Today, I sat down with a couple who is looking to purchase a Franklin TN new construction home. We did what so many of these builders do--we sat down and outlined all the things my clients want in their new home. When we were finished, the couple was in sticker shock. As is so often the case, the prices on upgrades were outrageous. My clients and I stepped outside to talk. They felt strongly that our first offer should be to ask for everything they outlined. Put Your Counter Offer in Writing!! Whenever I write an offer for a buyer, I put that offer in writing. You won't hear me calling a listing agent and asking if we can negotiate verbally and put it in writing later. However, I am surprised at the number of agents who have contacted me to do just this. When an offer is accepted that offer becomes the legally binding contract. These offers/contracts contain many parts. Too many to be verbally negotiated over the phone. Are REALTORS® supposed to work normal business hours? A home inspection was completed on one of my listings this week. The buyers had requested repairs and we had countered. My husband and I had made plans earlier this week to go on a date night--a rare occurrence. When I had no response by 7:15 p.m. last night, we left for dinner and a movie.
