home buying: The Age Demographic of Franklin TN Luxury Home Buyers is Shifting - 03/17/16 08:31 AM
Yesterday, I visited a Broker's Open House. This was for a new construction development with homes in excess of $800K. Food, beer and champagne were offered, as well as, a plethora of door prizes including a flat screen TV. This builder is anxious to sell the six completed homes he has in the neighborhood.
The new construction in Franklin is going like gang-busters. Builders are cranking these houses out as quickly as they can, hoping they'll sell before completion.
Since the builders aren't building these homes for a particular buyer, the finishes they've chosen are meant to appeal to a wide variety of … (21 comments)

home buying: Franklin TN Home Buying: Heed Your Agent's Advice - 02/06/16 04:06 AM
The Franklin TN housing market is hot, even in February. As a matter of fact, there are only 20 single-family homes in all of Franklin priced under $350,000. Three of those are new construction and won't be ready for several months. That leaves just 17 single-family homes in Franklin TN priced under $350,000 for immediate occupancy. Unbelievable, really.
When a listing comes on the market and it's in great condition, it's probably going to sell. Even if, the buyer thinks it's priced a little high. It's called the law of supply and demand. Supply is low and demand is high which means … (10 comments)

home buying: What Does One Do With 5 Acres in Williamson County TN? - 08/17/15 01:55 AM
Last week, we listed the property located at 2718 Buckner Lane in Thompsons Station in Williamson County TN. This acreage is located within minutes of shopping and dining which is unusual for acreage property. It is also right down the street from all three of the public schools zoned for this home. In addition, it's priced extremely well.
Needless to say, there has been a lot of interest. Everyone thinks they want to live on 5 acres. That is, until they actually see how large 5 acres is.
The home is slightly bigger at 5.58 acres and the house sits high up on … (8 comments)

home buying: The Sweetest Words I Will Ever Hear a Buyer Say - 07/23/15 10:34 AM
When you work with a real estate agent, they have the ability to change your life. I know you may think that sounds silly but we help people through difficult times every day. Today was one of those days.
A few months back, we were contacted by a dear friend. His father's health was failing and it had become necessary to move his parents closer to family. It's difficult for adult children as they see their parents change and become dependent upon them for assistance.
When his mother called, she shared that her son had referred her to us because we were 'the … (25 comments)

home buying: Why is This House Priced $58,000 More Than it was in 2012? - 06/03/15 06:33 AM
Today, I received the following email from a buyer.
I like this home very much. I saw a YouTube video of this house from Feb. 2012. The asking price then was $189,500. I can see that the seller made upgrades to the kitchen, flooring, etc. but did he make $58,000 of improvements to justify his $248,000 list price?
Here is the response I sent to this buyer:
First of all, let's address the improvements. I'm not the listing agent so this assessment is based upon my visual observation. The sellers made several cosmetic improvements including hardwood floors throughout much of the first level, new … (10 comments)

home buying: Let's Write an Offer on That Franklin TN Home - 05/26/15 06:53 AM
The Franklin TN housing market is RED HOT!
As a matter of fact, I can't repeat this phrase often enough. If you are a Franklin home buyer, you can't spare a day to consider a purchase.
On Saturday, I took out a young couple. They haven't seen many houses but want to take their time making a purchase. The first time they bought, they'd only seen two houses. In hindsight, they think that was a mistake and don't want to make it twice.
Unfortunately, this isn't the market to dilly-dally around. If you see a house that meets the majority of your criteria, you … (1 comments)

home buying: Who Should I Contact First? A Franklin TN REALTOR® or a Lender? - 05/03/15 09:10 AM
Many buyers begin their home search months, possibly years ahead of time. The internet has made it easy for you to search for Franklin TN homes for sale without ever leaving your home. However, there's a lot of confusion about when the actual viewing of homes should begin.
Who should I contact first? A Franklin TN REALTOR® or a lender?
It depends.
If you already have an established relationship with a trusted real estate agent and you don't know a lender, then contact the agent first. This real estate agent should have a preferred lender who has successfully gotten their buyers to the closing … (8 comments)

home buying: Want Information About Franklin TN Housing? Call Franklin Homes Realty - 04/07/15 02:49 PM
Today, I received a call from a woman inquiring about Jamison Station. She had Googled the development and our website popped up.
She wanted to know if any condos were currently available. I told her the only active listing was already under contract. I asked if she was working with a real estate agent. To which she responded she was a real estate agent.
Confused, I asked why she had called me. She stated she thought I was the homeowner's association. Well, first of all, it's not typical to get active listing information from the HOA. Secondly, she had found me through a … (9 comments)

home buying: We Were More Motivated Than These Franklin TN Home Buyers - 04/04/15 08:31 AM
When you work with Franklin Homes Realty, you'll learn that we keep a close eye on the housing market. This is especially important for our buyers hoping to purchase a home priced under $400,000. Many of these homes are selling in the first day. We check the HOT SHEET several times daily hunting for homes that meet our prospective buyer's criteria.
We know it's important for them to see homes quickly. Franklin Homes Realty makes every effort to make that happen. Such was the case this week.
On Thursday evening, a home came on the market in a highly desirable neighborhood. The listing agent … (10 comments)

home buying: As a Franklin TN Home Buyer Why Should I Register on Your Website? - 10/13/14 03:09 AM
Our real estate website, www.TWRealtyGroup.net, is the premiere website for buyers looking for a home in Franklin. As buyers, you can find lots of information about the home buying process on our site. However, if you decide to look at properties, you will be required to register.
I know what you're thinking...you're in the early stages of buying and just want to do a little research. home buying: How Local Should Your Agent Be to Sell You a Franklin TN Home? - 10/11/14 05:57 AM
This morning I ran across a post on the internet written by a person who is marketing their real estate services in Franklin TN. This person isn't even licensed yet. He's in the process of obtaining his Tennessee license.
From what I could see, he was previously licensed in another state several years ago and decided to get a Tennesee license. He has a blog on his website and has been writing posts about the Williamson County housing market and his experience in this market.
First, he doesn't even have an active license yet. Second, he has never sold a property … (13 comments)

home buying: Does Your Franklin TN Buyer's Agent Know You as Well as I Know You? - 09/23/14 02:33 PM
I recently implemented a drip campaign directed to long term users of our website. These are leads who registered six months or more ago. The response has been very good.
This morning I received an email from one of these long-term users. She signed up on the site back in June 2013. When she first registered, she didn't provide a valid phone number but she did provide an email address and established a saved search.
She has been receiving daily property updates for over a year. As a matter of fact, she has visited our website 592 times and viewed 579 … (13 comments)

home buying: We Need to Discuss a Few Things Before I Can Actually Show You Homes - 08/29/14 02:42 PM
Everyday, I get internet inquiries from buyers who want to see homes for sale in Franklin TN.
That's great. After all, that's my job as a real estate agent to show properties, right?
Yep, that's right. I am a real estate agent and I do show properties but I need a little more information before we go look at houses.
"What kind of information?", you ask.
1. Are you currently working with a real estate agent? If so, you need to contact them directly for a showing. I'm not in the habit of showing property to buyers who have an agent. … (12 comments)

home buying: There are Other Ways to Find Your Franklin TN Dream Home - 03/25/14 01:50 PM
The housing inventory in Franklin TN is extremely low right now. Home buyers are waiting for the right property to come on the market. Did you ever stop to think there are other ways to find your Franklin TN dream home?
I am working with a couple right now who want a location in the Cool Springs area. They are business owners and work lots of hours so having a home close to work is ideal for them. There isn't a whole lot to choose from right now meeting their criteria. We've already looked at every house on the market with … (5 comments)

home buying: When Buying a Franklin TN Home Nothing Beats Location - 03/22/14 03:54 PM
For the last several days, I have been working with out-of-town buyers. There are so many questions buyers have when they are relocating form one state to another. My job as their Franklin TN REALTOR® is to keep the process as simple as possible. We usually start out with a long wish list but when buying a Franklin TN home, nothing beats location.

Where will you work? The more time you spend in your car commuting to work is less time to spend with your family. It's important to consider how far you want to be from work. If you travel … (5 comments)

home buying: Choosing the Right Franklin TN Buyer's Agent - 02/08/14 01:31 PM
Today, I received a call from a buyer who is looking to purchase a Franklin TN home zoned for Franklin High School. She was having difficulty finding a home in our local MLS, Realtracs. She found me during a Google search for Franklin High School homes for sale.
During our conversation, I asked if she was working with a Buyer's Agent. She actually is but that agent isn't helping her find a home. She currently has her home listed with him and he told her to search on Realtracs and when she found homes of interest to let him know. Unfortunately, … (5 comments)

home buying: Should I Search for a Franklin TN Home Near a School or Zoned for it? - 01/25/14 10:02 AM
I am often contacted by Franklin TN home buyers who are looking to purchase a home zoned for a specific school. Many times they make the mistake of searching near a school rather than searching for homes zoned for a specific school.
School boundaries are constantly changing. Sometimes it's hard to keep up with all the changes. Just because a neighborhood might be near a school doesn't mean it's zoned for that school.
A perfect example is the McKay's Mill neighborhood of Franklin. It is just minutes from Centennial High School. It is even within the same zip code as Centennial … (0 comments)
