Nashville, TN - Home staging has taken the real estate industry by storm and Nashville area investors will learn how to maximize their properties when home stager, Anthea Click, speaks at the Real Estate Investors of Nashville monthly meeting on March 8, 2010.
Anthea Click will be speaking from 5:45 - 6:45pm during the club's Table Topic portion of the meeting.   The talk will focus on the 4 key elements homebuyers look for, how to develop emotion in a home and make it stand out from the competition, the benefits of staging, and how staging can maximize a property when it … (7 comments)

nashville home staging: Help! My Listing Stinks! - 12/21/09 05:14 AM

I have heard "Help! My Listing Stinks!" over and over again from agents who have stagnant listings. So many times they just don't know what to do. Price reductions haven't worked and neither have agent incentives. As a last resort they contact my company Fresh Perspectives Property Merchandising Services, looking for the answers they desperately need.

They are frustrated their listing hasn't sold, have clients who are irritable and aggravated, and are willing to try staging the property as a last resort.  I often wonder why they didn't think about staging the property first. Not only could it … (9 comments)

nashville home staging: Nashville Home Staging: A Year in Review - 12/15/09 12:14 PM
2009 has been a great year for Fresh Perspectives.  As I was thinking about all we accomplished and planning for 2010 some of my favorite properties came to mind. I decided to begin a yearly tradition of writing Nashville Home Staging: A Year in Review to recap some of the the most memorable properties we were so honored to work on.  We helped so many Nashville area homeowners get their properties ready for the market via consultations, redesigns and stagings.
Every one we stage is special in some way, but these are the ones that stand out to me the most:

nashville home staging: Is Staging in your Marketing Plan For 2010? - 12/02/09 07:58 AM
As an agent it's important to stay on top of the latest trends and tools to effectively stay on top of the game. But what is the use of great websites, utilizing social networking and having the latest and greatest smart phone to get the word out about your listings if they aren't appealing?  You don't need just another listing, you need another closing! So why would you not want to have the best listings that generate more traffic and sell for higher prices with less days on market? Wouldn't you want to have the reputation in town among your peers that your … (0 comments)

nashville home staging: The Power of Working Together - 08/10/09 06:54 AM
Fresh Perspectives was recently contacted by another stager, Liz Jenkins of A Fresh Space to help her with a vacant staging. Liz and I are friends. We have conducted seminars together and she has referred vacant projects to me. Liz specializes in organizing, redesign, and project management.  She no longer stages vacants simply for the fact that she just doesn't like them. I, on the other hand, absolutely love them.
Liz had been working on renovating this home. Updating fixtures, floors, repairing the roof and replacing the hvac among many other things when she called me.  She needed the final step of staging the property … (24 comments)

nashville home staging: Honey, The Monster is Here! - 06/15/09 06:25 AM
As a stager I am hired by home owners to get their home ready to put on the market.  I am not there to pass judgment on their choice of décor, color, or any other aspect of the home that they love so dearly. My job is this: get buyers in the door to write offers.
Many times I am greeted at the door by a nervous home owner worried the monster on the other side is here to chew them up and spit them out by telling them everything that is wrong with their home. How grueling the next two … (21 comments)

nashville home staging: If Momma Isn't Happy, No One Is Living Here! - 01/19/09 08:31 AM

How many times have you heard the old saying "If Momma's not happy, no one is happy"?  Well, the saying also holds true for home buyers. Women make up to 91% of all home buying decisions according to the National Association of Home Builders.  Targeting these decision makers only makes sense when trying to sell your home.
How She Shops
Men and women shop differently.  When a man wants to buy a pair of jeans he goes into the store, heads directly to the rack, finds his size, pays the cashier, and back out the door he goes.  When a … (11 comments)

nashville home staging: When Staging Will Not Help Your Home Sell - 01/21/08 08:49 AM

I recently received a phone call from a homeowner who had her home on the market for 6 months with very little traffic. She had moved out of state and left her vacant home, thinking it would sell quickly. She called Fresh Perspectives to provide a bid to stage her home, hoping that staging would make the difference in selling the home.
As I pulled up to her home I was intrigued by the adorable historic home I was about to view. Most homes in this part of town are built in the early 1900's and have been completely renovated with hip, modern amenities or restored back … (20 comments)

nashville home staging: But....it's too Small! - 10/30/07 09:03 AM
So you think your place is too small to be staged? How about this cute little cottage in the heart of East Nashville. It's completely renovated and boasts a whopping 744 sq. ft. The vignette style staging went a long way to transform this home. Without the staging, buyers were having a hard time figuring out what furniture the room could hold and where it would go.

The house is currently for sale and listed by Karen Hoffof Historic and Distinctive Homes......but, it won't be on the market for long. For a personal showing contact Karen at 615-228-3723.
