practices: Weltenschauung - Demonstrate Local Market Expertise - 01/05/15 01:54 PM
When I got my real estate license back in 2007, not only was I entirely new to real estate, I was also new to the Nashville area. I had been interested in pursuing a real estate career for many years. If I'd gone into real estate back in Illinois, I would have had a large sphere. Tom had worked in municipal government for 31 years. He knew a lot of people and I would have been able to ride on his coat tail for a very long time. That's not what happened.
I struggled for a way to standout from the … (20 comments)

best practices: Back to School For Me - 10/23/14 03:06 PM
I'm finally taking the plunge. After seven years in real estate and countless transactions, I have decided to move forward in my education and become a Broker. I've already fulfilled the requirements which include actively selling for three years or more, taking the broker's office management course and completing 120 hours in education.
It has been a long, tiring week trying to get the education completed while working with an out-of-town buyer. Fortunately, I got both done today.
My buyer is happily under contract.
Tomorrow, I will take a refresher course to help me prepare for the Broker's exam. The plan … (26 comments)

What's the Best Way to Do a Market Report? County? City? Neighborhood?
As many of you know, I produce a large number of market reports each month. Given Dick Greenberg's latest challenge, I think more of us should dip our toes into the market report wading pool.
The good news is there is more than one way to do a market report and to help you along, below is the best of the best when it comes to producing market reports:

best practices: The VIP Treatment - 06/28/14 04:08 PM

My husband and I believe that every client should be treated the same, no matter what the price point. We have often seen homes priced under $300,000 are marketed differently than those above that price. We treat our listings exactly the same. Sellers will receive staging assistance and professional photographs to help market their home.
TW Realty Group won't treat you any differently than any of our other listings. All sellers and buyers are created equal. When you're ready to sell your Franklin TN home, contact Tammie White at (615) 495-0752.
Not too long ago, we sold a condo for a … (8 comments)

best practices: Leave My Photographs Alone! They are MY Work Product! - 03/01/14 01:44 PM
When consumers find my website through a Google search, I want them to have a favorable experience. One of the ways I do that is by providing robust local information about the Franklin TN housing market.
Buyers can easily learn a great deal of information through neighborhood pages; such as number of homes, size ranges, schools and amenities. An IDX search is provided on each page with active listings.
Many agents have begun to do the same. Making it more and more difficult to keep ahead of the pack. However, the one thing I do provide that other agents are not … (44 comments)

best practices: Would You Like a Franklin TN REALTOR® Who Previews Homes? - 01/19/14 01:59 PM
Last week I was contacted by a buyer who is moving to the area. He is looking for horse properties in Leiper's Fork and had a couple of questions about the area. He and his wife had visited here last summer for vacation and fell in love with Franklin. He had already driven through Leiper's Fork but had not actually looked at any properties.
Leiper's Fork is located in a rural section of Franklin. It is comprised of homes on acreage and horse properties. Since the county doesn't have the same zoning restrictions that the City of Franklin does, buyers need … (4 comments)

Do You Micro Manage Your Real Estate Transactions?
When I first came into this business, I was told that I should assemble a list of vendors and contractors to refer my clients to. I was told to never endorse one vendor over another, just to provide a list with several options in each category.
I did this for the first couple of years. Unfortunately, what happened is clients rarely used the vendors I provided. I had no idea who they were hiring or if the vendor was reputable.
After a failed transaction due to a seller who refused to make $1,500 … (67 comments)
