Lately every home I bid on has been getting mulitple bids and going over asking. And they're  not all REOs, in fact the last two were regular sales in Newark, CA.
I bid on a duet in Newark recently and it got 7 offers, and looks to have went over asking, which was $25k over the last closed of the same unit. It's nuts to chase up a house in this environment.
Also a entry level detached home in Newark got 33 offers with the high about $50k over asking. Also nuts. Again these were regular transactions.

The press keeps talking about the excess inventory of homes, but really if your looking for example a 4/2 with min 2000 sqft, there's very few homes worth considering in San Ramon, Pleasanton or Fremont.
At best I find 1-3 homes on the market that I would consider having my clients bid on in any week. The remaining homes are next two freeways or major arteries, or a neighborhood that isn't well kept.

there are two ways I think realtors can add value to the communities and their profession, both involve helping to improve the attractiveness  to homes in a community by reducing crime and by improving the students test scores in standard tests.
One easy way to help reduce crime is to organize the annual National Night Out event to help neighbors meet neighbors and organize them to solve issues in the community.

For those of you looking for information on homes associated with a school that performs well on the standardized tests you'll find the information below useful.
If you are buying a 2000 sqft, detached, 4 bedroom home and want to know where's the best buy on $/sqft/API basis this will help you compare school districts (based on recent closings):
Delaine Eastin Elementary in Union City is a bargain compared to other schools, and is centrally located. However, if you need high performing middle and high schools you'll have to consider San Ramon, Pleasanton, Danville, & Fremont's Mission hills areas only.

I have a feeling this may be a 1 BR Unit.
I sold a unit on Albany Common last month which is close by. It was a 2/1 for $290K. This would be a steal at this price even with the higher HOA amount. A 2/2 should rent for $1500-$1700 in this location near the bart.

Today's the suggested deadline to submit your request for a reassessment with the Alameda County Assessor's Office, if you think your home is worth less than what they assessed it for. Here's the link to the form. Check with your assessor's office website for their forms.

Schools will start to close after June, and that means family's will be geting their homes ready for sale.  I expect the inventory of homes available for sale to rise. Don't give up , keep looking at the new listings, this is the best time to find the perfect home for you.
