This morning Jim Crawford posted on Atlanta's Foreclosure rate. As Jim points out Georgia is in the #8 spot. My home state of Louisiana, thank God, holds the #43 spot. For once Louisiana is not in the top 10 for something. According to the article, Louisiana's statewide foreclosure filings dropped by 17.4% in June. Recently while previewing homes for Sale in Kenner, LA. I notice a home with the gutters full of leaves. This is a big problem for the property. Gutters which are not maintained could lead to wood rot and possible gutter leaks. Gutters in the Greater New Orleans market can be installed for $5 - $6 per linear foot. Galvanized steel or Aluminum gutters are the best. They seem to with hold and not rust. Aluminum gutters appear to come in a wide range of colors.

As a real estate investor, my normal maintenance issue includes air conditioning and plumbing. In southeast Louisiana it is mainly air condition issue. On occasion plumbing issue do arise. When plumbing needs need addressing it usually involves the toilet. A license master plumber is about 100 - 150 per hour. I have a client I am working with. She is a first time buyer and as a lot of advisors lending advise. One adviser recommends getting an inspection of a property before she places a contract on the property. That's ok I guess, but what if someone comes and places a purchase agreement during this inspection period? She would be out of the cost of the inspections.
