As a Franklin TN REALTOR®, I am looking at houses on-line all day. It's part of my job. Nothing is more frustrating to me than seeing bad MLS photographs.
We are fortunate in Franklin TN. For as little as $100, we can have our listings professionally photographed. Some agents think at a cost of $100 times the number of listings, it may cost thousands of dollars.

mls photos: It's Summertime Include a Photo of the Swimming Pool While in Use - 07/13/14 04:36 PM
It's summertime and everyone wants to live in a neighborhood with a swimming pool.
As I was purusing the MLS tonight, I noticed that a listing agent had included a photo of a neighborhood pool in the listing photos.
I think that's great. However, there was one problem. The photo he included was taken in the middle of winter and the pool was under cover. It's July for pete's sake. That's not the pool photo you want to include in the MLS.

This morning, Tom and I headed off to an early morning showing appointment. It was a vacant property located on six acres. It was priced low and the verbiage in the MLS stated:
Home and buildings in need of TLC - Being sold "AS-IS"
The photographs in the MLS weren't very good but the home didn't look terrible for the price. However, there was one statement in the MLS that left me wondering what we would encounter. It read:

Remove Holiday Decorations Before Taking Listing Photos!
In early October, I listed a house. When I arrived the day of the photo shoot, Mrs. Seller had decorated for Halloween. There were pumpkins and various other decorations strewn throughout the home.
I always ask sellers to leave their home while the professional photographer takes photographs. I arrive early to do some minor staging, if need be. The first thing to always go are the decorations for the upcoming holiday. Those listing photos get syndicated all over the Internet. Today, while perusing the multiple listing service (MLS) in Franklin TN, I saw a photograph which, I believe, should have been excluded.
