Closing Friday

Customer Satisfaction
Today we will be closing a couple of referrals. Referrals are my life blood. How often do you get told when first meeting someone "I feel like I know You". Partly from my online presents is my first though. Then the client tells me from a past client who had a great experience and feel that I would treat and give them the same feeling when they close the transaction. I know today is not going to be any different.
Both referrals were very easy to … (10 comments)

Documents for Lease Property
When purchasing Leased Investment property in Jefferson Parish certain documents should be ask for during negotiations.
Working with a Real Estate broker look for an experience agent in Investment Properties. In addition, to documents inspections and verifying rents, it is important to check in Jefferson Parish if the Lease is recorded and the contract terms. If the Lease is recorded then it may be difficult to change terms such as rent increases for the new owner. The inspection of terms should not be included in the inspection period … (1 comments)

Looking over the Purchase Agreement
Often times in the excitement of Selling a Metairie Home details maybe missed or overlooked in a contract. The Buyer/Seller and the Realtor should always double check the details of any contract.
The Seller should disclose any known defects in the property disclosure. Property disclosures are require for all Residential property sold in Louisiana. IF known defects are disclose this could possible decrease the chance of legal action in the future.
Buyers should have the terms spelled out in writing. This is to include finance and move in dates. Most fixed … (2 comments)

new orleans: New Real Estate Regulation goes into Effect on Aug 1st. | Real Estate - 06/16/15 10:44 PM
Last night my Realtor received a written contract on a land listing. One term included a closing date of Sept 19 2015. This offer included fiance terms etc... It also included the thought of the Buyer using their closing attorney of their choice.  This phase was written into the contract by the agent. The contract was rejected without a counter. Several reasons, price and the right to resell the property before closing to name a few.
The Buyer's Agent must not be aware of the TIFF that goes into effect on August 1st. My understanding of the new Regulation is that the … (5 comments)

Downtime: Do I want to live close to my church or temple or have a short commute to night school?
