In the past, I have posted on helpful tips a buyer should do to prepare for a closing. I did not think at the time about Agent preparation for closing.  After all I thought it would be common sense. Here is a list of tips that I would do to prepare for a closing if I was a Listing agent:

Homes Prices in Louisiana sees a small drop compare to National averages. The Federal Home Price (FHFA) index showed in November 2008 housing cost fell by 1% in our region which includes Louisiana, Texas, Arkansas and Oklahoma. The west coast saw the biggest drop at around 8%.  At these levels the price of homes in our area about the same as they were in 2005. Prices fell in 43 states, with California and Nevada showing the biggest declines.

As a buyer and seller agent I always recommend full inspections to be performed. One way to prevent any delays in the closing process is to have an inspection preform by the seller before a offer arrives. When purchasing investment property one of my businesses philosophy as well as personal rules are to buy locally. When investing in real estate with my own money I have and will always purchase property that I can reach within 15 minutes. I have owned property that was only a 45 minute drive which turned out very bad. One way a 45 minute drives to check a plumbing issue or pick up a rent, not fun and who has the time.

I am starting to see to see the signs of Fall and the upcoming holiday season. If you go to Home Depot, Sams or Wal-Mart just take a look around. We attended the Philadelphia Phillies vs. Chicago Cubs today. Our seat were great, along the third base line. Getting to Wrigley Field after all these years was a dream come true. My first trip was schedule for August 2005. Hurricane Katrina cause that trip to be cancelled.   As soon as you see Wrigley Field you feel like your stepping back in time.
