frisco tx: High Tech Real Estate Does Not Replace A Local Realtor© - 08/04/14 03:31 AM
As in every industry, technology is making huge changes in the way an industry works. Real estate is no exception. Whether you are in Frisco, TX or Seattle, Washington people are using technology to buy and sell homes everyday. What is interesting to me is that it appears as if real estate consumers are believing everything they read on the internet about real estate. In fact, many will believe something on the internet more than in a face to face meeting with a realtor.
As I have said before, real estate agents and salespeople live by Napoleanic law where we are … (36 comments)

frisco tx: Selling A House - Full Service, Limited Service or Do It Yourself - 07/28/14 07:54 AM
In hot markets such as Frisco Texas or San Jose California, many sellers are thinking that it may be OK to try and sell it themselves or just work with a broker who will provide MLS access for a flat fee such as a limited service broker. Many sellers regardless of the market also try to save money thinking that the big costs are the broker commissions. However, there is more to real estate than commissions.
Costs To Sell YourHome
A good rule of thumb is that it costs the average homeowner about 7-9% of the sales price to sell their home … (7 comments)

frisco tx: Texas Option Period—Understand Your Rights - 07/25/14 06:19 AM
Real estate is handled very different in various parts of the country. In Frisco Texas we are bound by the Texas Real Estate Commission (TREC.) Just like in other areas of DFW and the rest of the great state of Texas, when you are buying or selling residential homes, the contract is critical to understand . In the one to four residential contract on page 8 section 23 is the termination option.
Termination Rights The termination option grants the buyer, for a price called the option fee, the unrestricted right to terminate the contract within a certain number of days after … (3 comments)

frisco tx: Home Buyers - Protect Yourself From The Big Bad Appraiser - 06/18/14 05:32 AM
First off, appraisers are not bad. Some may be big, but the majority are not bad. These people work to protect the lender—not the buyer or seller. Both buyers and sellers need to be aware of how an appraisal can impact your transaction. Whether you are using a Realtor to buy or sell your home or if you are representing yourself, which of course I do not think is your best option, please protect yourself from an appraisal that does not meet or exceed the agreed upon sales price.
How To Protect Yourself If you are a buyer and you are … (26 comments)

FSBO in Frisco: Is it worth the effort? Right now in Frisco TX and many areas in north part of the DFW Metroplex we are experiencing the best seller's market ever. That means more people are going to start contemplating selling their homes. The next question they think of is can I sell it on my own. After all this is the hottest seller's market ever. How hard can it be to sell a $200,000, $500,000  or even a $1,000,000 home? Let's take a quick look at pros and cons and for a more detailed look you can check learn more … (47 comments)

frisco tx: If You Don't Take Care Of Your Customers, Someone Else Will - 03/10/14 02:46 AM

The title of this post is a quote from an unknown source. It has never hit home as much as it did this past weekend for me. It fits for any industry and any size organization.
As many know, I live in Frisco TX one of the fastest growing and best mid-sized cities to live in the United States. However, many companies still do not understand customer service even in the best of cities in good economic times.
Business Requirements My business requires several things: since we are not paperless, a good printer is a must for my operations; I have multiple offices, I would … (45 comments)

frisco tx: Should I Buy A Preexisting Home or Build A New One - 02/21/14 10:50 AM
Right now that is becoming one of the biggest questions in Frisco TX. Should I buy or should I build? There are many great home builders in Frisco. The biggest challenge is deciding on where to live within the city. There are some areas where there just is no more new construction. Many sub-divisions are built out and if you want in them then there is no choice. There are still some great places that have both preexisting and new homes.
New Homes Challenges You are going to have to wait if you want the entire new build experience. In Frisco … (8 comments)

frisco tx: The Real Estate Business Isn't Easy, You Gotta Want It Bad - 02/14/14 12:47 AM
Michael Douglas, in the movie The American President, said "America isn't easy. America is advanced citizenship. You gotta want it bad, 'cause it's gonna put up a fight." The same thing could be said about the real estate business. People outside the industry seem to be always wondering what is so difficult about the real estate industry. Well let me tell you a typical week during what many may consider the slow time.
Sunday On Sunday morning I have to get up and work on some social media issues. There goes an easy hour from 8-9. I grab a second cup … (14 comments)

frisco tx: Well, It's Official: Whole Foods Is Coming To Frisco - 02/13/14 11:09 PM
Yes it is finally official, Whole Foods is putting a store in Frisco. In this case I think social media had an impact on their decision. In the beginning of 2013, a FB group called "Bring Whole Foods to Frisco" started up and was brought to their attention by many people. After many questions that went unanswered or denied, on Wednesday February 12, Whole foods released their earnings statement which announced several new stores for this year including the one in Frisco, TX.
The store is slated to be opened in the new Wade Forum as discussed in this article from … (2 comments)

frisco tx: It's Not Personal, It's Business - 02/11/14 11:15 AM
For me this is not how I work and yet I have to remember that while real estate is personal it is also a business. What could be more personal than helping a young couple find their new home to start a family. Or perhaps helping an elderly couple downsize from the home where they raised their family and now while still active they go into a more modest one story home. All of our clients have different stories. However, recently down here in Frisco where the market is simply crazy I have to tell myself, it's not personal, it's business.

frisco tx: Texas is Expansive: Sometimes Not in a Good Way - 02/02/14 01:05 AM
Expansive soil is a big concern for many Texas homeowners but in particular Frisco and other DFW cities. Expansive soil can wreak havoc on your foundation. Look at this map (click on the details of expansive soil map.) Now you see the issues in this area that can cause problems with your foundation. I know of this first hand as I just had installed 17 piers to assure I have no more movement. This is even following foundation precautions.
Foundation Problems How do you know when you have a foundation problem? When you start to see cracks in the wall or corners inside … (24 comments)

frisco tx: Alignment: Not Just For Your Front End - 02/01/14 12:43 AM
Alignment What a powerful word. In sales it is one of the most important. As a Realtor®, as well as being in other sales for many years, alignment has allowed me to be successful throughout my careers. Whether it was when I lived in New York, Southern California  or now in Frisco Texas, understanding where my prospect, customer or client is in their process, it is critical for me to align myself with them before i try to assist them. I will use client but this could be a prospect or customer as well.

frisco tx: Golden versus Platinum: Which Rule Do You Follow? - 01/31/14 12:25 AM
Golden Rule People are different. Whether you are in Frisco Texas, New York City or San Francisco, people are different. Being able to build relationships with people  will make you more successful both professionally and personally. Many people say that the Golden Rule will help you build relationships. The Golden Rule  I am referring to is stated as "do unto other as you would have them do unto you." This is really forming a relationship  as if you are working with someone just like you. I think this is limiting as it would be a boring life if the only people we … (11 comments)

frisco tx: FSBO or RE Agent: Avoid The Biggest Home Seller Mistakes - 01/28/14 02:56 AM
While I believe if you are in North Texas, in particular Frisco Texas, or anywhere in the nation you should be using a Realtor®, I respect your right to try and sell your home on your own. Regardless of your choice, please be aware of these big mistakes sellers can make. Before jumping right into it, I want to remind you of the three Ps to successfully sell your home: Pricing, Preparation and Presentation. I did not realize these were even as important as they are until this great information surfaced.

frisco tx: What is Ruff Range? Happy Tails in Frisco Texas - 01/27/14 10:07 AM
OK hopefully y'all know that this is referring to a dog park. Yes Frisco Texas is dog friendly. While they may not have their own dog fountains they do have their own dog park. They even separate the big boys and girls from the littler ones. Now dog parks have a great place in any community and Frisco is no exception. Ruff Range Dog Park is the name of our park where we can bring man's best friend and let them socialize while we also get to meet with our neighbors. We all know we have at least one thing in … (2 comments)

frisco tx: Frisco TX: Its More Than Just Sports - 01/25/14 07:24 AM
While Frisco was voted best place to raise an athlete, it is also filled with art. You can find many public works of art. This is not due to being lucky but was designed into the city on purpose. Back in 2002 the City Council established the Frisco Public Art program by creating an ordinance called "Percent for Art." This is where a percentage of Capital Project Funds are used to commission public art. Frisco took it a step further and to this ordinance added the call for the development of a Public Art Master Plan.

frisco tx: What is The "SW Rule" - 01/18/14 12:22 AM
Many people all over the world, even in a Dallas Suburb like Frisco, are afraid to fail. Failure is not something you become. Failure is an event, not a destination or a determination of who you are as a real estate agent or as a person. Larry Lawfer wrote an interesting post entitled Failure is part of my every day. Whoopee!. He said some very wise things which included - Learn to fail and learn to move through failure. This stirred up images of some of my favorite people, Cold Callers.
Cold calling is an art and takes courage, strength, resiliency, and perseverance because I don't know … (13 comments)

frisco tx: Three P's of Selling Your Home: Pricing, Preparation and Presentation - 01/16/14 06:02 AM
Whether you are selling in Frisco Texas or Portland Washington, these three Ps (pricing, preparation and presentation) will help you sell faster and for more money every time. If you are working with an agent or as some try selling by yourself keep these three things in your mind as you move through the process.
Pricing This is one of the biggest challenges in selling real estate you can confront. As a seller, whether working with an agent or not, it is important to overcome your emotional attachment to your home. Buyers, and you know this as I am sure you … (6 comments)

frisco tx: The 80-20 Rule of Real Estate Agents - 12/08/13 12:54 AM
I was reading a blog by a fellow real estate agent who I follow Richie Alan Naggar (Shocking and I hope this happens to you too) and it got me to thinking that real estate is very much like many other industries. Whether you are a real estate professional or a consumer looking for one, it is important to understand the 80-20 rules of real estate agents.
Many of us are aware of the 80-20 rule (Pareto’s Principle) where 80% of the effects come from 20% of the causes. In this case we are going to apply it to real estate … (80 comments)
