I was scrolling along this morning and ran across an article that grabbed my attention about scheduling a home inspection quickly after going under contract. That is a great idea, I have to turn down 2-3 jobs a day due to buyer's short deadlines for getting the inspection done, and my schedule usually booked out for 7 -10 days. I clicked the link and it was a nice article form a national franchise that I had just done an inspection where the realtor gave me a copy of that companies inspection report on the same property from a few weeks prior (2 comments)

I have been inspecting homes in Northern Colorado for over 17 years and it seems that in recent years sewer scope inspections have become more and more popular as an ancillary service for home inspectors and has become a very common service for me to add to my inspections. I can see why. A lot of sewer systems have defects, and they are not just old systems (clay, cast iron, and Orangeburg). I find defects and poor installation even in new construction where yards and driveways have to be dug back up for repairs. I had been recommending doing sewer scopes for years, (3 comments)

I noticed that a fridge was abnormally hot between the freezer and the fridge the other day, the free recall check I provide for my clients verified there were problems with that model. Looks like it may not cost the sellers or the buyers :) (1 comments)

Ever run across a property that is a little different than expected? Of course, we all do from time to time. Yesterday was one of those days. I went to inspect a house that I was told was being rented out as a duplex and had already been inspected, they just wanted more information about the roof.. As I pull up the property, a delivery truck pulls in as well. Turns out it is the buyers boyfriend who instead of meeting me at 11:30am for the summary and walk through, decided to tag along for the inspection at 9:30(the property (0 comments)

I was inspecting an especially dirty and "deferred maintenance" type home this morning and thinking to myself, how did I get here and why am I doing this. Kind of a bummer working through and around the mess. Then my phone dinged that I got an email and this is what it said: "I would like to say thank you to Brian ,I really liked how detailed he was in explaining us all that he seen around the home since this is our first home and didn't really know what the process was." I have had a slow week, and figured that some of the many new low-balling inspectors are taking some of the market share. Turns out I was probably right. I had an listing agent call me earlier in the week because the deal fell through for her sellers, due to an inaccurate inspection report. I had inspected the home that the sellers were going to purchase weeks earlier, and they wanted my advise on how to fix the problems that were called out. The report said that there was elevated moisture and the inspector thought there was a crack in the foundation (1 comments)

Having an inspection performed ahead of time helps in many other ways: It allows you to see your home through the eyes of a critical third-party. It helps you to price your home realistically. It permits you to make repairs ahead of time so that ... Defects won't become negotiating stumbling blocks later. There is no delay in obtaining the Use and Occupancy permit.
