metairie: The Fourth of July and Our American Flag - 07/04/11 04:40 AM
Fourth of July
Last night my family and I enjoyed several fireworks displays from the top of the Best Buy in Metairie, La. One in the distance was from St. Charles Parish and the other nearby Lafreniere Park in Metairie. The fireworks display that lasted 20 minutes appx.
While sitting with my children, I explained what the 4th of July was about. I told them in any other country in the world we were the only ones truly free. I have several businesses that I own and if they like they could too. Enjoy your freedom, for it is not free, many have and … (4 comments)

metairie: Easter Family Time - 04/23/11 02:35 PM
Happy Easter

As this week went by I was enjoying time spent with my son and daughter.
For my son this was yet another week of prep for his state tournment in golf.
My daughter it was the first week of softball.
As luck would be it, work came to center stage.
First a call from Key West FLA. Then a referral from a past customer. Two agents bring in two cases. So much for a peaceful week with my kids.
Easter is a special time for me. I always stop and spent time with my kids this week.
Enjoy … (4 comments)

metairie: King Cake Friday | New Orleans | Kenner | Metairie - 02/04/11 02:27 PM

New Orleans and King Cakes

Many business and schools have King Cake Friday in New Orleans. King Cakes season occurs every Mardi Gras Season. Tradition states that you may only have King Cake between January 6th and Mardi Gras Day.
We purchase my Favorite King Cake from Randazzo in Metairie. This year has not been any different. The small piece I ate was fantastic.

Check out Mardi Gras 2011

metairie: NEW ORLEANS SAINTS | INTERNET REAL ESTATE | MARKETING - 01/06/11 12:34 PM

Seattle v New Orleans Saturday 3PM It is the NFL Wild Card Playoff weekend. The Saints left New Orleans this evening for the beginning of the Post- Season. The Mayor of New Orleans has placed a bet with the Mayor of Seattle. I believe the Seahawks will want to lose if you look at the friendly bet wages. The seafood from Louisiana is worth losing for.
This game will be closer than we would like here in New Orleans due to the injuries this season to the Saints roster.

metairie: Investment Property | Internet Real Estate | Marketing | Homes for Sale - 01/04/11 02:17 PM

Investment Property

Just like single family property, investment properties are hard to purchase. Now a day the lenders are requiring 25 – 30% down payment for investment property. On an average price of $200k the investors are looking at $45 to $60k down. At this rate, assuming little appreciation of the property value, it could take an investor 10 years to recoup their down payment. Looking to purchase Investment Property work with a Realtor who is an investor. Let’s share experience. I can help you find the right fit in investment property in the Greater New Orleans.

Magic Jack

One of my goals is to go digital in 2011. My files are now saved to the computer hard drive and external hard drive. See my reminder post on backing up my files. I have been using efax for several years. Six months ago I switch over to a hard line totally (sending and receiving faxes). In addition I would then scan the file. The cost for efax was $16 per month and hard line $40 a month.

I purchase a magic Jack a couple of years ago. The experience was ok. My computer would work slowly … (4 comments)

metairie: Looking for A Realtor | Internet Real Estate | Marketing | Homes for Sale - 01/02/11 01:08 PM

Looking for a Realtor

Agents should and are required to present any offer in a timely manner to the seller. Recently, I had an agent who did not present a valid offer due to the property disclosure not accompanying the purchase agreement. Understanding the importance of the property disclosure, to both parties it should not slow down the process. In Louisiana, we used the same purchase agreement through out the state. The last page has a require field. The field specifically state whether the property disclosure is attached or not. This changes in 2011, where this field is not … (3 comments)

metairie: New Orleans Conveyance Office | Real Estate Marketing |Lakeview, Metairie, Kenner Homes for Sale - 01/02/11 12:58 PM

Starting the New Year 2011 off with a little hope.  Hope in that the New Orleans City’s Mortgage and Conveyance Office can provide records so that real estate transaction can go forward. Since October it has been almost impossible to close a real estate transaction in the Parish of Orleans. This delay has stopped refinance, act of sales and pushed buyers to look elsewhere.
Property in Jefferson Parish is a good buy and the Conveyance Office have their files back up so they will not hold up your purchase.
The bright side is that so far my buyers are … (4 comments)

metairie: SAINTS VS. FALCONS WHO DAT! - 09/24/10 07:07 AM
Saints in the Louisiana Super Dome.
Last week we play a tough SF 49er team. This Sunday match will be just as difficult. I am sure even without Reggie Bush we will win. This a long time rival with Atlanta. I am sure the French Quarter will be busy with Dirty Birds. This Direct TV commercal say it all how the WHO DATS feel about Atlanta.

metairie: Lakeview | New Orleans, LA. - 06/02/10 07:51 AM
Inspection DayLakeview, New Orleans La.
This morning we conducted another inspection in Lakeview. Lakeview is gaining traction and appears to be holding value.  Pricing is the key to any successful listing become a close transaction. Condition is also important. The condition must meet the price point. Don't expect your property to close in a reasonable amount of time if you did not bother to meet minimal standards.
Bottom line here, this morning inspection did produce some minor issues. They will be address and should not stop a closing from occurring in the next 30 days.
If you have a question on Lakeview … (1 comments)

metairie: Memorial Day Weekend - 05/31/10 04:30 AM
Memorial Day
In New Orleans, we will have a family gathering and cooking. I am sure of a few topics to come up.
To understand the full meaning of Memorial Day a federal Holiday and a day of remembrances.
Memorial Day I will fly my flag as I do everyday and remember all those who have served and those who are now deployed.
I am thankful to be an American and believe we are still free. Although there are those who want us to be like everyone else.
GOD BLESS AMERICA AND ALL WHO HAVE SERVED.
