A few years ago Louisiana began a Tax Free Day just like many of other States. The Tax free day has limit on the dollar amount of your purchase. The limit is $2500.00 dollar here in Louisiana. The dates are August 5- 6 2011.

Last night my family and I enjoyed several fireworks displays from the top of the Best Buy in Metairie, La. One in the distance was from St. Charles Parish and the other nearby Lafreniere Park in Metairie. The fireworks display that lasted 20 minutes appx.

Agents should and are required to present any offer in a timely manner to the seller. Recently, I had an agent who did not present a valid offer due to the property disclosure not accompanying the purchase agreement. Understanding the importance of the property disclosure, to both parties it should not slow down the process. In Louisiana, we used the same purchase agreement through out the state. Now that we are entering the second half of the year, you may consider some tax planning strategy. I am planning on organizing all my receipts and closing packets. I have found preparing my paper work in this fashion speeds up my year end. This will also save you time for 2009 tax prep. So sit back and enjoy the LSU baseball championship and gets some not so fun work done.

I have a property which I am flipping. We were installing new granite countertops. My wife with her eagle eye caught a spot on the granite near the kitchen sink. This spot was discovered during installation. The contractor states he will work it and make it right. After several days and attempts we still were not happy. We owed $1300 dollars. The contractor tells my wife he wants more money to exchange the granite. The slab of granite is a 9 foot run. So the cost is about $250 plus labor.

One thing that has not change is a listing in my Ormond Estate subdivision located in Destrehan, LA. My personal home is located here. Now that we are in 2009 some Realtor practices should have changed. I am talking about Realtor and Broker's responsibility to our listings. One property which I see everyday comes to mind.

As a buyer and seller agent I always recommend full inspections to be performed.
