The last full moon must still be around in my area!  After checking some of my online listings, on different websites, I found this gem, hit the help button and sent this message to them.  I just did this, last night.  This is on Trulia.com.
 
my listing 7-6 Oak Forest Rd, Manchester, Ct  is sold.  However, the bathroom number is incorrect.  it is 1.5 baths and your system has made that to read, 6 bathrooms!  Please correct the property information.  Imagine a condo with 6 bathrooms??

With all of the real estate signs that are up, you wouldn't think this would be a title that is necessary.   However, my buyer clients are not finding the homes that they need with the present inventory.  Many of the homes are short sales or foreclosures, with much needed work.  Buyers would rather find a home, that has been cared for, updated and maintained. 
My current listings are selling and I will need to refill the stock on the buyer's shelves.   The homes that seem to be the most requested are either ranches, colonials or capes.  Garage, one or two, is … (7 comments)

Showings will increase, sales will increase and yes, more listings will be coming on the market.   People are ready to move.  It's amazing, what affect, that the good, sunny weather has on our outlook, our business and our life.   Spring is refreshing and a chance for all of us to renew.  Renew our path in life and renew our business.

The snow is still falling at 11:45am, but, it is falling slowly now.  As i was looking out the front window, I noticed this yellow vision coming down the road.  It was my Son, bringing the backhoe!  He owns Birch Mountain Earthworks and has all the right equipment needed in this weather.  Actually, they have rental, bobcats, etc., but today no one can get out.  People will be reserving equipment for tomorrow.  That will be our major dig out day.  I have a few listings that will need help in that regard. People started prepping, yesterday.   The grocery stores have never ending lines of people who are purchasing food and drink items.  They are, also, purchasing snow blowers, generators, shovels, etc.  Showings on my listings, today and tomorrow, have cancelled.  Likewise, I have cancelled my buyer client's showings.  We will meet and find a home, on another day!  I was able to deliver a popby today, on my way back from an errand.  So, that's a good day!

I advise my seller clients to write everything they can, that they know about their home, on that Seller Disclosure Form.  Even attach pages, if they needed to.  In the state  of Connecticut, where I live and sell homes, it is the law.  The penalty for not providing a buyer the disclosure, when they make their offer, is now $400.00.  The state of Connecticut just raised that penalty from $300.00.  We will be issued new forms.

The first question I ask of someone who has called me about selling their home is, when would you like to move?   Oddly enough, that can be answered with, now, in the summer, during the fall, before winter sets in or some people even suggest in the next year or so.  Then, there is the "not sure" answer.  People may want to just "try out" the market. 
Is this a good time to sell?

Not a New Year's Resolution, but, similar in nature.   I am realistic and know that I will not hold true to this for the entire new year.  I have set a shorter goal, with a purpose in mind.  Business has picked up, just with the turn of a calendar.  Elections ahead of us and with that, comes a renewed enthusiasm for our economy.  The signs are beginning to show a better market for retail sales and real estate.  Whoo Hoo!

Yes, in our state of Connecticut, they are forecasting snow for tomorrow, Monday and Wednesday.  They are  suggesting, only one to two inches.  It will warm up and probably melt away, quickly.  We are just relieved that it's not twelve inches of snow, like we were experiencing through most of the winter, everytime that it snowed.

I realize that we all become busy.  In today's technology, how hard is it to simply answer an email or a phone message.  Just let us know what you and your client's thought of the property.  I even offer an email system that will notify the agent of a survey, very short, to take about the property. Yesterday, I visited a few homes that were Broker Tours.  It was good to see the homes.  They were beautiful and very well maintained. It was good to see all of the agents who took the time to visit, a fellow Realtor's listing.  Hurrah for the Realtors that held the opens!   Thank you for your tips and advice.
You never know who or how many agents will attend.  You invite everyone that you can.  Having feedback from agents coming through the home, is very helpful.  Getting agents to view the listing, in person, is invaluable!
