There is a great line up of rockin' good fun for all with live performances on two stages by several bands including Odyssey Road (Journey Tribute) on Friday, October 7, The Greg Billings Band and Highway to Hell (AC DC Tribute Band) on Saturday, October 8th. Other events include Harley and Ride-in Bike Shows; Slice of Life Pizza Eating Contest; $1,000 Daisy Duke Contest; Leather and Lace Biker's Ball, and much, much more. This event is too smokin' to miss.

      <title>Playing the Recommendation Game with Zillow and Trulia</title>

Well getting these recommendations posted online can be quite a cumbersome process, and I question whether the process is to ensure the legitimacy of the recommendation or to get more customers signed up using the site services.
I personally have struggled trying to get my customer recommendations on Zillow and Trulia. While I believe it is good to verify the legitimacy of a recommendation, it appears more that both Zillow and Trulia have other interests in mind. Zillow requires that the customer who wants to make a recommendation has to sign up for a profile. Trulia, used to let the agent post their own recommendations (this I do not think is good). Now, I learn from a customer who wants to give me a recommendation, Trulia is requiring the customer have a Facebook account. What! This is out of control.
First, not all customers use a computer, or email, or the Internet. So both the Zillow and Trulia sites are eliminating the ability of these customers to make a recommendation. I suppose I could sit with my customer in my office and step them through the process on my computer, but this would not be something that would make me feel comfortable.
Second, many people are reluctant to sign up for anything online in fear of being SPAMMED. I know that Zillow says the customer can opt out of email, but many people still believe that their email is going to be given out resulting in a barage of unwanted email.
Just for those two reasons alone, I have customers who want to give me recommendations, and are willing to do it on both sites, but do not want to go through the processes prescribed by either Zillow or Trulia.
In my opinion, there should be an alternative option for customers that meet the two criteria listed above.
If you are a Premier Agent or are actively using Zillow or Trulia, or any other real estate website where you are experiencing difficulties with getting your hard earned customer recommendations online, please chime in with your suggestions on what these services might do to help customers get their recommendations represented on these sites.
QUESTION: What alternative methods could companies like Zillow and Trulia use to ensure legitimate recommendations, but also include customers that do not want to provide their recommendations by having to obtain a profile anywhere, or even have to use a computer?

      <title>GOOGLE+ FOR BUSINESS: Update on the Status of Google+ for Business</title>

I have set up my Fred Strickroot Google+ personal profile, with my ABOUT section being business oriented. Google+ has a much better method of displaying the links to other social media than Facebook does (I still LIKE Facebook). I am just being honest, and from a business perspective, I think you will agree :-). Hopefully it will be simple to transition to a business profile once that becomes available on Google+.
If there is anyone looking for an invitation to Google+, I may be able to send you one (not sure because I have not done it yet). Just send me your email address.

Different from the Facebook "friends" and "likes", Google+ has "circles" and "1+". Below is a slide show I found, with snip of a video adding a bit of humor, that does a good job of explaining the Google+ circle concept. Instead of "groups" in Facebook, Google+ has "huddles", and the second slide show gets into this.
NOTE: The first 4 slides are a plug for Supernova Studios. Looks like a good service, obviously they have taken the time to put together a great presentation, but it is not my intent to try to sell anything here :-).

I personally like the look and the layout of Google+ better than Facebook, where I have a business page at https://www.facebook.com/pages/HomeNet/204047306300032?sk=wall.
It will be interesting to watch as Facebook and Google+ battle it out for the top "social media" dog spot.
I do believe I can hand out some invitations if anyone is interested--no guarantee--the envelope does appear to work, but I have not sent one to anybody yet. Just send me an email that includes your email address to send the invitation to.

Wikipedia defines a QR Code as follows:
A QR code (abbreviated from Quick Response code) is a specific matrix barcode (or two-dimensional code) that is readable by dedicated QR barcode readers and camera telephones. The Pro's and Con's of FHA/VA/USDA Home Loans In Tampa Florida
If you want a loan with a No Money Down Option then you must be a veteran or you must purchase a home in a HUD Approved Area for Rural Housing. The VA and USDA Loan are the only type loans that offer the No Down Payment Option for buying a home.
The FHA loan is the most popular type loan at this time because the down payment requirement is only 3.5% compared to the Conventional Loans which require 5% down. Both require the added cost of Mortgage Insurance any time less than 20% down is used.
The VA and USDA Loans do not require mortgage Insurance but have a funding fee that is financed into the loan. The USDA funding fee is currently 3.5% but expected to rise with the growing number of defaults. The VA funding fee varies and is determined by the veterans DD214 and Certificate of Eligibility.
Here is a snap shot of the type client that may choose one of these loan types.
VA Loan - An active member or a former member of the armed forces.
USDA Loan - A person living in or wanting to buy a property that resides in an area that typically has under 10,000 other residents.
Conventional Loan - A person with clean credit and 5% or more saved for the down payment of their new home.
FHA Loan - A person with past credit issues that have been resolved in the last year who does not have any money saved for a down payment but who has a relative that will give them the money to put down and/or co-sign on the loan for them.
The Interest Rates on all of the above mentioned loan types are at their lowest levels in the past 100 years. Some are opting for the 5 year arm which is fixed at 3% for the first 5 years of the 30 year loan term. Most of whom plan to refinance or sell the property within the next 5 years.

      <title>REO Industry News: Breaking Into the REO Business</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/2/9/8/1/9/ar131086590191892.jpg" style="float: left;margin-right: 5px;margin-left: 5px;"&gt;There are no doubt a lot of real estate professionals who want to tap into the REO industry and become an REO listing agent. Know this...the REO business is NOT glamorous, and it is HARD work that is liken to a competitive sport.
First, you should know that there are a lot of companies out there who would love to have your money, and will make false promises of getting you on a special list to get REOs and BPOs. It astounds me the disception that goes on around this REO business. I just wish these companies trying to charge upfront fees would get a legitimate business model. They are out for the easy buck, preying on any real estate professional who is naive enough to believe them. There are an abundance of real estate agents trying to break into the REO industry--and these upfront fee companies know it.
Second, here are some reputable names to get associated with: REOMAC, NRBA, and make sure to have an account and know how to use: EQUATOR (free), RES.NET (varies based on membership level), LPS Desktop Invoice Management ($49.00 annual). Get REO Certified through Five Star Institute or somewhere else that is reputable. Get affiliated with reputable organizations. I am a member of the Federation of REO Certified Experts (FORCE). Through this membership, I get listed in the REORedBook which is a go to publication for asset managers, and get up to date training in weekly webinars. You can get REO Certification and Short Sale Certification through the Five Star Institute. When I submit applications to servicers, the Five Star Institute REO certification is usually on the application to choose. REOMAC and NRBA are the others that usually appear.
Get yourself listed in an REO Directory. There are many of them. Some are free, and some you pay for. One of my favorites is the REO Network directory. You can get listed at no charge, or become a Premium Partner. There are some really great success stories from experienced REO agents.
Third, convention, convention, convention. Go to the conventions. The Five Star Institute has the Five Star Default Servicing and Conference Expo coming up in Dallas, Texas September 11th-13th. The REOExpo2012 is June 12th-15th, 2012 in Ft. Worth, Texas. Both conventions are great places to get training and make connections directly with other industry professionals. Experience is something that you will only gain, well, from experience. You will have a better chance of getting an opportunity to gain some "experience" if you can meet someone face-to-face and demonstrate your drive to succeed.

If you are a homeowner, or know a homeowner who could use some assistance in staving off foreclosure, the U.S. Department of Housing Emergency Homeowners' Loan Program (EHLP) may be a help.
The deadline for the Pre-Applicant Screening Worksheet and Third-Party Authorization is July 22nd. There is an easy 2 step process to apply.
Pre-Applicant screening period is from June 20 to July 22, 2011. July 27, 2011.

      <description>With all the foreclosure activity in the market, there is good reason for prospective tenants to be concerned. Below is a bit of advice if you are looking to rent a home in Pa&lt;img src="https://activerain.com/image_store/uploads/2/9/3/3/8/ar131061400283392.png" style="float: right;"&gt;sco County, Florida.
You can try to go to the Pasco County Clerk of Court at http://www.pascoclerk.com/public-online-services-disclaimer-courts-search.asp then accept the terms of using the site if you want "I Agree to Terms", then type in the last name, and first name of owner of record under "person search". Once here, you will get all the cases filed for the name you typed in. Go into the case detail and see if you can find a foreclosure case. If the home is in foreclosure, there will be a Lis Pendens filed and a foreclosure case on record. This does not protect you if the homeowner is late on mortgage payments and may be headed towards foreclosure, but there is a "Protecting Tenants at Foreclosure Act of 2009" that was passed in May 2009 that offers tenants who qualify certain protections when a homeowner/landlord goes into foreclosure.
I am not an attorney, but hopefully my suggestions will give you some direction that will be helpful. You would obviously be better off if you use a Realtor or Attorney to write the lease for you because I do not know if the Act protects tenants who rent directly from a homeowner/landlord.

QUESTION 1: A common question that I get from customers is how long does it take to close a short sale?
ANSWER: There is no set period of time, although the process is becoming more streamlined. Many of the lenders are becoming more "short sale" friendly, and are improving their systems to accommodate the processing of short sales. As a guideline, I always tell my customer that it will be a minimum of 45 days. The circumstances surrounding the short sale such as junior liens will lead to delays since junior lien holders will usually have to agree to accept a lower amount because there is no equity in the home to pay out.
IMPORTANT: Junior lien holders do NOT have to agree to take less then they are owed, however, it might be to their advantage to accept what they can get in a short sale transaction since foreclosure may leave them zero return.
QUESTION 2: There is a lot of negative publicity about home loan modification programs. Do the home loan modification programs work?
ANSWER: No doubt there is a lot of confusion out there related to the loan modifications, but it is a first step for homeowners who want to stay in their homes. My experience has been that the homeowner wants to find a way to RETAIN their home first, but there is an abundance of real estate agents who are only interested in listing the short sale instead of helping the homeowner stay in the home, and the homeowners are being bombarded with confusing solicitations at a time when they need absolute clarity.
In my opinion, the first step should always be to help the homeowner stay in the home, and the home loan modification process is the first step. The majority of the negative publicity about these programs is that the lender/servicers are slow to respond, but I think we are going to be see some improvements in this area as the banks are starting to see the light. Not all homeowners will qualify, and some homeowners are not able to successfully stay in the program. All homeowners who want to be accepted into a home loan modification program must be able to demonstrate a financial hardship. Homeowners who are having financial difficulty, and believe that they are going to get behind on their mortgage payments should contact their lender/servicer (contact information for Home Affordable Mortgage Program approved lender/servicers), or a HUD approved housing counselor. These services from the HUD approved counselors are FREE, so if you are told there is a charge for the service it is a SCAM. Homeowner can also complete a home affordable modification application, as well as gather a wealth of information about the home loan modification process at Making Home Affordable.Gov.
While it is true that a small percentage of homeowners become eligible for a home loan modification program, and an even smaller number complete the trial period, the percentages are improving, and the process is becoming more streamlined and efficient.

      <title>NAR Franchisor Rules for IDX Display</title>
      <description>The below email came to me today from My Florida Regional MLS regarding NAR and the November 2010 MLS Rules and Regulations amendment to include IDX listing content in the real estate franchisors website.  The below communication gives instructions for members of the My Florida Regional MLS only, and does not apply to other MLS service providers which will have different instructions on how to "opt-in".
The way that I understand this communication is if you want your listings to appear in various franchisor websites, you must "opt-in", otherwise, your listings will not appear in certain franchisor websites. My office has opted in so that our listings will appear in the franchisor websites.
Hope this is a help to anybody who might have overlooked the email notification.
